| 2 | Contractor shall providequalifiedtrainedauthorisedCARLservice Engineer and technicians to visitat site with material & labour, testing equipment to check /inspection and routine maitenance the following :-(i) To visit & check the operating parameters of the chillers, all saftey and indicating devices and measuring of voltage, amps and all other parameters every month.(ii) Review the previus mnths operating log records and alarm history.(iii) Inspect the unit for any unusaual vibration, noise etc.(iv) Check for a sign of refrigerant leakage with the system pressure only the rectifying the same. (Leak repair shall be paid seperately).(v) Check the proper functioning of microprocessor and take control test (If required).(vi) Check/calibrate the flow switch for proper functioning (If required).(vii) Check the antifreeze and carrying out the setting of the same(If required).(viii) Check the LP/HP cut out switches and to replace the same, if found defective.(ix) Check the water flow across the cooler/condenser by checking the pressure drop across the shell.(x) Periodical software up-gradation.(xi) Replacement of spares including any type of labour charges and spares parts measured and paid separately.(xii) Installation of spares parts(In case of defective) without refrigerant drawback (Except DGT Senson) etc. |
| 3 | QUARTERLY INSPECTION AND PREVENTIVE MAINTENANCE(i) Cleaning of Pot Strainers in water circuit.(ii) Checking of safety control and switches/replacement if required.(iii) Calibration of meters and gauges/replacement if required.(iv) Cleaning of contact switches, checking of relays, timer etc. replacement if required.(v) Clean/chek the electrical panel of the chiller with air blower. |
| 4 | HALF YEARELY INSPECTIONAND PREVENTIVE MAINTENANCETotal plant overhauling shall be done half yearly, preferably in winter. Prior permission shall have to be taken from the Engineer-in-Charge for the job.(i) Compressor and accessories to be serviced.(ii) Control panel along with gauge to be serviced. |
| 5 | Note : For item No 1.00 to 3.00:-(i)SPECIALINSEPECTIONAND MAINTENANCEDuring operationif machine become unserviceable for thatContractor shall providequalifiedtrainedauthorisedCARLservice Engineer and technicians to visitat site with material & labour, testing equipment to checkand attendcomplaintsas and when calledand rectify the faultwithin 24 hours of the chillers by followingall the recommendations and instruction given in the mannual and service instructions for the product including tags and levels affixed to the equipment , componentand to comply with all otherrelevant safety regulationand as directed by the Engr-in-Charge. (ii) Following will also be part of maintenance :-(a) Cost all consumable item likegrease, cotton vest, Cleaning agent etc shall be included in quotedrate. (b)Spares required for carry out Monthly, Quarterly, Half yearly and Special maintenanceshall measured and paid separately.(c)Cost of any type Testing equipment / Tools required for carry out Quarterly, Half yearly , Special maintenanceshall be included in quoted rate.(d)Cost of any type transportation required for carry out Quarterly, Half yearly, Special maintenanceshall be included in quoted rate.(e)Cost of any type Visit chargesrequired CARLService Engineer and technicians for carry out Quarterly, Annual, Special maintenanceshall be included in quoted rate.(f)Cost of any type consultancy chargesrequiredfor carry out Quarterly, Half yearly, Special maintenanceshall be included in quoted rate. |
| 6 | Note : For item No 1.00 to 3.00 (Contd...):- (iii)Followings are excluded in the above work :-(a) The repair/services of low side equipment such as piping, ducting, filters, grills, pump sets AHUs, AHU Motors, condenser motor chiller pumups etc.(b) Any day to day maintenance and operation and servicing of the plant.(c) Any kind of atmospheric/normal wear and tear, corrosion, chemical pollution of rusting/pitting of the plant/heat exchangers.(d) Painting of the equipmnets.(e) Any kind of modifications including welding work/masonary work/caprntry work/rewiring/ducting/insulations etc.(f) Main electrical panel switches/breakers/fuses and related interconnecting power work other than chillers.(g) Accessories equipment such as water supply lines, drain lines, relief lines, pressure gauges, thermometers etc.(h) Any work related to removal of refrigerant and beyond.(j) Any item or equipment as are recommended or required by insurance companies, government, states, municipal or other authorities.(k) Replacement of any equpment (Compressor, condenser or cooler) as a whole.(l) Descaling of condenser and cooler.(m) Replacemetn of any spare/consumable with refrigerant drawback.(n) Colling tower, motor, fins nozel etc. |

| 11 | M&L taking down of chiller/condensing Motor (15 HP) from foundation after disconnecting all electric connection. Re-fixing the same after making proper alignment, replacementmetalcoupling alongwith rubber bush complete including nuts/bolts/washers, gland packing (for pump), rusted nuts bolts, insulation, bearing of motor (as per existing size),winding.varnishing, heating andcomplete greasing etc. Testing the same on load complete all as specifiec and directed. |
| 12 | M&L for servicing of AHU ( 04 Nos at a time in one job) of capacity 12500 CFM, cleaning all air filters (internal), drain out pipe, re-alignment of base frame of motor & blower and replacement of V belt (as per existing size as site) complete all as specified and asdirected. |
| 13 | M&L for cleaning the cooling tower properly by scriber form inside and outside, taking out all sludge, rust etc with chemical complete as directed and replacement of fins ( 307 boxes , in each box have 08 nos fins) as per existing sample and apply synthetic enamel paint two coat over a coat of red oxide on all surface including steel ladder, servicing & greasing of motor , valve including PCC for foundation ( 10 mtr x 10 mtr x0.4 mtr) with two coats of weather proof paintetccomplete all as directed by the Engr-in-Charge. |
