Location : NEW TECHNICAL COMPLEX NOTE : Replacement of compressors, condenser fan motors, Blower and motor, PCBs, Solenoid valves, Drain pumps, Refrigerant, Oil, etc., if required shall be measured and paid separately under relevant items of this Schedule. |
| 5 | General servicing and maintenance of Package / Cassette type AC of any make and capacity upto 5.5 TR including general servicing of indoor and outdoor unit as and when ordered as in preventive maintenance including cleaning, removing the dust particles of air filters replacement of all worn out parts greasing of fan motors, checking of gas pressure, charging of refrigerant etc complete with all T&P required including scaffolding if required for the smooth and satisfactorily functioning of the AC unit complete all as specified and as directed by Engineer-in-Charge. Location : CABS/STIR. NOTE :- Replacement of compressor and spares such as starting capacitor, running capacitor, fan motor, Blowers, PCBs, Refrigerant, Drain pump, Sensors, Oil etc., if required shall be measured and paid separately under relevant items of this Schedule. |
| 6 | Supply and fixing of Variable speed compressor of VRF unit after disconnecting the electrical and refrigerant pipe connection, replace the compressor, reconnect the electrical and refrigerant pipe connection after flushing the system thoroughly with N2 gas, pressure testing for leakages, vaccumising, gas charging and re-commissioning the VRF unit complete with all T&P required including scaffolding if required and as per standards complete all as specified and as directed. NOTE :- Old compressor taken down / removed shall be replaced with the same make and model complete all as specified and as directed. |

| 29 | Dismantling 1 Nos of screw compressor from 150 TR capacity chiller carefully with using hydraulic jack and chain pulley, putting dummy plates to suction and discharge line and transporting to authorized workshop for repair, etc and refixing the same in the original place complete all as specified and as directed at STIR building AC Plant. |
| 30 | Dismantling of burnt out stator from screw compressor body, cutting, opening of burnt-out winding, rewinding with the same gauge of copper conductor of F class oil proof insulation applying one coat of varnish and kept at the electric oven and heated for 48 hours and refixing the same in the original place complete all as specified and as directed at STIR. |
| 31 | Pressure testing each circuit of carrier make 30XA model chiller for refrigerant leak by evacuating refrigerant gas from the circuit into the empty cylinder, leak testing of the circuit with nitrogen (N2) pressure by separating the entire system like low side, high side compressor condensers and rectifying the leakage vacuuming re-charging of evacuated refrigerant gas and testing complete all as specified and as directed. NOTE :- Topping up of gas will be measured separately. |
| 32 | Complete Overhauling of one 06T Compressor in 150 TR chiller unit by opening the compressor endplate, removing the gear assembly with gear puller, removing the hydraulic chamber, removing the twin screws using puller, removing the bearing sets, O rings, rotor, terminal bolts and stator. Clean the entire mechanical parts with approved cleaning agent and oil the parts. Checks all the mechanical parts for wear and tear and replace if required. Reassemble the dismantled parts carefully by using required tools and tackles. Refix the twin screws and checks the alignment of screws for smooth operation. Refix the stator along with terminals, fix the gear assembly and hydraulic chamber. Checks the alignment of screws and gear assembly for smooth rotation. Refix the endplates and tightened the bolts and complete the overhauling all as per standard procedure at STIR complete all as specified and as directed by Engineer-in-Charge. |
| 33 | General servicing and preventive maintenance of the 150 TR chiller unit by pressure cleaning of condenser coil, leak testing of the entire refrigeration circuit, checking the operations of all safety devices, cleaning of electrical contacts, checking the electric circuits complete all as specified and as directed at STIR. |
| 34 | Material and labour for dismantling of winding from defective condenser fan motor of capacity upto 5 HP and rewinding, with the same gauge of copper conductor and kept at electrical oven and heated for 48 hours and refixing the same in original place at STIR bldg AC Plant complete all as specified and as directed by Engineer-in-Charge. |
