| 47 | Special Condition:-1. Setup of Maintenance Office – The office shall be equipped with furniture, computers, registers, stationery, a printer, and all necessary T&P (tools and plants). 2. Deployment of Staff – Adequate staff shall be deployed, including DEO, mates, plumbers, carpenters, etc., for attending complaints in the maintenance office. 3. Complaint Redressal – Any complaint regarding leakage of pipes or similar plumbing work shall be attended to within same day. In case of delay, valid reasons shall be submitted. If reasons found unjustified penality will imposed Rs.5000/ per complaint per day. 4. Uniform and ID Cards – All deployed staff shall wear proper complete uniforms and carry valid ID cards issued by EE/DDA. If non comply, penality will imposed Rs.1000/ per person. 5. Misconduct of Staff – If any staff member is found engaged in private work or any complaint is received against them, the contractor shall be liable for a penalty of Rs.5000/- per complaint.6. Monthly Feedback – A feedback form duly signed by residents/RWA, with more than 75% positive feedback, shall be submitted by the agency every month. It shall cover all aspects such as cleaning, civil maintenance, plumbing, etc. The format of the feedback form shall be provided by EE/DDA. 7. Access to Flats – If access inside a flat is required for maintenance purposes, prior permission shall be obtained from the RWA/allottee. 8. Scope of Work – All allied works required for carrying out maintenance shall be the responsibility of the agency. Any extra item beyond the scope shall be paid as per contract provisions. 8. Record Maintenance – The agency shall maintain proper records of all complaints and their disposal, along with photographic evidence before and after completion of the work |

Complaints related to leakages in water supply line (riser, downtake etc) shall be attended immediately within 4 hour, penalty of Rs.5000 per complaint shall be levied, if resolution is not done within mentioned time limit, it will be done at risk and cost of contractor. 18. If resolution of complaint (other than from S.No.1) is not done within 3 days of filing of the complaint, penalty of Rs.1000 per day per complaint shall be levied.19.
