Periodical, preventive and comprehensive maintenance of Central Air conditioning plant of capacity 3 x 270 TR as per manufactures manual of preventives and comprehensive maintenance and with periodicity mentioned there in as per particular specification including servicing of units installed at Manekhsaw Centre for equipments as listed below :-(a) Periodical, preventive and comprehensive maintenance complete package chillar units 03 Nos, each consisting of 1 No 270 TR alongwith motor and its condenser, flooded chiller, scale guard unit, microprocesor based control panel complete system through OEM i.e. M/s Blue Star including submision of quarterly service reports from OEM. Total No. Chiller units-03 Nos.NOTE FOR ITEM NO. 1.00:-(a) The comprehensive maintanance of plant under this contract shall be done through Manufacturer i.e. M/s Blue Star. The contractor will have to submit MoU on stamp paper of Rs. 100/- duly notarized as per proforma (on serial page No. 111 & 112) within twenty eight days from date of acceptance of tender, failing which the contract will be liable to be cancelled and work will executed as per policy invouge of the contractors default.Preventive, compreshensive and general routine maintenance of following aquipments :-(i) Condensing pump sets along with motors of 25 HP -02 Nos. (ii) Chiller pump sets along with motors of 30 HP -02 Nos. (iii) FRP cooling towers complete with motor, fan, gear box-03 Nos. (iv) AHUs/ FCU/ Ceiling mounted AHU (total 53 No.) complete with accessories such as casing, chilled water coil, hot water coil , drive motors control panel etc. complete. (v) Expansion tanks water system-01 No. (vi) Electrically operated hot water generator of Capacity 2x300 KW complete with automatic and safety controls such as safety valve, purge valve, high limit cut out, automatic and manual reset, low level cut out stop controller, thermostat, heaters including its control panel-01 No.(vii) Hot water pump set along with motor and control valves pump set 30 HP - 02 Nos.

Item No 1.01 (Contd.../) :(viii) Cubical type floor mounted main LT panel complete consisting of control switch gear, starters of pump sets, cooling towers and its single phase preventors, no volt and under volt protection system, meters indication lamps complete-02 Nos. (ix) Sub control panel provided for AHUs including controls starter meters and protection system -52 Nos. (x) Central control panel comprising of ON/OFF push buttons and ON/OFF indication lights -01 No. (xi) LT cables from main electrical panel to compressor motor, Pump motors, cooling tower motors, sub panels of AHUs units floor mounted and ceiling suspended and control cables of central control panel complete –One Lot.(b) Contractor has to carry out all major and minor break down/repairs pertains to complete machineries of central AC Plant & connected cooling tower AHUs rates quoted is deemed to be included for all except any damage due to natural disasters such as flash, floods, earth quake, cyclone etc. (c) The contractor shall carry out routine checking of the complete system and rectify the minor/major defects noticed immediately. Cleanning of fine air filter such a way that all AHUs are cleaned once in a month and making a maintenacne register for above maintenance and one separate register to be maintained as complete register received from deptt and taking signature from users after recrifying the defects if any. The contractor will arange to clean all the grills/ducts/filters on regular basis with vaccurn cleaner & other appliances and record to be maintained. If complaints were not attended after six hours the following penalties will be imposed and deducted from payments Rs. 500/- per Hour per complaint for not attending the complaint in 4 hours and further accordingly keeping complauit pending.(d) Contractor should provide one technician to attend local complaints, minor faults, routine cleaning of filters and grills and other clanging and maintenance work in day shift 0700 hrs to 1500 hrs.
