| 1 | M&L for Comprehensive maintenance, preventive / periodical, routine and corrective (break down), maintenance, servicing, cleaning, inspection and testing and includingrepair / replacement of defective components / parts / fittings / sensors / control & power wiring, gas charging andleakage detection includingpressure testing of 03 Nos of Chilling machines Make : M/S Blue Star (Model No LCW1-090X020404) of screw water cooled chiller package / compressor 85 TR each, single stage, 415 Volts, 3 Ph, 50 Hz including checking the funtioning of chiller unit, free replacing of defective / worn out parts with new or repaired parts for compressor / thermotat / cut outs based on assessment, Repairing of equipment as listed below, Desacaling of condensers / chemical cleaing of evaporator coils, replenishing refrigenrant gas and compressor oil in the system arising out of system defect excluding sealed compressor, Checking of compressor for its proper working, annual pumping down and restarting and when required, Checking of microprocessor control panel, control boards, transducers of packaged chillers / condensing unit for their correctness and replace if necessary, Replacing of parts due to normal wear and tear fan belts, accutators, 3 way valve, anti rust grease, filling up of water in cooling line as required pressure, pump motor, AHU bearings, motor terminal plate in addition to cleaning of AHU micro/Heppa filters, filling/applying lubriccants in all required places comprising of following equipment of following capacity all as specified and directed :- |

| 11 | Note : (a) The 03 (Three) preventive / periodical maintenance services and 01 (one) annual comprehensive maintenance service to each chiller machines (03 nos) of Make : M/s Blue star of screw type compressor, 85 TR each, single stage,415 Volts, 3 Ph, 50 Hz, shell & tube type condenser with carbon steel plate, copper tube, including carbon plate shell & tube flooded type chiller unit working with microprocessor base controls in sheet metal control panel during the currency of the contract. The contractor shall submit the record of periodical/preventive/Annual maintenance services carried out by M/s Blue star OEM/Rep of OEM submitted for payment purpose |
| 12 | (b) The cost ofcompressor oil, as and when required to be replaced / replenished during the entire contract period is deemed to be included in the quoted rates and no extra cost shall be paid to the contractor in this effect. |
| 13 | (c) The repair / replacement costof all defective parts / spares, such as motor couplings, all type of fan belts, thermostate of cooling towers, three way (electrical valve of AHU) and leak aresting in chilled/fresh water connections including necessary welding as and when required, is deemed to be included in quoted rates and no extra cost shall be paid to the contractor in this effect at any stage. Except the Compressor, condensers, chilled/normal water pipes, Valves, masonery works etc |
| 14 | (d) During entire contract period, any defective component(s) and/or any other materials which is not specified /given in Schedule ‘A’, but essential to be repair/replace, to make plant(s)/machine(s) fully functional, the cost of the same is deemed to be included in qoated rate. Rates are deemed in quoted rates for AHU, AC plant control panels relay timer, contactors for AHU,Cooling towers,Motors etc |
| 15 | (e) The entire work as mentioned in srl item no 1.00, shall be got executed through OEM/rep of OEM only. |
| 16 | (f) The chiller machines along with connected items will be handed over to contractor in running condition, but with fair wear & tear which can be meet out through annual comprehensive maintenance. Hence, the bidder is advised to visit the site to assess the quantum of work to be carried out in this contract and quote their rates accordingly and no claim in this effect will be accepted at any stage. |
| 17 | (g) All the complaint / faults will be addressed within 24 hrs from the time of receipt of complaint. If, contractor or his tradesmen fails to attend the complaint more than24 Hrs from the time of receipt of complaint, the compensation/penalty of Rs. 500.00 (Rupees Five Hundred only) per complaint per hr for first 04 hrs and after that Rs. 1000.00 (Rupees One Thousand only) per complaint per hr shall be recovered from the contractor’s dues. |
| 18 | (h) The cost of transportation (to and for) and other necessary equipment shall be arranged / brought by contractor to complete the job and no extra cost shall be paid to the contractor in this effect. |
| 19 | (j) Spares like pressure gauge nut bolts washers for pumps,valves, pipe line, geasing of all bolt/nuts and cleaning of AHU fillter any type periodically etc |
| 20 | (k) Drainout the chiled water pipe line from entire plant completely and refiling the fresh drinking water in pipe line with necessary presure pump all as directed |
| 21 | (l) Descalling of chiller unit once in a contract period with opening of chiller fresh water inlet and outlet with required chemicals all as directed the quated rate demed to be included for Sl No 1 to 1.9 and notes |
| 22 | M&L for servicing by dismantling the existing U/S centrifugal pumps 7.5 HP, 3 Phase, 415 Volts with motor and disconnect the electric connections from LT panel / repair of pumps and motor including replacement of impellers, bearing and casing for repairing erroded portion, repairing of bearing housing, replacement of glandsand rewinding the motor with existing gauge supper enamelled copper conductorand replacement of anti vibration pads etc, including transportation charges, re-fixing and testing after repair for satisfactory performances of the pumps/motor complete all as specified and as directed. Note: Transpotation cost and T&P required is deemed to be included in quoted rates. |

| 24 | Descaling/cleaning of cooling tower first by draining the water from cooling tower then cleaning all dirt and dust first with plain water and then with mixture of water and descaling chemical (non-acidic type) as per manufacturers instructionand then draining the mixture and again cleaning the cooling tower with plain water and repeat the process till all scales are removed, including cleaning and adjustment of cooling tower finchesso as to get desired draft of cooling tower of capacityfor 85 TR 3 Nos AC Plant complete all as specified and as directed by Engr-in-Charge. Note: a) Descaling chemical rate deemed to be included in quated rate. b) T&P required shall be brought by contractor at no extra cost. |
| 25 | Cleaning and descaling of AHU cooling and heating coil by removing air filters, first with air blower, then with mixture of water and descaling chemical (non-acidic type) as per manufacturerswith the help of pressure pump and finally washing with plane water complete all as specified and as directed by Engr-in-ChargeNote: a) Descaling chemical rates deemed to be included in quated rate.b) T&P required shall be brought by contractor at no extra cost. |
