Name of Work: REPAIR/MAINT AND ALLIED WORKS TO CENTRAL AC PLANT AT BASISTHA UNDER GE GUWAHATI

1NOTE (Applicable for all items):- The bidders/contractors are advised to read tender documents & all corrigendum/amendments and General conditions of contracts before entering/quoting the rates.
2Carrying out Annual Maintenance Contract of 75 TR water cooled chiller plant by authorised agency of OEM (Original Equipment Manufacturer i.e. Blue Star) and day to day maintenance of Central Air Conditioner unit comprising of 75 TR Chillers (02 working and 01 stand by) including following: -
3(a) Carry out periodic inspection and preventive maintenance for efficient functioning of the chiller units, maintaining proper condition of temperature and humidity in conditioned enclosed spaces.
4(b) Checking the actual performance /operationing parameters with respect to the desired parameters and take corrective action when there is difference.
5(c) Attending Fault/ defect of any nature within 4 hours of intimation and rectification of the same. Penal recovery @ Rs 250/- per hour and Rs 5000/- per day will be deducted for attending of fault beyond 6 hours of intimation.
6(d) In addition to above, Quarterly visit by Engineer from authorised agency of OEM be carried out for overall checking of the plant and to carryout preventive maintenance checks.
7(e) Carry outoil inspection as and when required including testing of the same for the serviceability for better life of lubrication parts and motor.
8(f) Checking the set parameters in the controller taking and safety fault trips taking control test contacts cleaning
9(g) Carry out repair /replacement of parts /spares/ driers/oil as suggested by Engineer from authorised agency of OEM.
10(h) Carry out overall Servicing, including detailcheck up andmaintenance/ calibration of relays of microprocessor based Control panel of75 TR AC Plant and keep the same functional all as specified and directed.
11(k) Refrigerant leak test is to be carry out under supervision of Engineer from authorised agency of OEM.
12Note : (a) The cost of taking out old spares/ parts for replacement deemed to be included in the quoted rate. The new spares/ parts will be measured and paid under relevant item of this schedule as "Supply only". Maintenance of ducts, pumps, valves, Descaling of condensors/ cooling towers will be measured and paid separately.
13(b) All necessary tools and plants shall be arranged by the contractor and the cost thereof deemed to be included in the quoted rate.
14(c ) The responsibility ofPayment in advance if demanded by the authorised agency of OEM shall be of the contractor. Department will pay any item after execution only.
15(d) The quoted rate deemed to be inclusive of lifting /shifting/ transit charges against any type material ,up/down the building or shipmentcost or freight of any material from site to workshop (except where separately specified) or any subvenders works. All other charges and transit insurance will be included in this contract.

29Material & Labour for descaling of complete condenser units for central AC plants (AC Plant Make- Blue star) ofcapacity 75 TRby means of adding descaling chemical solution (HCL) or equivalent as per requirements and running the plant pump continuously till all the scale of pipes/shell are removed including removing side covers of condenser and cleaning the water tubes by means of nylon brushes till the scaling is removed and re fixing of covers including replacement of neoprenerubber gasket and refixing pipe connection etc. all as specified and directed. Note: Descaling shall be carried out in supervision of Engineer from authorised agency of OEM
30Repairing /servicing and overhauling the centrifugal pump of following capacitiesby dismantling the pump from induction motor, opening for inspection, replacing the worn out parts like gland bush, bearings, gland bolts and nuts,gland packing, gasket, water seal etc including repairs to pump shaft by remetalling, grinding, polishing and reassembling the same and replacing the rusted nuts, bolts, washers etc and testing complete all as specified and directed. Note : Spares other than not specifed are required during reparing /replacementshall be measured and paid separately under relevent items of schedule "A" as supply only

54Supply, fabricate and erect PGI Air duct made out of 22 gauge PGI sheet including necessary support, jointing with suitable size MS Angle/flat iron and 3mm thick rubber packing, drilling and necessary GI nuts, bolts & washers all as specified and directed, from ground level to upto 50ft height.
