Name of Work:- Repairs to doors, windows and other joineries in Pudupattinam area of Kalpakkam Township during the year 2026 - 2027.

1Replacing the existing wood work by supplying, manufacturing and fixing of Teak wood frames and architraves for doors, windows, ventilators, etc., made out of best quality teak wood scantlings with necessary holdfast/anchor fasters, wooden plugs and screws for fixing it to the various openings including removing the old door frame / shutter with all fittings, refixing the shutter to the new frame, finishing the sides with plastering white/colour washing to match with existing surface, painting the new wood with two coats of synthetic enamel paint over a coat of primer etc., and returning the retrieved old materials to GSO civil maintenance stores, etc., all complete as per the specifications and as directed by Engineer-in-charge.
2Supplying and fixing 35mm thick solid teakwood panelled door shutters of single leaf/double leaves and shutter frame shall be made out of 125 x 35mm, bottom rail of size 250 x 35mm and lock rail of size 200 x 35mm with tongue and groove jointed panels with minimum 125mm width of equal panels of 25mm thick each and 5 x 3mm groove at front face using second class teakwood including making as per drawings for various structural openings, labour for fixing of furniture fittings, removing the old damaged door and returning them to GSO maintenance stores etc., all complete as per specifications and as directed by Engineer-in-charge.
3Replacing the old night latch by supplying and fixing in position of New Ultra XL+ Vertibolt of \\"Godrej\\" (1CK -Texture Brown) or approved equivalent make operable by key from outside and by knob from inside with four keys including removing the old night latch and returning the damaged night latch to GSO stores, fixing the new vertibolt using retrofit adopter over the existing night latch hole, etc., all complete as directed by Engineer-in-charge. (Note: The lock shall be got approved by the Engineer before making bulk order)
4Supplying and fixing of following spares for Ultra verti bolt (Godrej - 1CK - Texture Brown) including servicing the lock, replacing the damaged part, etc., all complete as directed by Engineer - In - Charge.

10Reconditioning the existing teakwood panelled door shutters by replacing the damaged bottom rails with Class-II teakwood planks of upto 200mm - 250mm wide 35mm thick and providing with (22 gauge) aluminium plain sheet at bottom on both sides to a height of 400mm including cost of teakwood, aluminium sheet, nails, screws and painting the same, etc., complete including removing the old damaged door shutters and returning to GSO maintenance stores etc., all complete and as directed by the Engineer-in-charge.
11Supplying and fixing of fully glazed windows/ventilators made out of 100x50mm using best quality Class-II teakwood frames and shutters made out of 65x32mm teakwood frames and 4mm thick clear/grounded glass with 19x12mm teakwood beadings, fixing it to the masonry with necessary holdfast, etc., including removing the damaged windows with all fittings, removing and refixing the grills to the new windows, returning the old materials to maintenance stores, finishing the opening with plastering, white/colour washing, etc. all complete as per specifications and as directed by the Engineer-in-charge.
12Supplying and fixing glazed shutters having 65 x 32mm second class teakwood frames and 4mm thick clear/grounded glass for windows / ventilators including providing and fixing 19x12mm size teakwood beading for fixing glass, fixing shutter, removing the damaged window shutters, returning them to maintenance stores all as per specifications and as directed by the Engineer-in-charge.
13Providing and fixing garage door shutter by using Country wood (Padak) frame of size 100 x 35mm outer and middle frames (3 vertical and 3 horizontal) and 75 x 25mm intermediate horizontal 2 Nos. and pinned with including supply and fixing 20 gauge plain GI sheet on outer face and cost of wood & GI sheet, painting the entire surface with 2 coats of enamel paint over a coat of primer, removing the damaged door shutter, etc., all complete as directed by the Engineer-in-charge.
14Supplying, manufacturing and fixing of Teakwood frames with fly proof mesh shutter for windows, ventilators etc., made out of best quality Class-II teakwood scantlings with necessary wooden plugs and screws for fixing it to the various openings including removing the existing architrave beading, making outer frame using 50x25mm teak wood with half lap/mortice joint, fixing the outer frame with suitable screws, making fly proof mesh shutter using 50x25mm teak wood fixed with 0.4mm dia wire and 1.4mm aperture Stainless Steel (Grade 304) grade fly proof wire gauze, providing and fixing 19/12x12mm size teakwood beading for fixing fly proof mesh, painting the new wood with two coats of synthetic enamel paint over a coat of primer to match the existing colour, fixing the shutter with following fittings, returning the retrieved old materials to GSO civil maintenance stores, etc., all complete as directed by Engineer-in-Charge i) Fittings:- Each shutter shall be fixed with the following hardware fittings. a) 2 Nos. of 75 mm long stainless steel butt hinges of approved make bearing ISI mark with suitable stainless steel screws. b) Two numbers of 75mm long anodised aluminium tower bolt for windows and ventilators of approved make bearing ISI mark with suitable CP screws. c) One number of 125 mm long anodised aluminium D handle of approved make as per IS - 208 bearing ISI mark with suitable CP screws.Note: 1) All fittings, fly proof mesh, teak wood shall be got approved by the Engineer before making bulk order.2) The rate quoted shall be inclusive of supplying, manufacturing, fixing of frames and shutter with required hardware fittings as detailed above.

16Replacing the existing damaged window / ventilator glass panes by supplying and fixing in position 4mm thick plain/grounded glass of make Saint Gobain or equivalent with necessary teakwood beading, pin nails, putty, etc., by using the existing removed beading to the possible extent and supplying and fixing balance beading if any, including cost of beading, nails, putty, etc., and transporting the removed broken glass pieces and disposing safely at places as shown etc., all complete as per specifications and as directed by the Engineer-in-charge.

23Repairing the cupboard shutters by removing the shutters from the existing position with all furniture fittings, removing the damaged portion of plywood panels from the shutters and replacing with 4mm thick commercial plywood including cost of cutting, finishing the edges and refixing the shutters in position with all the existing fittings and painting with two coats over one coat of synthetic enamel paint of wood primer etc., complete all as per specifications and as directed by the Engineer-in-charge.

Payment shall be made on the basis of weight of aluminium members/section fabricated and actually installed in position without extra allowance for wastage no extra payment shall be made for non-aluminium consumable items like screws, gasket, weather strips PVC/Neoprene lining, sliding wheels for windows, in built tower bolt, reinforcing rods, etc., 2. Glazing, particle boards, aluminium grills, mesh etc., will be paid separately under relevant items. 3. All fittings except under Note-1 will be paid seperately under relevant item and the fittings shall be of matching colour anodized aluminium sections. 4. The aluminium section shall be smooth, rust free, straight, mitred and jointed mechanically wherever required cleat angles at no extra cost. 5. 58Re-fixing of aluminium partition, fixed glazing etc., including dismembering the partition by removing the glazing, particle boards gasket, jointing clamps etc., shifting transporting if any required, refixing the partition using required cleat, screws, anchor fastner etc., fixing the glazing/particle board with required EPDM/neoprene gasket lining, stainless steel screw, mastic filling, weather strips, etc., all complete as directed by Engineer-in-charge.Note:- 1) Payment shall be made on the basis of elevation area of aluminium members/section fabricated and actually installed in position without extra allowance for wastage and no extra payment shall be made for non aluminium consumable items like screws, gasket, weather strips PVC/Neoprene lining, sliding wheels for windows, in built tower bolt, reinforcing rods, etc.,2) All fittings except under Note-1 will be paid seperately under relevant item and the fittings shall be matching colour anodized aluminium sections.

60Repairing, re-aligning and making good of aluminium doors, windows by removing making all modification and refixing in its original position including servicing and replacing gaskets, cleats, pins, window roller wheels, etc., wherever necessary etc., all as directed. (Note: The Rate quoted shall be for each shutter. Cost of window rollers will be paid for seperately under relevant item)

67Repairing and refixing the existing looking mirror with fiber reinforced plastic frame including replacing the worn out rubber gasket with new gasket, replacing the damaged PVC/MDF backing with 6mm thick BWR plywood with wall fixing screw slots two no's each on vertical and horizontal side, painting with one coat of synthetic enamel paint to match with the existing surface fixing it to the wall with necessary screws, etc., all complete as per specification and as directed by the Engineer-in-charge. [Note: The required Looking mirror and frame will be issued by the Department at free of cost.]
68Repairing the existing 5mm thick looking mirror of an overall size of 600 x 450mm with new gasket inclduing removing and refixing the backing sheets, fixing to the wall with necessary screws, etc., all complete as directed by Engineer-in-charge.

83Modification of existing Glazed Windows to accommodate 1.50 Ton Air conditioner by cutting the existing window and introducing 1300 to 1500mm long II class Teak wood of size 100x50mm horizontally and using the retrieved wood for vertical support, including altering/ fixing the existing shutter and grill of existing pattern to required size and shape using the dismantled materials wherever possible for top portion, painting with two coats synthetic enamel paint to match with the existing surface over a coat of wood primer etc., all complete as per specification and as directed by the Engineer-in-charge.
84Providing and fixing Aluminium curtain rod of 25mm aluminium hollow tube with 2mm wall thickness including providing end brackets, fixing over window/openings, etc., all complete as per specification and as directed by the Engineer-in-charge.
85Fabrication and fixing of 18 mm thick, 150 mm wide pelmet using the available old wood by cutting to required length, jointing, fabricating to required size including fixing in wall with 18mm thick teakwood brackets with suitable screws/ rawl plug, providing 20mm dia heavy duty quality anodized aluminium curtain rod of polishing the all exposed surface with three coats of natural polishing with French/Touch wood polish, etc., all complete as per specification and as directed by Engineer. 88Attending complaints on minor repair works in doors, windows, ventilators and MS Grill mesh doors of various types by servicing the fittings and replacing the wornout fittings if any, refixing the same, and also other carpentry related complaints if any etc., complete all as directed by the Engineer-In-charge.[Note: Cost of fittings will be paid for separately under relevant item]

(Ex-cel sheet) or other equivalent approved make of white colour for flush door shutter including providing recessions for hinges, fixing with following fittings over the granite door frame using required fasteners, finishing all edges with mixture of PVC powder & solvent for smooth finish, etc., all complete as per specification and as directed by the Engineer-In-Charge.The door shutter shall be fixed with the following hardware fittings: -a) 4 Nos. of 75 mm long stainless steel heavy butt hinges of GARG brand bearing ISI mark with suitable stainless steel screws. b) Two numbers of 125mm long anodised aluminium D handle of make Classic/Crown or approved equivalent as per IS - 208 bearing ISI mark with suitable CP screws. c) Two numbers of 75mm long anodised aluminium baby latch type/cranked type tower bolt with suitable CP screws. d) One number of 50mm long solid PVC door buffer with 75mm long CP screws.Note: 1) All furniture fittings shall be of approved quality and make. 2) The rate quoted shall be inclusive of fixing of door shutters with required hardware fittings as detailed above. 3) The PVC Integral Foam shall be factory manufactured solid section of light weight sheet with fine & homogeneous closed cell structure with smooth, glossy, hard surface finish on both sides. 99Removing and refixing of fly-proof stainless steel wire mesh in the grill door/gate made up of 0.4 mm diameter SS wire (Grade 304), including careful removal of existing mesh, grill gate, cleaning the surface, removing & refixing the damaged fly mesh with necessary MS flat, repairing the gate without causing damage to the existing grill frame, refixing the gate with suitable welding to the frame, etc., all complete as per site conditions and as directed by the Engineer-in-Charge.[Note: Cost of MS frame work and SS fly proof mesh will be paid for separately under relevant item]
100Providing and fixing M10 expansion anchor fasteners of make Hilti or other approved make in RCC/ brick masonry at all lifts including drilling hole using hammer drilling or diamond core drilling, cleaning the hole using hand pump for blowing out dust, setting the anchor in position, checking the anchor setting, fixing the steel members with approved thickness of washer and nut, checking the installation, etc., complete all as per manufacturer specifications and as directed by the Engineer-in-charge.

107 GENERAL INFORMATION FOR GUIDANCE OF TENDERERS
108The schedule of quantities is to be read for the purpose of pricing in conjunction with the special conditions, general rules for the guidance of contractors, conditions of contract, specifications, drawings, schedule of supply of materials and the appendices.
109The prices inserted in the schedule of quantities shall be inclusive of value of the work described including all cost and expenses, which may be required in and for the construction of the work described together with the general risks, liabilities and obligations not forth or implied in the documents on which the tender is to be based.
110The quantities stated are to be considered approximate only and the unit prices entered in the schedule of quantities and prices shall apply only to the actual quantities measured in the completed work in accordance with the specifications.
111All the materials other than those shown in schedule of supply of materials in section VII are to be arranged by the contractor and his rates should account for the same.
112Rates quoted for all items in this tender shall include cost of all materials including cement and steel. Department will not supply any materials other than materials stipulated in Section - VII of the tender and as such the rates quoted must be all inclusive.

General Notes for Wood Works at Kalpakkam Township: 1) Tenderers are advised to visit the site of work with prior permission from Engineer-in-charge/Authorized representative to acquaint themselves with the nature and location of work before quoting the tender. 2) The work is to be carried out in residential buildings with least disturbance. 3) The contractor should arrange the labour pass for their labourers before commencement of work. 4) The Contractor shall be responsible for all the risk & cost of their labour and they should possess valid insurance policy for the entire contract period and also they have to submit the copy of insurance to the department before commencement of work. 5) The Contractor should provide safety belt, helmet and other safety gadget for labourers working above 1.5 m height of building. 6) Safety of the staff employed will be the responsibility of the contractor. Department will not be responsible for any mishap, injury/accident or death of the labours engaged by the contractor. No. claim in this regard shall be entertained/ accepted by the department. The contractor shall be responsible for all damages and accidents due to negligence on his part. 7) The Contractor shall arrange to provide the service on Saturday, Sunday and other holidays, in case of emergency as and when required by the Engineer-in-charge, as well as for curing purpose if necessary, failing which, penal recovery shall be made and decision of Engineer-in-charge will be final. 8) The contractor shall engage required Carpenter /mazdoor and adequate material to be maintained on day by day/ regular basis. 9) The Contractor shall be assigned to attend the complaints on weekly basis for normal complaints and on daily basis for emergency / urgent complaints thro complaint registers / on telephones / verbal instruction from Engineer-In-Charge. In all cases, the contractor shall attend the complaints based on its priority and penal recovery will be made for delay / failure in completing the complaints as detailed below:- Priority Nature of complaint Duration to complete / attend the complaint Penal recovery Remarks I Emergency / Urgent complaints 1 day 200/- per day Decision of Engineer-In-Charge shall be final for deciding the priority of job. Normal Complaints II Minor complaints relating to internal repair works such as day to day complaints, replacing joinery fittings etc., 3 days 50/- per day III Major complaints relating to replacement of door, frames, etc., 7 days 100/- per day 10) The contractor shall provide daily/ weekly report stating the nature of complaints received, attended, balance complaints, etc., to the Engineer-in-charge or his authorized representative on daily/ weekly in the approved format. 11) The Contractor shall provide and maintain triplicate book for receiving the job complaint order from Engineer-In-Charge in the approved format. 12) No debris shall be left over during the repair works under each item on any day. An area for 'Debris bins' will be identified on the request of contractor for collection of debris generated on day to day basis. The Debris from debris bin shall be cleared by the contractor every month. 13) Penal recovery of Rs. 500/- per Cu.m will be imposed for non-clearing of debris and the decision of Engineer-in-charge will be final. 14) Most of the complaints related to internal repair works have to be carried in the quarters occupied by the residents. If the quarter where the complaints received is in door locked condition and the residents are not available at the time of visiting, then the door lock intimation slip shall be pasted on the main door or at visible area at the entrance to intimate the maintenance team attendance. 15) General Code of conduct to the Contract Personnel Ø All contract staff should wear ID Card signed by GSO Officials and it should be kept visibly seen. Ø Contractor should provide uniform / fluorescent visi wears bearing contractor logo to all labours engaged by them for proper identification. Ø When entering the house for attending complaints, they should get the permission of occupants, informing the nature of complaints entered in the complaint register. Ø While attending complaints, the contract personnel shall insist the occupant to be available nearby. Ø The contract personnel are requested to talk politely, gently in soft tones to the occupants and in particular while talking to lady members.
