| 1 | Preventive & Comprehensive maintenance of chiller unit of central A/C plant (HVAC) of capacity 4 x 110 TR with screw type liquid water cooled chillers and electrical operated AHU - 16 Nos of various capacity through M/S Blue-Star company) (OEM) / authorized dealer of OEM including repair / maintenance of comprising / connected equipments of HVAC Plant and replacing any type of unsv spares/parts i.e micro processed unit control modules of plant, screw type compressor, evaporator, electronical expansion valve, water cooled condenser with integral sub cooler, oil cooler, oil piping, oil filter, refrigerant filters, semi synthetic type 1 RTHB refrigeration oil, refrigeration oil lubricant ISO-68 polyester, RTHD (Recommended by the OEM / authorized dealer of OEM), pressure switch, solenoid switch ,driers, humidify heaters, thermostatic valves, check valves, balancing valve temperature gauge, water pressure gauge, water flow switch, low pressure control, high pressure control, industrial thermostat, and automatic control valves, charging of refrigerant gas (as per OEM recommendation) as and when required including rectification of leakage copper tubes (suction and discharge line) by brazing of copper tubing for smooth functioning of central AC Plant to maintain desired temperature inside of room area 21 degree centigrade including repair/maintenance of comprising/connected equipments of HP side overalling / servicing of condenser/cooling unit by decaling of coil by opening of cooling coil, circulating acid / suitable chemical for removing all foreign material gathered in the coil, cleaning of all filters including replacing connected unserviceable parts dismantling and refixing the same on its original position, complete all as specified and as directed. Note for item No 1:-1. Comprehensive maintenance includes main equipments of plant viz chiller unit, evaporator unit including control panel station and checking the functioning of allied control equipments . Descaling of condenser / evaporator unit by chemical cleaning as per OEM instructions.2. Replacing of defective/worn out parts with new or repaired parts for compressor / thermostat / cutouts based.3. Descaling of condenser/chemical cleaning as per OEM recommendation.4. Replenishing refrigerant gas and compressor oil as per OEM recommendation.and checking of compressor for proper working. 5.Annual pumping down and restarting as and when required.6. Checking of Microprocessor control panel, control boards, transducers of packaged chillers/condensing unit for their correctness and replacing other allied parts including software upgradation. |

| 3 | Special note for item Ser No. 1 & 2:1. The cost of spares and labour for any minor or major repairs of chiller plants as and when required (as recommended by the OEMs / authorized dealer of OEM during inspection/analysis report) shall be provided by the contractor at no extra cost and rate for the same are deemed to be included in the unit rates of item as above.2. Charging of refrigerant gas and and compressor oil in chiller plant shall be arranged by the contractor or as per terms and condition of OEMs / authorized dealer of OEM.3. The contractor is liable to maintain 21centigrade temperature (plus/minus 2 degree C) and 50% relative humidity (plus/minus 5%) in side of rooms.4. Contractor is required to enter in to \"Level-3\" MOU with respective OEM / authorized dealer of OEM . The contractor shall submit Coppy of MoU to GE for his approval berore commencement of work. The service Engineer from original OEM (s) will visit the A/C plant minimum one time in a month and will submit inspection report to the GE. Necessary repair action will be taken immediately if/as required and periodical maintenance of plant will be carried out by contactor as per technical instructions OEM.5. In case of any minor fault in the machineries of Central AC plant due to which the plant is put off more than 12 hours the following penalties shall be recovered from the contractor. |
| 4 | 6. Rs. 10000/- per day will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 12 hours from lodging of complaint telephonically or verbally.7. Thereafter Rs. 10000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed.8. In case of any major fault in the machineries of Central AC plant due to which the plant is put off more than 48 hours the following penalties shall be recovered from the contractor :-9. Rs. 10000/-per day will be recovered from the contractor for non rectification of defect/replacement of any unserviceable spares after 48 hours from lodging of complaint telephonically or verbally.10. Thereafter Rs. 10000/- will be added every day till rectification of fault/replacement of unserviceable spares as directed.11. Before quoting the tender contractor should visit complete site and check servicility of equipments/machinery. Any defects/unservicibility found during contractor visit, contractor should consider the rates to rectify defects and put all parts and machinery in working condition through OEM authorized dealer of OEM. The quoted rates are inclusive of all and no extra amount admissible in this regards. |
