| 3 | NOTE FOR SERIAL ITEM NO 01 & 02 ABOVE:-(a)Contractot should make AMC with OEM only, any requisite electrical/Mechenical parts etc for Chilling package catered in item No 1 & 2above or any other parts also are to be repair / replaced as & when it become unserviceable as per terms & conditions of AMC with OEM, of above chilling package under he AMC \"A\" type Contracts and material & Labour charge will shall be deemed to be included in quoted rate.(b) Contractor shall also enter into an agreement (MOU) with the OEM carrying out comprehensive maintenance of chilling package catered in item No 1 & 2 above and shall submit the agreement to the Garrison Engineer.(c)Carry the proper functioning of microprocessor panel and take the control test (d) Check the electrical panels for tripping, overheating, chattering in electrical partsand terminals for proper tightness.(e Check for proper working of all Ammeters, voltmeters, Hour mtrs, KWH Mtrs and overload relays,fan belt etc and replacing the same if found unserviceable(f) Checking the operation of MCCB\"s up to 250 Amps, MCB, Isolators, etc and replacing the same if found unserviceable. Proper load balancing should be carreid out by the contractor of electric supply system to the chiller machines and necessary arrangements will be carried out for measurement of electric load in all phases by the contractor at no additional cost and the subject report of load in the electrical panel will be submitted at the time of inspection report of the chillers.(g) Clean electrical panels and chiller machine periodically.(h) Check functioning of water flow switch and interlock in the system.(j) Check all safety and operating controls for proper functioning and replace if the same is defective for proper sequence of operation of the machine |
| 4 | (k) All the breakdowns including compressor failure will be attended and the visit shall not be counted in periodical inspection.(l) Check refrigerant filter and drier core, replace the same , if found necessary.(m)Check oil level and oil heater in the system.(n) Check chilled water flow by checking pressure drop across the chiller(o) Check evaporator and condenser approach and compare the chilled water temperature at full load with the chilled water temperature control(p) Seasonal adjustment of controls if required and software upgrade (q) Inspect entire system for any unusual condition such as noise, vibration etc(r) Supply of electrical parts except electrical spares for incoming panel. (Electrical Spares Like:- fuses, incoming electrical controls, flexible wire, All type of starter parts including wiring etc)(s) All changes/ repair shall be valid only after satisfaction of Engr-in-charge/GE. Contractor shall submit all related documents of expenditure of AMC time to time to avoid delay on payment(t) Checking theoperation of all suction and discharge control valves etcIf found faulty /leakage to be replaced by the contractor with out any extra cost.(u) Filling of oil.(v) The contractor shall also arrange require tools for attend routine services/minor breakdown call like an adjustable spanner, clamp meter, pressure gauge with garging line, digital tamperature gun, fix spanner set, Allen key set, serew driver set, cotton waste software support if require. |
| 5 | (w) The contractor shall also arrange require equipment\"s for attend major breakdown call like as a vaccum pump, Digital Vaccum gauge, Refrigerant recovery unit, Empty refrigerant cylinders, dehydration tank and require spanners.(x) clean the cooling tower and Drain the water and clean the sump of cooling tower, Clean pot stainer/y-stainer, check the condition of fills, if required, clean the fills with detergent, check for operation of shut off valves.(y) If AC Plant have occur any breakdown take immediate action arrange to provide all necessary material, T&P and labour, unable to provide material and delay in smooth operation/working of AC Plant/AHU etc recovery will be done on the based of Rs.3000/- per hourNote:- Descalingof condenser and chiller tubes, Checking leakage of refrigerant and nitrogen pressure testing including nitrogen,Gas (Refrigerant), Temperature sensor,Bellows, Differential pressure switch unit, Expansion Valve, Compressor Oil, Servicing ofSecondary pump, Servicing of primary & Secondary pump, Servicing of chiller water pumps/condensor water pump, Servicing of blowers for AHU\"s with induction motor,single phasing preventor, electronic timer will be under items of BOQ. |

(f) No addition labour payment shall be entertained for replacement of any exclusive part of plant. |
| 72 | Note: for item no 43 :-(g) All type of valves including float valve, quick fill valves, drain valves and other associated items like gear box, strainer, eliminators if found faulty will be provided by the contractor at no additional cost (h) Repairs of FRP Cooling Tower/basin and replacement of HUB, blades of fan, fills, nozzle and distribution channels if found necessary will be done by the contractor at no additional cost(j) This is type \"A\" AMC i.e. \"ALL IN ALL\" (k) Quoted Rate should include repair and Maint before AMC (Pre AMC). | 104 | In case of any break down of AC plant/AHU etc the contractor shall take immediate action and arrange all necessary material, T&P and manpower to smooth operation/working of AC plant/AHU etc, otherwise penalty will be levised on account of non operation of the same @ Rs 10,000/- per hour till smooth functioning of AC plant/AHU etc and same will be recovered from contractor\"s dues. |
