| 193 | Comprehensive Maintainanceof 2 x 18 HP and 2 x 20 HP VRF AC plantwith AHU ducted air distribution system by OEM/ Authorised dealer of OEM including preventive maintainance services and attending all call breakdowns.Checking, maintaining and ensuring smooth function of the Air conditioning system equipments without any abnormalities in noise, temperature,pressures and current drawn by the motors and carrying out rectification/repair/replacement of defective parts.The key inclusion in the contract are maintaince and repair/replacement of following components in Air conditioning system:- (a) VRF outdoor unit (b) Refrigeration circuit(c) AHU(d) Ducted air distribution unit with complete control unit (e) All the electrical components /sensors/control panel/Remote Monitor units connected toOEM control panel. The scope of work under AMC inclusive the following:-(a) 04 (Four) routine services in a year on quarterly basis includes:- (i)Checking of cooling efficiency and tunning of system for its efficient operation. (ii) Checking of motors, control circuits & panels, communication unit. (iii)Cleaning of evaporator and condenser coils, blowers & fans, AHUs, duct system, diffusers, dampers, etc (iv)Checking tightness of regular operational units like motor, pump, belt and otherunits to ensure its smooth operation..(b) Immediate attendance of breakdown, if any.(c) Repairing of leakage, Refrigerant gas charging, if necessary. |

| 197 | Comprehensive Maintenance of electrically operatedpassenger lift capacity of 13 Passenger (884 Kg) covering the following major aspect of preventive maintenanceand attendeing repair work including identifying of faults, replacement of all faulty spares for optimum performance and maximum safety of LIFT (G + 4) floors by OEM / authorised dealers all as specified and directed.Notes (i) Rate deemed to included to replace spare parts as required at site.(ii) Servicing to be done monthly once and intermittent repair work to be done against fault occurs by OEM/Authorised dealer & spares shall be procured from OEM (iii) Servicing periodically all wire ropes and chains [where fitted] as often as required to maintain an adequate factor of safety, to equalize the tension on all hoisting ropes, repair or replace conductor cables and hoist way and machine room elevator wiring.(iv) Servicing periodically all safety devices and governors and make all customary safety tests.(v) Systematically servicing and adjust the following components: Machine, Worm Gear, Thrust Bearings, Drive Sheave, Drive Sheave Bearings, Break Contact, Lining and components, gear oil/lub oil.(vi) Servicing of Motor, Rotating Elements, Commutator, Brushes, Brush Holders, Bearings, Coils,Resistance for operating and Motor Circuits, Magnet Frames & other Mechanical parts.(vii) Servicing & replace defective parts of Controller, Selector, Leveling devices, Cams, relays, solid State Components eg. PCB’s, Transducers, Resistors,Condensers, Power Amplifiers, Transformers, Contacts, Leads, Dashpots, Timing Devices, Steel Selector Tapes and Mech,& Electrical Driving equipment.(viii) Servicing & replace defective parts of ARD,infrared device and Amplifiers/Sills. |

(a) Check lube oil level and conditioning of lube oil, top up/refill if required. (b) The oil filters shall be replaced whenever oil is changed. (c) The air filters shall be cleaned periodically with compressed air, check batteries and top up with distilled water if required. (d) Engine safety viz., high water temperature gauge, oil pressure gauge, oil temperature gauge and high speed gauge shall be checked for their functions and repaired/replaced if required.(e) Coolant level and conditioning of coolant shall be checked and refilled if required(g) Check fan and alternator drive belts and tightened if required. (h) The governor shall be checked and tuned for proper functioning.(i) Check for leaks if any and shall be rectified. (j) Check reports shall be submitted every month/during every breakdown calls.(k) Checking and servicing of engine for smooth running, its unusual sound and color of smoke from exhaust and set it right in case of deviations.(l) Checking and repairing the leakage of fuel, lubricating oil and coolant.(m) Cleaning and changing of Air filters as per requirement.(n) Setting of Valves tappets whenever required.(o) Checking and repairing of accessories drive, Turbo Charger and crankshaft endplay whenever required.(p) Checking of alignment and alignment of Engine and Alternator as per requirement.Note : 2For annual comprehensive maintenance of DG set, one DG technician (semi-skilled) on two shift (one day shift and one-night shift) will be provided by the contractor who shall be responsible to attend for routine day to day maintenance and facilitate in case of any failure of DG set. The cost of labour is inclusive in the quoted rate of contractor. |
