12(B) CHILLER SYSTEMS:- 1. Check flow switch operation for proper operation. 2. Checking condition and setting of panel controls, operating controls, safety controls to ensure optimum performance, reliability and replacement of the same if found necessary. 3. Cleaning of Pot strainers in water circuit. 4. Lubricating all bearings as required. 5. Checking/rectifying of alignment of coupling in direct driven components. 6. Checking of AC systems and monitoring for any oil or gas leakages. 7. Checking of pressure controls (HP/LP/OP/WP), refrigerant pressure gauges, water pressure gauges, temperature gauges, expansion valves, refrigerant valves, strainer/driers, thermostats and solenoid valves etc.
13(C) AHU SYSTEMS:- 1. Checking the electrical control and set points for operation and adjusting the setting if necessary.Inspect cables for loose/loaded terminals, rectify if necessary. 2. Check AHU motor mounts for undue vibrations and replace the mounts if necessary within the quoted rates. 3. Checking of AHU fan motor, Impeller housing, shaft and bearings. 4. Checking of belt tension and alignment of motor, tightening of V-belts. 5. Cleaning of AHU outlets like diffusers, grills etc. with a standard chemical cleaning agent recommended by the OEM within the quoted rates. 6. Side covers shall be opened and damaged nut and bolts shall be replaced within the quoted rates. 7. AHU coil shall be cleaned with a standard chemical cleaning agent recommended by the OEM within the quoted rates. 8. Check for condition of motor pulley, blower pulley and alignment of both the pulleys and the same shall be repaired/replaced if found any abnormality within the quoted rates. 9. Check for V-belts and filter assembly/canvas cloth condition and replace if required. Note : Cost of V-belts and filter assembly shall be measured and paid under the relevant items of this schedule. 10. Motor terminals shall be checked and properly tightened. 11. Checking/rectifying of alignment of coupling in directed driven components. 12. Checking, rectification, repair and replacement of GI ducting, thermal/acoustic insulations, dampers, tinkering, welding and painting to ensure smooth function of the equipments.
14(D) CHILLER WATER PUMP:- 1. Checking the condition and setting of panel controls, operating controls and safety controls to optimum performance, reliability and replacement of the same, if found necessary within the quoted rates. 2. Inspect cables for loose/loaded terminals rectify if necessary within the quoted rates. 3. Base bolts, coupling bolts shall be tightened rigidly and check for alignment of coupling and coupling bushes shall be replaced including replacement of the rusted bolts shall be replaced with new ones within the quoted rates. 4. Checking/rectifying of alignment of coupling in direct driven components.
15(E) CONDENSER WATER PUMP:- 1. Checking the electrical control and set points for operation and adjusting the setting if necessary.Inspect cables for loose/loaded terminals, rectify if necessary. 2. Inspect contacts for chatler marks and clean. 3. Base bolts, coupling bolts shall be tightened rigidly and check for alignment of coupling and coupling bushes shall be replaced including replacement of the rusted bolts shall be replaced with new ones within the quoted rates. 4. Checking/rectifying of alignment of coupling in direct driven components. (F) ALL ELCTRICAL PANELS AND CONTACTORS:- 1. Checking the electrical control and set points for operation and adjusting the setting if necessary. 2. Inspect cables for loose/loaded terminals rectify if necessary within the quoted rates. 3. Checking electrical panels & cabling at plant room and all control cabling.
16(G)COOLING TOWERS:- 1. Checking of cooling tower nozzles, sprinklers, cooling tower motors and fans. 2Inspect cables for loose/loaded terminals, rectify if necessary within the quoted rates.Checking the condition and setting of panel controls, operating controls and safety controls to optimum performance, reliability and replacement of the same/ if found necessary within the quoted rates. 3. Valve gland leaks shall be arrested by changing gland packing material.Check for proper functioning of valves and repair the same if found any abnormality within the quoted rates. (H) FAN COIL UNIT:- 1. Checking the electrical control and set points for operation and adjusting the setting if necessary within the quoted rates. 2. Check FCU motor mounts undue vibrations.Replace mounts if necessary within the quoted rates. 3. Inspect cables for loose/loaded terminals, rectify if necessary within the quoted rates. (J) CENTRIFUGAL FAN, EXHAUST FAN:- 1. Checking the electrical control and set points for operation and adjusting the setting if necessary within the quoted rates. 2. Inspect cables for loose/loaded terminals, rectify if necessary within the quoted rates. 3. Check fan motor mounts for undue vibrations.Replace mounts if necessary within the quoted rates.
17(K) GENERAL:- 1. Checking the plant performance. 2. Checking of faulty spare parts of all electrical panels/motor control panel, pump panels, winding of motors and relay etc. and taking out defective spares against repaired or new spares. Note : Cost of new spares will be measured and paid under the relevant items of this schedule. 3. Checking to be done to notice abnormal operational noise in the running of plant/condenser/chilled water pump and corrective action to be taken as required. 4. The contractor should check over heating of compressor/ condensor/chilled water pumps and corrective action be taken as required. 5. Any leakage due to gland packing of pumps/refrigerant or otherwise is to be checked and corrective action should be taken immediately. 6. The contractor is required to carryout replacement of gland packing, inspection and cleaning of pumps, repair/replacement of control valves etc within quoted rates. 7. Contractor shall ensure proper ground earthing of plant, motors and requisite corrective action is to be taken. 8. Checking of electrical equipments like safety circuits, SFUs, Timer relays, Single phase preventors, Contactors, OLRs, Selector switches, Ammeters and Voltmeters etc. and rectification/repair/ replacement of the defective items. 9. Checking of all water pipe lines, water line valves including non-return check valves, water strainers and repair/ rectification/ replacement of defective parts. 10. Checking, maintaining and ensuring smooth function of the equipments without any abnormalities in noise, temperature, pressures and current drawn by the motors and carrying out rectification/repair/replacement of defective parts. Note : Spares to be replaced will be measured and paid under the relevant items of this schedule.
18(L) RECOVERIES FOR NON PERFORMANCE - 1. The quoted rate is deemed to be inclusive of Attending to emergency complaints/break-down by employing additional workmen as required within the quoted rates. 2.Call made before 1600 Hrs shall have to be attended on same day. Call made after 1600 Hrs shall be attended by 1000 Hrs on next day. 3.The firm has to attend the unscheduled service calls as and when required for locating the faults and rectify the same immediately.The contractor should attend to the breakdown of plant on priority basis.Records of the break down should be maintainted by him as directed by Engr-in-charge.Efforts should be made to restore working of plant within 8 hours of break so that regular air conditioned supply to users in maintained.If need be, the extra workmen shall be arranged by the contractor within quoted rates.In case of failure to rectify and complete the work as explained in the scope of work within the time limit as mentioned below, the work shall be got carried out through other agency at the risk and cost of contractor without further notice to them. 4. The corrective/breakdown maintenance is to be carried out any time during 24hrsx365days inclusive of all Sunday & Holidays.
195. Minor Maintenance :- Inclusive of Repairing and Replacement of all Spares/Components and all other associated accessories which are covered otherwise and attention of all defects other than major defects. (i) Respose Time (Maximum) - 03 hours (ii) Attending Time (Maximum) - 06 hours 6. Major Maintenance :- Inclusive of Repairing and Replacement of all Spares/Components and all other associated accessories which are covered otherwise and attention of all defects other than major defects. (i) Respose Time (Maximum) - 03 hours (ii) Attending Time (Maximum) - 24 hours (Should be in proportion with the type of failure). 7. In case of major complaints such down of system more than 36 hours whenever the standby equipment is not available for service a penalty of Rs 1000/- per day shall be imposed subject to maximum of Rs 15000/- depending upon the continuity of the shutdown. 8. The complaints which cannot be attended to within above specified time limit on technical grounds, be brought to knowledge of Engr-in-charge for taking suitable remidial action.
209. The scope of work includes preventive maintenance of air conditioning plant, etc. The same should be carried out on Saturdays, Sundays and holidays with prior intimation to Engr-in-charge.Contractor shall work out time schedule for carrying out preventive maintenance in consultation with Engr-in-charge. 10. The contractor shall be entirely responsible for all safety precautions required 11. All units of the AC plants like Compressors, pumps, motors, blower, etc. should be maintained in optimum condition.They will be checked for proper functioning and defective spares will be replaced if necessary.Consumables like oil, gas, contactors, switches, valves, etc and jobs like descaling, rewinding, gas charging, oil filling etc. will be measured and paid under the respective items of this schedule. 12. No additional payment shall be made for transportation of equipment from the AC plant site to the Firm"s ware house or delivery of the materials to the AC plant site at any point of time. 13. The firm shall make good all the losses occurred during servicing, overhauling, repairing and maintenance of plants without any additional cost. 14.The Refrigeration Mechanic deployed should have minimum qualification as ITI in refrigeration and air conditioning trade with at least five years experience. The same shall be verified by the Engineer-in-Charge. 15. Contractor shall ensure all safety precautons for Workmen and materials at work. In case of any accident, mishap, death and casuality is met at site of Work, the contractor shall be responsible and nothing extra shall be admissible to him on this account.
21(M) The following maintenance services are not covered under comprehensive maintenance of Central AC plant:- 1. Repair/overhaul of the compressor, condensor, chiller, motor, cooling tower, cooling tower fittings, heating/cooling coils, fans, FCUs, AHU, Sheet metal parts, valves, sensors etc. 2. Repair/replacement of electrical main switch/circuit breaker, main incoming cable, fuses and indication lamps. 3. Repair/replacement of component of main electrical distribution board and distribution power control cabling. 4. Repair/replacement of chilled water and condenser water valves and water piping, and all kind of masonry/ structural work. 5. Ducting and its accessories like dampers of all types, Thermal and acoustic installation, all type of piping and valves, electrical panel cabling, control wiring, bulbs and fuses. 6. Repair/replacement of fine filters and absolute filters. 7. Rewinding job of motors etc. 8. Gas charging job. 9. Compressor oil filling job. 10.Descaling job(s). 11.Cleaning of cooling tower 12.Cleaning of AHU and its filters. 13.Cleaning of Air ducts. 14.Painting of any component of AC plant. 15.Repair/overhauling of hot water generator and its system.
22Descaling of Condenser unitof 600TR AC Plant, including AHU units (11 Nos), cooling towers and pipe lines with descaling Chemical (As recommended by the OEM ) including replacement of gaskets and tighten with new nut and bolts, painting to cooling tower and all connected pipelines with two coat of synthetic enamel paint over a coat of red oxide primer complete all as specified and directed. Note : (i) 03 condensor unit, all connected AHU units, cooling towers and connected pipelines will be measured as one Job. (ii) Descaling chemical shall be included in the quoted rate. (iii)Strength of descaling solution shall be measured with pH paper and if the strength is less than 30%, then the descaling shall be done again by the contractor at his own cost to achieve the desired level of pH and nothing shall be payable extra on this account. (iv) The job also includes material and labour for making leak proof refrigerant system by vaccumising with in 7.6 mm HG carried out using N-2 gas and maintaining for three hours, at the end of this period vaccum should be maintained for 24 hours complete all as specified and directed.
23Descaling of condensor unit of 100 & 50 TR AC Plants including all AHU units, cooling towers and pipe lines with descaling Chemical (As recommended by the OEM ) including replacement of gaskets and tighten with new nut and bolts, painting to cooling tower and all connected pipelines with two coat of synthetic enamel paint over a coat of red oxide primer complete all as specified and directed. Note : (i) 03 condensor unit, all connected AHU units, cooling towers and connected pipelines will be measured as one Job. (ii) Descaling chemical shall be included in the quoted rate. (iii)Strength of descaling solution shall be measured with pH paper and if the strength is less than 30%, then the descaling shall be done again by the contractor at his own cost to achieve the desired level of pH and nothing shall be payable extra on this account. (iv) The job also includes material and labour for making leak proof refrigerant system by vaccumising with in 7.6 mm HG carried out using N-2 gas and maintaining for three hours, at the end of this period vaccum should be maintained for 24 hours complete all as specified and directed.
24Descaling of condensor unit of 44 TR AC Plants including all AHU units, cooling towers and pipe lines with descaling Chemical (As recommended by the OEM ) including replacement of gaskets and tighten with new nut and bolts, painting to cooling tower and all connected pipelines with two coat of synthetic enamel paint over a coat of red oxide primer complete all as specified and directed. Note : (i) 03 condensor unit, all connected AHU units, cooling towers and connected pipelines will be measured as one Job. (ii) Descaling chemical shall be included in the quoted rate. (iii)Strength of descaling solution shall be measured with pH paper and if the strength is less than 30%, then the descaling shall be done again by the contractor at his own cost to achieve the desired level of pH and nothing shall be payable extra on this account. (iv) The job also includes material and labour for making leak proof refrigerant system by vaccumising with in 7.6 mm HG carried out using N-2 gas and maintaining for three hours, at the end of this period vaccum should be maintained for 24 hours complete all as specified and directed.

Note : (i) 03 condensor unit, all connected AHU units, cooling towers and connected pipelines will be measured as one Job. (ii) Descaling chemical shall be included in the quoted rate. (iii)Strength of descaling solution shall be measured with pH paper and if the strength is less than 30%, then the descaling shall be done again by the contractor at his own cost to achieve the desired level of pH and nothing shall be payable extra on this account. (iv) The job also includes material and labour for making leak proof refrigerant system by vaccumising with in 7.6 mm HG carried out using N-2 gas and maintaining for three hours, at the end of this period vaccum should be maintained for 24 hours complete all as specified and directed.
26Supply (in company sealed cylinders of any capacity) and charge refrigerant gas R-22 for filling in compressors as per requirement complete all as specified and directed. Note : If the recharged refrigerant gas is leaked within 45 days of running of AC plant, the contractor shall recharge gas (including supply) without any extra cost to the department.
27Supply (in company sealed cylinders of any capacity) and charge refrigerant gas R-134 a for filling in compressors as per requirement complete all as specified and directed. Note : If the recharged refrigerant gas is leaked within 45 days of running of AC plant, the contractor shall recharge gas (including supply) without any extra cost to the department.
28Supply (in company sealed cylinders of any capacity) and charge refrigerant gas R-407 c for filling in compressors as per requirement complete all as specified and directed. Note : If the recharged refrigerant gas is leaked within 45 days of running of AC plant, the contractor shall recharge gas (including supply) without any extra cost to the department.
29M&L for topping up/charging of Compressor oil non freezing type in factory sealed containers (as per existing grade and type recommended by OEM) complete all as specified and directed.
30S&F in repair Fan Belt for AHU of size B-76/78/106/126, A-23/27/28/29/30/44/56/57/61 or any other size as per existing complete all as specified and directed.
31M&L for disconnecting, dismantling, taking down burnt out chiller motor/cooling tower motor/condensor pump/Hot water pump from its base and transporting the motor to the workshop and back, refixing, testing on full load, commissioning the repaired motor after carrying out the following repairs :- (i) Opening the side covers and removing the rotor and cutting/removing the burnt coils/winding from stator (ii) Cleaning the slots carefully (iii) Rewinding the stator using super enamelled copper conductor wire with same size, number of coils, number of turns/coils as per data acquired from the old burnt motor, including varnishing of two coats, drying using electric furnace (iv) Testing the coils for continuity and no current passing through the stator core (v) Dynamic testing of the rotor and alignment of the main shaft and ensure that no imbalance or vibrations (vi) Re-assembling the rotor and connecting the end terminals to the terminal plate of the motor, closing the ends with side covers (vii) Testing and commissioning the electric motor connected to the electric supply to its full load by connecting the compressor (viii) Fixing of new nuts, bolts and washers Note : Parts renewed i.e. Ball bearing, greasing and oiling shall be deemed to be included in the quoted rates.
