| 1 | Comprehensive maintenance, preventive/periodical, routine & corrective (break down) maintenance, servicing, cleaning, inspection and testing in and including repair/ replacement of defective components/parts/fitting/sensors as and when required of central A/C plant of capacity 3x 100 TR water cooled chillers (Model: ACEGWFXR1001MLP1)) through M/S VOLTAS (OEM ) or authorized dealer for following plant and equipments to micro processed unit control panel, compressor, evaporator , electronical expansion valve, water cooled condensor with integral sub cooler, oil cooler, oil piping, oil filter, refergerant filters, soleniod, safety/metering sensor and equipments and automatic control valves etc. |
| 2 | Note: Scope of Annual Comprehensive Maintenance are cover under this tender :- (a) Diagnose the fault and rectify the defects detected in reasonable time. (b) Repair /replace the faulty minor and major parts etc. of the equipments. (c) All periodical and preventive maintenance shall be carried out in presence of engineer of OEM (M/S Voltas) (d) Attend all break down as and when required. (e) The cost of spares/sensors and labour for any minor or major repairs of chiller plants as and when required for smooth reliable operation with high efficiency (as recommended by the OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above.(f) The contractor is liable to maintain 22ºC temperature (± 2ºC) and 50 % relative humidity (± 5%) in the rooms. (g) Contractor is required to enter in to \\"Level-3\\" MOU with M/S Voltas. The contractor shall upload submit scanned copy of MOU with M/S Voltas alongwith his application in Cover No 01 and also submit hard copy of MOU with his application before the last date for bid submission failing which Cover 2 shall not be opened and No claim what so ever on this account shall be entertained. The service Engineer from M/S Voltas (original OEM) will visit the A/C plant 3 to 4 times in contract period for inspection and will submit inspection report to the Engineer-in-charge. Necessary repair action will be taken immideately if/as required. |
| 3 | (h) The OEM has to attend the unscheduled service calls as and when required for locating the faults and rectify the same within 04 hours. In case of any fault in the machineries of Central AC plant due to which the plant is put off more than 04 hours the following penalties shall be recovered from the contractor :-(i) Rs. 5000/- Per hours will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 04 hours from lodging of complaint telephonically or verbaly.(ii) Thereafter Rs. 20000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed by the Engineer-in-Charge. (j) The service Engineer from M/S Voltas (OEM) will visit the A/C plant ever month in contract period for inspection and servicing of all four Chiller units and will submit inspection and servicing report(duly signed by service engineer and JE E/M) to the Engineer-in-charge. (k) Necessary repair action of urgent nature should be taken immideately whether it is working hours or holidays if/as required and no additional charges will be payable. (l) Carry out de-scaling process of condensers coils, with suitable chemical on half yearly basis and rate for the same are deemed to be included in the unit rates of item as above.(m) Topup or replace (if required), the refrigerant gas and compressor oil and rate for the same are deemed to be included in the unit rates of item as above. |
| 4 | Preventive/periodical, routine & corrective (break down) maintenance, servicing of under mentioned associated equipments such as Air Handling Units(AHU,s), Cooling Towers, Chilled and Condense water circulating pumps & motors, Condensor and chiller water piping system with control valves, Air distribution system with Grills, LT panels of AHUs/Pumps/Chiller Units, including carrying out daily, weekly, monthly, quarterly and half yearly as scheduled in the Particular Specifications :- |

| 7 | Note :- for item Ser No 1 & 2(i) All consumable items such as grease, cotton waste, gland packing, nuts, bolts and washers, insuation tap, M-seal, copper and aluminium lugs/thembles etc as required will provided by contractor and rate for the same is deemed to be inclcuded in the unit rate. (ii) Carry on the servicing, routine/periodical and preventive maintenance, as per schedule mention under particular specification. Non compliance maintenance schedule as mentioned above penalty @ 1000/- per day will be recovered from the contractor (iii) Upkeep the system, record of maintenance/service as per PS etc. of works. (iv) Carry out de-scaling process of AHU's, Cooling Towers, Chilled water and condense water piping, with suitable chemical on yearly basis and rate for the same are deemed to be included in the unit rates of item as above. (v) The contractor shall be responsible for handing over the entrie AC Plant in serviceable condition in the time of completion of works duly inspected by engineer (M/S Voltas), contractor and Engr-in Charge jointly and inspection report of serviceabilty state of each and every parts of AC Plant to be submitted with final bill. |
