| 1 | Comprehensive maintenance of central air conditioning plant 3 x 100 TR capacity opening/checking/claening of air conditioner's filters if required replace the filters, including the type of filter match with existing clening of coils, and fins as per regular maintenance schdule for smooth effectively functioning of AC Plants. Checking the motor, blower, drain line, coils, operating pressures and temperatures, the return and supply lines, refrigerant levels, and connections also clean the coils during a routine maintenance visit filter should be changed depends on a variety of factors, including the type of filter match with existing at HQ WNC building comprising of equipment mentioned at item No 3.00 of Sch 'A' Part I all as specified and directed . The maintenace schdule shall be as below:-(a) Check driving coupling of compressor shaft and motor for level and tightness, oil level in compressure crank case, check pressure guage, if gas leak is suspected, test circuit with test lamp or leak detector, also check compressure and motor for unuseal noise, vibration and over heating of bearings. (b) Cleaning of AHU unit filters with pressure if required rinse with clean with fresh water and dry before replacing. (c) Remove starter cover below of all and clean dust & the contacts with pressure, CTC/ alcohal/sprit and adjust the tensin of the contacts. testing of low pressure lubrication oil cutout laid down also measure insulation of all motors and record readings. sufficient lubricants of all motors/compressor motors and chillling water pump motor etc. |
| 2 | Comprehensive maintenance of VRV/VRF system at roof top of HQ WNC building comprising of following equipmentcomplete all as specified and direted. including dismantling of out door unit covers of VRV/VRF unit of any capacity completely by disconnecting/ covering all electric/electronic boards and wiring and servicing condensor coils and compressor, reservoir areas completly wet servicing by using approved chemicals by OEM and re-assembling setting all parameters by using softwares by an OEM Engineer, testing of indoor unit and Dismantling of four way high wall indoor unit covers of VRV/VRFunit of any capacity completely by disconnecting/ covering all electronic boards and wiring and servicing cooling coils, expansion valves, indoor drainage pumps, drainage lines completely wet servicing by using approved chemicals by OEM manufacturer by using tray jackets including cleaning the surface after servicing testing all ascomplete all as specified and directed.
