| 1 | Annual maint of VRF type AC plant which includes running parts such as, compressor, motor, PCB, expansion valve, pressure sensor, thermistor, drain pump and refrigerant gas etc complete all as specified and as directed by Engr-in-Charge.NOTE:-1.1 This contract covers attending to any number of breakdown calls and four quarterly preventive maintenance services in a year during the tenure of the contract.1.2 The preventive maintenance service includes the washing of evaporative & condenser coils, checking of all electrical parts, voltage & current taken by the machines, any abnormal noise, the optimum operation of the machine.1.3 All moving parts including compressor, which requires repair / replacement due to normal wear and tear during the contract shall be replaced free of cost.1.4 This service contract shall be entered into as aforesaid only after due checking and verification of the equipment by the company’s authorized representative certifying that the same is in good working condition. During such verification if the air conditioner is found defective and needs repairing, then the same shall be repaired on the request of the customer on chargeable basis and thereafter the contract in respect of the same shall be entered into. In such case/s the cost of repair and spare parts shall be borne by the customer separately as the same shall not form the part of annual charges payable under this contract. The company is at the sole discretion to enter into an AMC with the customer. The company‘s decision in this regard shall be final and binding on the customer.1.5 The Company shall make reasonable efforts to give preferential attention to emergency breakdown of the equipment.1.6 The Company shall send service engineer within 24 hours of the complaint made by the customer.1.7 The compressor replacement, gas changing and all part replacement shall be done within 24 to 48 hours. |
| 2 | Servicing and Maintenance ofsplit type AC\"s of capacity 1.5/2 TR comprising of the following tasks installed at different locations includingtesting complete all as specified and directed by Engineer-in-Charge.(a) Inspecting and checking the Indoor/outdoor units for noise free operation. (b) Checking the electrical connection for tightness.(c) Cleaning the condenser with cleaning agent followed with pressurized water and cleaning the cooling coil with air blower.(d) Greasing/Oiling of condenser fan motor and blower motor.(e) Checking for any refrigerant leakage.(f) Checking for serviceability of remote control unit. |

| 7 | Supply & Fixing in replacement of air filter for split type A/C units of capacity 1.5/2 TR as per sample complete all as specified and directed. |
| 8 | Material and Labour for providing insulation to copper tubing’s from Indoor to outdoor units with foam insulation followed with PVC flexible pipe 50mm with clamps complete all as specified and directed. |
| 9 | S&F in replacement 3 core copper PVC insulated of size 4Sqmm complete all as specified and directed. |
| 10 | Repair & replacement of swing motor indoor unit as per existing model/make for split type AC 1.5/2TR unit all as specified and directed by Engineer-in-Charge. |
