Bids Are invited for Hiring Of Consultants - Milestone/Deliverable Based - Functional Consultants; Energy (Oil, Gas, Power, Renewables); Yes; Hybrid(As Specified In Scope Of Work) - Consultancy Services For Land Title Search, Encumbrance Verification And Legal Due Diligence For The Following Location Proposed For Develeopment Of Cbg Plants: Raipur, Bilaspur, Kdmc Land At Barave, Maharashtra. (Area Of The Each Land Arround 10-12 Acres)1. Conduct Detailed Title Search And Verification For The Preceding 31 Years, Including Examination Of Revenue, Registration And Other Relevant Land Records And Title Documents.2. Examine And Verify 7/12 Extracts, Khasra/Khatauni, Mutation Records, Sale Deeds, Lease Deeds, Conveyance Deeds And Other Applicable Documents To Establish The Title History And Ownership Of The Subject Land.3. Carry Out Necessary Searches With The Sub-Registrar/ Registration Department, Revenue Authorities And Other Concerned Government Offices And Verify All Existing Or Potential Mortgages, Charges, Liens, Claims, Acquisitions, Attachments, Easements, Restrictions And Third-Party Rights.4. Conduct Searches Of Relevant Courts/Tribunals And Legal Records And Provide Confirmation Regarding Any Pending Suit, Litigation, Execution Proceedings Or Other Legal Proceedings Affecting The Subject Land.5. Examine Applicable Land/Revenue Laws, Zoning And Other Statutory Restrictions And Provide A Legal Opinion Confirming The Suitability Of The Land For Establishment And Operation Of The Proposed Cbg Project And Taking The Land On Lease By Bpcl/Bpcl Subsidiary.6. Submit A Duly Signed Land Title Search Report (Tsr) Prepared By Experience Advocate Along With Nil Encumbrance Certificate/Legal Certificate, Covering Title Flow, Findings, Deficiencies, Risks And Recommendations, Including All Necessary Document Verification, Record Searches And Visits To Concerned Offices.
