Comprehensive annual maintenance contract services for one year of 12 months for DAIKIN MAKE VRF SYSTEM 16HP * 4 NOS = 64HP including AHU/CSU With Micro Processor Controller – 5 nos, with control panels, including all components of VRF system, including replenishment of refrigerent gas and carrying out preventive maintenance as per standard practice four times in a year with scope of work as per Notes hereunder for complete serviceability of all units throughout the year all as specified and directed.

Comprehensive annual maintenance contract services for one year of 12 months for DAIKIN MAKE VRF SYSTEM WITH CASSETTE TYPE INDOOR UNIT 12HP * 4 NOS = 48HP, with control panels, including all components of VRF system, including replenishment of refrigerent gas and carrying out preventive maintenance as per standard practice four times in a year with scope of work as per Notes hereunder for complete serviceability of all units throughout the year all as specified and directed.

Notes Applicable to item No.1 and 2: (i) Inspecting the plant system and carry out preventive maintenance as per the standard practice four times a year (Each quarter -First Month). (ii) Checking the refrigeration system, motor and starters and ensuring healthy condition of the plant. (iii) Checking the system for any leaks and rectification of leaks if found (iv) Taking set of readings and evaluating to ensure satisfactory performance of the plant during First month of each quarter. (v) Checking the Refrigeration control system for operation and adjusting the settings.(vi) Descaling the condensers for water-cooled units if found necessary. (twice in a year) (vii) Checking the functioning of compressor and its accessories. (viii) Cleaning the evaporator / condenser coils if found necessary.(twice in a year)and cleaning of chiller once a year. (ix) Lubricating the bearings of motors, & fans once a year. (x) Quarterly inspection of belts adjusting the tension and replacing the worn out belt as and when found required. (xi) In-case of Screw/Scroll Compressor failure maximum lead time for repairing of the compressor will be 2 to 4 weeks. (xii) Replenishment of refrigerant gas as a result of wear and tear. (xiii) Annual checking of compressor oil and changing once a year. (xiv) Overhauling/repairing of the components of the equipment at site or in service station as and when required. (xv) Checking of the microprocessor controller for its proper functioning and repair/ replacement of the same if found necessary. (xvi) Attending to the plant immediately when called upon. (xvii) Attending to complaint / breakdown calls whenever required (Max four times a year for outstation jobs). (xviii) Reporting the healthiness of the plant and suggesting improvements if any complete all as specified and directed by Engr-In-Charge. (xix) Contractor shall depute qualified experienced team for comprehensive annual maintenance as specified in CA. If any defects arise or serviceability of chiller plant is effected in between the periodicity of checking, contractor shall depute his team immediately for rectification on intimation. If contractor fail to send his team for rectification action, the penalty of Rs.10000/- per day for delay beyond 48 hrs of intimation by Engr-In-Charge shall be imposed.
