1Comprehensive maintenance and routine check up of the chiller unit of capacity (2 x 130 TR and 1 x 90 TR) water cooled chilling unit installed at Simulator Complex (Dhruv Bldg) at ND School on monthly basis, comprising of the following (HIgher Side of AC plant) Mkae : Blue Star of Model No CHFL-Y24 :-Hermetic rotary screw compressor using R- 134 A refrigerent, flooded type shell and tube evaporator shell and tube condenser, microprocessor based control panel ,star delta/part winding starter with control microprocessorto maintain inside temp 23 ± 2 Deg C including all maint routine checkups as recommended by OEM and breakdown attending maintenance as and when required as intimated by EIC at site with complete spares through OEM/authorised service dealer of OEM for the complete machineries/equipments/accessories etc for smooth functioning of AC plant. PreventiveMaintenace scope of work:- i) To visit & check the operating parameters of the chillers every quarter / month as per OEM schedules. ii) To review the previous months operating log records and alarm history. iii) To inspect the unit for any unusual vibration, noise etc. iv) To check for a sign of refrigerant leakage and rectifying the same. v) To check the operation of the expansion valves, once a year. vi) To check / calibrate the flow switch for proper functioning. vii) To check the antifreeze and carrying out the setting of the same. viii) To check the LP / HP cut out switches and to replace the same, if found defective. ix) All the breakdowns including the compressor failure, if any shall be attended and rectified. x) To clean the electrical panel of the chiller every quarter with air blower xi) Rewinding of the compressor motor, if required. xii) Repairing of the leakages except pertaining to the heat exchangers. xiii) To attend to the complaints as and when called for. xiv) To provide any spare covered under the scope ofAC plants
2A. ANNUAL MAINTENANCE OF CHILLERCONDENSER TUBE( Once in contract period) (i) Cleaning of shell and tubecondenser and chiller capacity (2 x 130 TR and 1 x 90 TR) by chemical and mechanical process usingbrush after opening with sides of condensers and chillers brushing and reconnectingwith suitable size of packing /gasket in same position including leak testing as per requirements and quoted rate included refixing of removed thermal insulationwith new nitrile rubber / Gasket sheet complete all as specified and as directed.
3B. ANNUAL SHUTDOWN INSPECTION (Once in Contract Period) 1. To replace internal oil filters, as & when required during the contract period. 2. To replace refrigerant driers, as & when required during the contract period. 3. To inspect the oil quality by color and replace/top up as per requirement. 4. To operate the machines for 08 hours (Maximum) and adjust the controls for the optimum operation.
4Note :- (a)The comprehensive maintenance and complete allied works shall be done through OEM agency i.e Blue Star/authorised dealers. Comprehensive maintenance contract shall be done for the complete Higher side Machineries of the AC Plant. (b)The above comprehensive AMC certificate shall be provided by the contractor in favour of GE(NS) before commencement of work, after acceptance of CA (c)The higher side of AC plant defects shall be get checked by OEM ( Carrier air conditioning and Refrigeration Ltd)and made serviceable in case of any defects observed during the routine check up or on call during emergency breakdown includingreplacement ofall minor spares ,Leak detection ,pressure testing with nitrogen ,vacuumising,Labour for compressor oil charging, and testing if required complete all as specified and directed. (d)The quoted rate including repalcement/repairof any kind of spares labour cost for replacement of defective spares which are excluded by OEM on Comprehensive AMC .The quantity of materials may vary andexcecuted at site only on required basis. (e) Any complaints shall be attendedwithin 24 Hrs the same day of complaintlodged by MES authority or user (INHS sanjivani) (f)Consumable items which are excluded in CAMC by OEM like (refrigerent,filters/driers,compressor oil etc) are measure and paid under relevent items as supply only. (g)The contractor has to submit no dues certificate from the OEM before completion of work.
5Supply only Refrigerant Gas R 134 A in sealed cylinder,all as specified and as directed .
6Supply only Nitrogen gas in sealed cylinder comprising of 12 PSI gas 6 cum in all as specified and directed.
7Supply onlyInternal oil filter as per existing at site complete all as specified and directed
8Supply onlyExternal oil filter as per existing at site complete all as specified and directed
9Supply onlyFilter drier core as per existing at site complete all as specified and directed
10Supply only Compressor Oil suitable for R-134 A refrigerent based Model CHFL-Y24 screw chiller all as specified and as directed .
11Supply and fixing Chilled water thermister sensor with controlling cable as suitable for existing chiller socket/groove for existing chiller units complete all as specified and as directed.
12Supply and fixing temperature sensor with cable complete all as specified and as directed
13Taking down old unserviceable canvas form AHUs duct to pleneum/Main supply air duct including dismantle of air dampers/fire dampersand supply and fix new premium quality leather type canvas locking rivits and sealing of silicon material of any size as per existing at site complete al as specified and directed.
14Supply and fix in repairs poly F plus PB classicalV- Belts suitable for existingAHU motor sizes (any type of any Series) all as specified and directed.Make : Fenner/Dunlopp
15Material & Labour for dismantling of side covers of shell and tube type chiller condensor and circulate descaling chemical compound with the help of pressure pump upto 2 hrs and cleaning with nylon brushes and necessary T&Ps and flushing out with fresh water and refixing of condensor side covers with proper gaskets (to be replaced if found damaged) and leak testing upto capacity 130 TR complete all as directed by Engineer-in-Charge .
16Comprehensive maintenance and routine check up of following Lower side AC equipments components on monthly basis/as per requirement to ensure the working of all machineries without breakdown of AC supply to the complex with all materials and labour for smooth functioning of plants :-
17Cooling Tower of capacity 150 TR - 02 Nos and 90 TR - 01 No ( 2 Nos working and 01 No Standby)complete with all accessories, basin, fittings, cooling tower fan motors - 03 Nos etc (5 HP -02 Nos & 3 HP - 01No) complete all as specified and as directed.
18MONTHLY PREVENTIVE WORKS FOR COOLING TOWER a) Checking & make it Functioningof Tower starter panel. b) Checking & make it Functioningand tighten cable connection. c) Checking and cleaning of contractors. d) Checkingand cleaning of CT fan terminals. e) Checking & make it Functioningand lubricate CT fan motor bearing. f) Checking & make it Functioningmotor Amps. g) Checking & make it Functioningand washing tower tray and strainer. h) Labour for replacement of fills. i) Checking of fan blades and alignment of sprinkler pipes. j) Checking of Vibration of structure etc. k) The replacement cost for any kind of material and labour including repair/replacement of cooling tower hub, blade, stay assembly, bearings and motor winding etc shall be deemed to be included in the quoted rate. l) Any breakdown shall be attended within 24 hrs. A penalty of Rs 1000/- per day will be deducted on failuring to attend the complaint within 24 hrs.
19Air Handling Units of following capacity :- 10 Nos (Including replacement of defective electrical accessories of AHU, CT, Pump panel" ) (capacity of AHUs as follows) including 10 Nos of electric motors, blower of different cpacities, blower units, cooling coils, valves of differnet sizes, gauges etc including repairs/rewinding of electric motors:- (i) 18500 CFM - 2 Nos (ii) 16500 CFM - 1 No(iii) 17500 CFM - 1 No (iv) 22500 CFM - 1 No (v) 23500 CFM - 1 No (vi) 29200 CFM - 1 No(vii) 28200 CFM - 1 No (viii) 12500 CFM - 1 No (ix) 14500 CFM - 1 No
20MONTHLYPREVENTIVE WORKS FOR AHU a) Repair the components of the AHU equipment at site / Service Station. b) Checking all electrical controls and components of AHUs. c) Checking and servicing of AHU electrical Panel. d) Lubricating the bearings of AHU motor. e) Adjustment of tension and replacing of AHU blower motor belt if worn out. f) Checking and lubricate of AHU blower bearings. g) Checking & make it Functioningof blower shaft. h) Checking and cleaning of AHU blower. i) Checking & replace with new if found tear/breakng of AHU canvas connection. j) Checking of AHU blower pulley and motor pulley. k) Checking and cleaning of AHU motor terminals. l) Checking of AHU motor amps. m) Checking of AHU room temperature (return air). n) Checking of room temperature (supply air) q) Checking of thermostat. r) Checking & make it Functioningof humidistat. s) Checking of AHU heater t) Checking and cleaning of AHU drain and try u) Checking and washing of AHU coil with water pressure. v) Checking of CFM, dampers,fuses, motor vibration levels. w) Checking of Air leakage x) The replacement cost for any kind of spares of motor/pulleys, material and labour including bearing, pulley, motor winding shall be deemed to be included in the quoted rate. y) Any breakdown shall be attended within 24 hrs. A penalty of Rs 1000/- per day will be deducted on failuring to attend the complaint within 24 hrs.
21M & L for Monthly servicing of air filters from AHU carefully and cleaning including arrangement of for removing of dust and foreign particles from the AHU rooms/filters/coiling coil throughly by using pressure water jet pumps and suitable washing products to ensure general hygeine and upkeeping of AHU rooms, greasing shaft and bearings, alignment of blower motor, tightening of blower V belt and refixing filters after drying and to ensure the drain lines, strainer, drain pan to arrest the micro/fungal growth inside AHU rooms complete all as specified and directed by Engineer-in-charge. Note :- (i) Replacement of Air Filter shall be resposibility of contractor if damage occur while removing or refixing.(ii) Servicing of one complete AHU will be considered as one job (iii) Cleaning of plenum and supply and return diffusers
