| 1 | Servicing of lift once in 3 months and taking all reasonable care to maintain the lift in safe and proper condition by skilled man power.(i) Complete inspection, Cleaning and terminal tightness checking of the control panel etc. Checking of power contactor, relays and other equipment. The work has to be taken up Quarterly or as and when required ( Total 4Visits).(ii) Lubrication of all mechanical items as per Lubrication instruction manual.(iii) Checking of electro-mechanical interlocks i.e., top and bottom final limit switches, landing doors, cage doors and trap doors etc.(iv) Supervision and adjustment of breaks, both electromagnetic and centrifugal. (v) Supervision and repairing of rack and pinion, gear boxes, coupling spiders. (vi) Replacement of bearings, oil seals, cables all types of rollers if required. (vii) Any modifications/replacements of parts if required in electrical circuit of lift for smooth operation of elevator.(viii) Checking the healthiness of VFD and adjustment of parameters if required. (ix) Any additional works required as per field requirement (x) Material required will be provided by TNPGCL.Attending service calls in the quickest possible time on all days.
