| 1 | Comprehensive maintenance of Central AC plant of 2 x 52 = 104 TR capacity (in working) with water cooled microprocessor based having scroll compressor, chilled water system type, through regular maintenance by a trained mechanic &as per OEM specifications as approved by GE, as and when required (on order) for checking/ rectifying defects to make the plant in serviceable condition within 48 hours in case of Major break down, alongwith all tools, brazing tools and materials electrical testing tools etc to make plant serviceable including setting of in/out temperature of microprocessor control panel and also dismantling, refixing, serviceable parts and replacing of defective parts if required (New parts shall be measured and paid seperately under respective item of \"Sch A\" as Supply only or through Prime cost sum) complete all as specified and directed. (Make : Blue star or as per existing make). The Work per unit include the following:- (i)Trained Rep along with Ref Mechanic will visit every months for routine maintenance. However, during any emergncy or breakdown, Rep of contractor shall visit the site within 24 hrs for minor repair and within 72 hrs for Major repair. If rep of contractor not atteneded within the time frame as mentioned then penal recovery of Rs 1000/- per hrs shall be recovered from the contractor. So, tenderer\"s are advised to keep this aspect while quoting the rate.(ii)Checking of proper functioning of microprocessor and all its parameters are as specified if any error, resetting as per design condition.(iii)Checking, repairing of control wiring, pump set for both the Chiller unit and Colling tower motor or as specified.(iv)Checking/ setting of water flow switch, HP & LP switch.(v)Checking of refrigerent gas pressure and oil level in compressor. (vi)Checking for proper functioning of AHU, chiller & condensor as per design parameter.(vii)Functioning of compressors, charging of ref gas with provn of all T&P.(viii)All other functioning of control parameter of AC plants required for achieving design parameter of conditioned space. (ix)General cleaning of all equipment are also included in the scope and rate shall deemed to be included in the unit quoted rate. (ix)After carrying out visit by OEM, OEM will submit report to the Dept regarding serviceability status and based on that report defective spare parts shall be replaced. |

| 3 | Material and labour for Central AC plant of 2 x 52 =104 TR capacity (Operational) by de -scaling and cleaning of tubes of condenser (heat Exchanger) unit of central AC plant including opening and refixing of condensor head in origional position all as required at site for shell and tube condenser unit of Central type AC plant by using proper descaling solution by suitable size of drill rod, wire brush, cleaning by circulating pressure water by pressure pumps till the complete deposits/ scale is removed as ordered, replacement of packing gasket, nuts, bolts with washer of both ends of condensor complete all as specified and directed. |

| 5 | Material and labour for descaling air cooled type condensers of package AC plant of capacity 8.5 TR with cleaning acid as per OEM recommendation by forced feed method to remove thedust particles formed on the coil and fins complete all as specified and directed. |
| 6 | Material and labour for repairing and servicing of cooling tower of central type AC plant by dismantaling of cooling tower for removing of top cover and cleaning of PVC fills, choked nozzle, PVC louvers and replacement of rusted nuts, bolts with washer etc and cleaning bottom tank to remove dust and mud sand and painting of damged surface oiling of motor and checking of serviceability of motor including painting the interior and exterior parts of cooling towers with epoxy seal paint as per the manufactures specifications complete all as directed. Note:- Spare parts if required shall be measured separetely. |
| 7 | Material and labour for dismantling/ opening air filter, nuts bolts,tray for AHU general servicing including cleaning of cooling coil from both sides with coil cleaning solution and brushing suitable for AHU, correcting tension in belts, checking and correcting allignment of shaft pulley of motor, cleaning primary & secondary filter, blower of capacity as per site installed at various location complete all as specified and directed.Note:- Spare partsif required shall be measured and paid separetely. |

| 32 | Comprehensive maintenance and repair including renewal/ replacement of minor defective parts of Dehumidifier units including carrying out the Physical and health check up and service, gas pressure, electrical connections, etc. During the check up of Dehumidifier if any parts found unserviceavle to be replaced and then the same shall be measured and paid under prime cost sum.Note:- (i)certified agencies as approved by GE will visit afterevery 03 months for routine maintenance. However, during any emergncy or breakdown, certified agencies as approved by GE shallvisit the site within 24 hrs for minor repair and within 72 hrs for Major repair. If rep not atteneded within the time frame as mentioned then penal recovery of Rs 1000/- per day shall be recovered from the contractor. So, tenderer\"s are advised to keep this aspect while quoting the rate. (ii)Any Spare parts if required then the same shall be measured and paid under Prime cost sum. (iii)certified agencies as approved by GEshall visit after every 03 months for periodical maintenance to check the complete system, to check its functionility and to make them functional.(iv)After servicing, certified agencies as approved by GE has to submit the serviceability certificate duly sign by OEM, User and shall have to submit to Dept for Payment purpose. |
| 33 | M&L for earthing complete with copper earth plate electrode 600mm x 600mm x 3.15mm thick burried directly in ground (Earth pit not less than 2.25 m deep below ground level) with top edge of the plate not less than 1.5 m below ground level connected to copper strip 20 x 3mm as earth lead by brass nut bolts washer including brazing the copper strip with copper plate as shown in electrical plate No. 3 connected to earth test point including necessary excavationin any type of soil, filling charcoal and salt around the plate in layers, filling the pit with agriculture soil free from stones, to be bring from out side defence land, construction of PCC earth pit chamber of size 600 x 600 x 450mm, RCC chamber cover plate, wire mess, funnel, test point, 40mm dia GI protection pipe light grade and 20mm GI medium grade peforated pipe for watering etc complete and testing on completion. The electrode and lead shall be of copper and connected with existing all as specified and directed by Engr-in-charge. |
| 34 | M&L for copper earth continuity conductor of size 25 x 3.15mm strip with insulator fixed to wall (porcelin insulater 10 BM heavy duty, ceramic bus bar support insulator off white colour of min size of 50mm width x 70mm length with 50mm width bus bar mounting base) for fixing strip or drawn in conduit/ pipe as required, including taking down old GI rusted strip complete all as specified and directed. Note:- Insulator to be fixed on every 50 cm distance and cost of insulator is deemed to be included in unit rate of item. |
