| 1 | Preventive and comprehensive maintenance of central AC chillerPlant of capacity 3x180 TR (semihermatic screw chillers type Model – LCWX2-0665D) through the OEM of M/S Blue Star or authorizeddealer of M/S Blue Star (As per MOU) for following plants and equipments by Checking the functioning of Chiller unit/Air Handling unit/Pumps/ Cooling tower/Controls and all such equipment covered installed, Descaling of condensers/chemical cleaning of evaporator coils/ pre filters based as per requirement and Replenishing refrigerant gas R134a and compressor oil in the system as per requirement respectively, servicing and descaling of chiller and labour for replacing any type of unserviceable spare partsas and when required related to compressors, thermostat, cut outs, micro processor unit control modules of the plant, control boards, transducers of packaged unit,chillers/condensing unit, evaporators, expansion valves, water cooled condensers, oil cooler, oil pipings, oil filters, refrigerant pipings, refrigerant filters, solenoid and automatic control valves, AHU Control panel cleaning and washing existing qty etc for under mentioned models of Make - Blue Star, complete with the following all as specified and directed : - [a] WC R134a DX Semihermatic screw chillers Model LCWX2-0665D – 3 x 180 TR capacity.Note:-1. The rates quoted by contractor shall be included for caliberation of temperature & relative humidity sensors of all AC plant units through OEM. The certificate of caliberation & testing of these sensors shall be issued every quarterly after physical visit of OEM representative ( 4 X times in an year)2. The cost shall deemed to be included maintaining temperature 23*C + 2*C round the clock and relative humidity at 63% + 5%. A deduction of Rs 100/- per hour for eachAHU shall be made in case of crossing the specified limits of temperature and RH. A deduction of Rs 1000/- per chiller per day shall also be duducted for unserviceability of each plant not attended/made serviceable.3. Any part of AC chiller plant found unserviceable as listed in subsequent items of Schedule while preventive maintenance of different components such as semi hermetically sealed compressor, cooling towers etc, controls and all such equipments, AHU, Pumps etc shall be measured and paid separately under subsequent respective items of Sch \"A\".However, the rate quoted shall deemed to be included thenecessary labour cost for replacement of all items mentioned above.[a] Water cooled screw chiller type Model –LCWX2-0665D 3 x 180 TR capacity includingthe operations specified. | 2 | Preventive maintenance /cleaning of cooling tower =03Nos ( Make MIHIR) of capacity 180 TR fitted with CT fan motor of capacity 5.5KW/7.5HP, bottom tub shall be cleaned thoroughly by necessary cleaning agent including checking of serviceability of CT fan tightness and bearing smoothness,fan blade tightness, correctness of alignment of circular type sprinkler branch line and ensuring periodical cleaning / propersupply of water from make up tank 30000 litre capacity all as directed by Engr-in-charge. Note : (i) Cleaning /servicing activities to be carried out once in a month interval by a qualified technician.(ii) Any type of T&P and cleaning agent such as detergent,wire brushetc required shallbe arranged by the contractor and will be included in the quoted rate. (iii) Any part of cooling tower when found unserviceable as listed in subsequent items of Schedule while preventive maintenance shall be measured and paid separately under respective items.However the rate quoted shall deemed to be included necessary labour cost for replacement of all such items. |
