Use appropriate tools and controlled methods to prevent damage to retained ceiling, wall finishes, wiring, ducts and adjoining installations. Segregate reusable components from scrap, label and stack reusable items at a location designated by the client, and safely cap or secure exposed wiring ends pending subsequent installation. Include removal of loose fixing components and local cleaning of the affected work area. Disposal of unserviceable materials shall be undertaken in accordance with site instructions and applicable safety requirements; any concealed or hazardous condition encountered shall be reported before further disturbance.Note: about 35 nos Ceiling Fan, 25 nos Tube Light and about 150 mtr Cable/wire with condutes to be removed
2Remove loose, flaking, delaminated or otherwise unsound paint films, deteriorated wall coverings, redundant panels, abandoned surface fixtures and associated fasteners from the designated wall surfaces. Employ controlled scraping, sanding and dismantling methods appropriate to the substrate so as to minimise damage to sound plaster, masonry, glazing and retained services. Rake out loose material, remove dust and contaminants, and prepare the exposed substrate to receive subsequent repair and finishing systems. Collect, segregate and transport generated debris to the site-designated disposal point, leaving the work area orderly and suitable for follow-on trades. The item includes ordinary removal and surface preparation only; major concealed defects, extensive replastering or specialist hazardous-material abatement, if discovered, shall be assessed and approved separately.
3Inspect and repair localised cracks, pinholes, chipped plaster, fixing holes, surface depressions and damaged areas exposed during dismantling. Remove friable material back to a sound substrate, apply compatible bonding agent where required, and reinstate the affected areas using suitable cementitious repair mortar, plaster or approved filler according to the depth and nature of the defect. Ensure repaired surfaces are firmly bonded, adequately levelled and brought flush with adjacent existing finishes; provide curing wherever cement-based materials are used. Make good around removed fixtures, service penetrations and altered openings, and leave all treated surfaces dry, stable and ready for putty, primer or paint. Structural cracks, active water ingress and extensive substrate failure are excluded from routine minor repairs and shall be notified for separate technical direction.
4Prepare the specified internal wall surfaces and apply an approved-quality wall putty or compatible skim-coat compound in the number of coats necessary to achieve a uniform, smooth and paint-ready substrate. Before application, ensure the base is sound, dry, clean and free from dust, grease, loose particles and efflorescence; apply primer or bonding treatment where required by the selected product system. Apply each coat evenly with suitable tools, allowing adequate drying between coats, followed by careful sanding to remove ridges, trowel marks and surface undulations.
