2Dismantling of mud roofing of any thickness, including plastering and leeping (whether full thickness removed or only part thereof), and disposal of dismantled material/rubbish to a distance not exceeding 500 m, complete as specified and as directed.
3Water proofing treatment to existing roof/terrace using sika coolcoat /or equivalent Single component, acrylic based, flexible, micro fibre reinforced waterproofing and heat reflective coating system. the treatment shall be carried out as per the manufacturers instructions and shall include.(a) Preparation of substrate and cleaning it off all loose and triable by mechanical means(b) Open the cracks lines to form , V grooves with cutter/hammer/chisel up to 5-10mm and filling with crack filler and PU sealant.(c) application of primer coat @ 0.2 to 0.3 kg/ sqm followed by the first coat @ 0.75kg/ Sqm.(d) The second coat shall be applied @ 0.75 kg / Sqm and reinforced with fabric re-inforcement between the first and second coat.(e) The top coat of primer shall be applied after the second coat dries off @ 0.05-0.08 Kg per Sqm.(f) The material shall adhere to following specification. Any component used which is not manufactured by the particular manufacturer can only be used with official approval from manufacturer
4Providing and laying Plain Cement Concrete (PCC) 1:2:4, Type B0, using 12.5 mm graded stone aggregate in roof kerbs (golla), mud stops, sides of roof sheets and similar locations, including forming rounded or chamfered edges, necessary centering, shuttering/formwork, finishing, curing and all labour, materials and incidentals complete as specified and directed by the Engineer-in-Charge.
5Material and Labour for 15 mm thick cement rendering/plaster in CM 1:4 on roof surfaces, parapets, vertical beam surfaces and other horizontal or vertical surfaces, finished even and smooth, using only coarse sand (Toka Sand), including surface preparation, scaffolding, curing and all incidental works complete as specified and directed by the Engineer-in-Charge.
6Making benching (gola/fillet) in PCC (1:2:4), Type B0, using 12.5 mm graded stone aggregate and incorporating waterproofing compound (WPC) as per manufacturer's instructions, along junctions of roof and adjoining walls in concave shape, including mixing, laying, finishing, curing and all labour and materials complete as specified and directed by the Engineer-in-Charge. (Note: WPC shall be measured and paid separately.)
7Supply only liquid integral waterproofing compound conforming to relevant specifications, for use in cement concrete, mortar, plaster and allied works, complete as specified and directed by the Engineer-in-Charge.
8Demolition of brick work or stone/boulder masonry built in cement mortar or cement lime mortar, including quoins, arches, pillars, etc. in any description. The work includes careful dismantling, stacking of serviceable bricks for reuse, and disposal of unserviceable materials/rubbish outside the site as directed by Engineer-in-Charge, complete all as specified and directed.
9Brickwork with sub class ‘B’ old size burnt clay bricks, straight or curved on plan exceeding 6 metre mean radius, built in cement mortar (1:6), including scaffolding, soaking of bricks, raking out joints, curing, and all materials, labour, tools and plants complete all as specified and directed by Engineer-in-Charge.
10Brick work in half brick thick wall using sub class ‘B’ old size burnt clay bricks, straight or curved on plan to any radius, built in cement mortar (1:4), including scaffolding, soaking of bricks, proper bonding, raking out joints where required, curing, and all materials, labour, tools & plants complete all as specified and directed by Engineer-in-Charge.
11Taking down cement or cement lime plaster from brick or stone walls etc., including raking out joints, hacking the surface for key, scrubbing down with water, and removing debris outside the site, complete all as specified and directed by Engineer-in-Charge.
12Material and labour for providing 5 mm thick plastering on concrete ceiling surfaces using ready mix cement plaster material of approved make and quality, including surface preparation, scaffolding, mixing, application, levelling, finishing the surface even and fair, curing and making good, complete in all respects, as specified and as directed by the Engineer-in-Charge.
13Material and labour for providing 12 mm thick plastering on external surfaces of brick walls, chajjas, fins, or concrete surfaces using ready mix cement plaster material of approved make and quality, including surface preparation, scaffolding, mixing, application, levelling, and finishing the surface even and fair, curing and making good, complete in all respects, as specified and as directed by the Engineer-in-Charge.
14Material and labour for providing 15 mm thick plastering on external surfaces of brick walls, chajjas, fins, or concrete surfaces using ready mix cement plaster material of approved make and quality, including surface preparation, scaffolding, mixing, application, levelling, and finishing the surface even and fair, curing and making good, complete in all respects, as specified and as directed by the Engineer-in-Charge.
15Material and labour for complete removal of existing treatment of any type/description (any layer) from external/internal wall/ceiling surfaces, soffits/chajja/roof projection surfaces etc., by scraping steel patti or Mechanical sander/grinder machine having suction vaccum Bag (Smart periodical methodology), complete all as specified and as directed.
16Material and labour for preparation of new plastered surfaces, surface after complete removal, applying acrylic putty on internal surfaces of walls/ceiling/soffits etc (thickness vary from 1.5 to 2 mm as required for desired smoothness and levelling of surfaces in two or more layers) by using readymade putty, including sanding with wall sander after filling the putty in first coat/second coat to make surface smooth and ready for receiving interior painting complete all as specified and as directed.Notes : (i) The prepared surface after wall putty, the contractor will inform to the GE as well as to the Engineer-in-Charge for site inspection before applying further finishes. Please note that the further finishes work will start only after approval of the prepared surface from the GE as well as to the Engineer-in-Charge through site order.Make of acrylic Putty: - Berger / Asian / Nerolac
17Material and labour for applying 02 coats of interior acrylic emulsion paint of approved tint/shade (Company Depot Tinted) @ 12 sq.m/litre/2 coats to wall surfaces (new or old prepared internal surface after complete removal and applying putty) over and including a coat of interior primer @ 11 sq.m/litre/1 coat (primer shall be same make as acrylic emulsion paint), paint and primer applying by using paint roller brush complete all as specified and as directed.Note ;- Complete removal and putty shall be measured and paid separately under respective item of BOQ.Brand and Make of interior acrylic emulsion paint: - Easy Clean Matt of Berger / Apcolite Advanced of Asian / Impression Ultra Fresh of NerolacBrand and Make of interior primer: - Seal O Primer of Berger / Smart Care Primero of Asian / Excel Alkali Prime of Nerolac

19Dismantling of floor, hearth, or wall tiling/terrazzo including cement mortar bedding layer but excluding backing coat, carefully removing tiles/terrazzo and bedding without damaging the base surface, preparing and cleaning the exposed surface to receive further treatment, including disposal of dismantled materials, loading, transportation, and throwing of debris in low-lying/empty area as directed at any distance up to 2.5 km from site, complete in all respects, as specified and as directed by the Engineer-in-Charge.
20Material and labour for providing 15 mm thick bedding layer (screed bed for tiles) in cement mortar (1:4) using grey cement, including mixing and incorporating liquid water proofing compound (WPC) in mortar as per manufacturer’s instructions per 50 kg bag of cement (excluding supply of WPC), laying, compacting, and finishing the surface even and fair/rough as required to receive tile work, complete in all respects, as specified and as directed by the Engineer-in-Charge.Note:(i) Liquid water proofing compound shall be deemed to be included in the rate and shall not be measured or paid separately
21Material and labour for providing and laying 10 mm thick bedding layer (screed bed for tiles) in cement mortar (1:4) using grey cement, including mixing and incorporating liquid water proofing compound (WPC) as per manufacturer’s instructions per 50 kg bag of cement (excluding supply of WPC). The work shall include laying, compacting, and finishing the surface to a smooth even or rough texture as required to receive tile work, complete in all respects as specified and as directed by the Engineer-in-Charge.Note:(i) Liquid water proofing compound shall be deemed to be included in the rate and shall not be measured or paid separately
22Material and labour for providing and fixing digital glazed vitrified tiles (DGVT) of approved shade, design, and pattern (including light, dark, and highlighter tiles as approved), area of each tile exceeding 0.42 sqm and not exceeding 1.0 sqm, 9–10 mm thick, premium quality, water absorption less than 0.5%, straight-edged, stain-free, glossy finish, laid in floors and skirting, set and jointed in Type-2 tile adhesive (thin bed) conforming to IS 15477:2019, including laying with 3 mm spacers or as per manufacturer’s instructions, epoxy grout filling of joints matching tile colour, surface preparation, cutting to required sizes and shapes, fixing, alignment, leveling, cleaning and finishing, complete in all respects, as specified and as directed by the Engineer-in-Charge.Note: Screed bed shall be measured and paid separately under respective item of BOQ
23Material and labour for providing and fixing anti-skid vitrified tiles of approved shade, matte finish, coloured design, area of each tile exceeding 0.11 sqm but not exceeding 0.18 sqm, minimum 7 mm thick, premium quality, water absorption between 3% to 6%, straight-edged, stain-free finish, laid in floors, set and jointed in Type-2 tile adhesive (thin bed) conforming to IS 15477:2019, including surface preparation, necessary cutting to required sizes and shapes, laying, alignment, leveling, cleaning and finishing, complete in all respects, as specified and as directed by the Engineer-in-Charge.Note: Screed bed shall be measured and paid separately under respective item of BOQ
24Material and labour for providing and fixing glazed ceramic coloured tiles of approved shade, design, and pattern (including light, dark, and highlighter tiles as approved), of premium quality, area of each tile exceeding 0.06 sqm and not exceeding 0.18 sqm, 7–8 mm thick, straight-edged, stain-free, glossy finish, water absorption between 10% to 20%, fixed on vertical surfaces such as skirting, dado, and similar works, set and jointed in approved Type-2 tile adhesive (thin bed) conforming to IS 15477:2019, including surface preparation, necessary cutting to required sizes and shapes, spacers, joint filling, cleaning, and finishing, complete in all respects, as specified and as directed by the Engineer-in-Charge.Note: Screed bed shall be measured and paid separately under respective item of BOQ
25Demolition of stone/marble slabs of any description or thickness used in floors, cooking platforms, steps etc., including carefully breaking/dismantling, removing from bed, removing all mortar, stacking/disposing of debris outside site, and cleaning the area complete all as specified and directed by Engineer-in-Charge.
26Material and labour for providing and fixing 18–20 mm thick machine-cut granite stone slab, factory finished with grinding and mirror polishing (table rubbed and polished), of approved colour and shade, for kitchen/cooking platform. The work shall include making required cut-outs for sink, hob, and other fixtures as and the granite slab shall be laid over 15 mm thick cement mortar bedding in CM 1:4 over grey cement slurry, properly leveled and fixed in position. Joints shall be filled with white cement (1:2) mixed with marble dust and matching pigment to suit the granite shade including machine cutting to required shape and size, edge finishing (bullnose/half-round/straight as directed), polishing, cleaning, and making good all joints. All labour, materials, tools, and incidental works required for complete execution shall be included complete all as specified and as directed by the Engineer-in-Charge.
27Material and labour for 18–20 mm thick marble stone slab of any black or mahroon colour, machine cut, factory finished (other than table rubbed and polished), for use in counter sunk wash basin, steps, jambs, pillars, window sills, cooking platforms and similar locations, including setting and fixing in position over 15 mm thick cement mortar bedding in CM 1:4. The work shall include laying over grey cement slurry, pointing in white cement (1:2) mixed with marble dust and pigment to match the shade of marble slab, machine cutting to required shape (square/rectangular or as per site requirement), edge finishing, cleaning, and extra polishing if required complete all as specified and as directed by the Engineer-in-Charge.\\"
28Material and labour for 18–20 mm thick marble stone slab of any black or mahroon colour, machine cut, factory finished (other than table rubbed and polished), for skirting, dado, risers and similar vertical applications, including fixing in position over 10 mm thick rendering in cement mortar (1:4). The work shall include laying over cement slurry, cutting to required size and shape (square/rectangular or as per site requirement), edge finishing, pointing in white cement (1:2) mixed with marble dust and pigment to match the shade of marble slab, cleaning, and making good joints. All materials, labour, tools and incidental works required for complete execution shall be included complete all as specified and as directed by the Engineer-in-Charge.\\"
29Material and labour for providing and laying 10 mm thick coloured paver tiles (Endura Tiles) of size 300 × 300 mm, over and including 20 mm thick cement mortar bedding in CM 1:4, laying tiles to proper level and line, including filling of joints with coloured cement to match existing surface, cutting of tiles wherever required, proper curing, cleaning and finishing complete all as specified and directed by Engineer-in-Charge.
30Surface excavation not exceeding 30 cm in depth and averaging 15 cm depth, including getting out soft/loose soil, levelling and dressing of surface, stacking or disposal of excavated material as directed, complete all as specified and directed by Engineer-in-Charge.
31Material and labour for providing and laying 75 mm thick cement concrete type B-2, 1:2:4 (using 40 mm graded stone aggregate) as in sub-base, including mixing, laying, compacting, levelling to required slope/level, finishing surface, curing and all necessary operations complete all as specified and directed by Engineer-in-Charge.
32Supply and fixing of 60 mm thick (M-35 grade) precast interlocking concrete paver blocks, factory made using PVC/Rubber moulds on vibrating table machine, using grey cement without pigment, of approved shape such as hexagon / triangular / zigzag / I-shape or as directed by Engineer-in-Charge, prepolished and preglazed, conforming to relevant IS specifications, having minimum compressive strength of 350 kg/sqcm, laid over and including 30 mm thick sand cushioning layer, properly compacted, levelled and finished, including filling of joints/interstices with fine sand, cutting wherever required, compaction and all other necessary operations complete all as specified and directed by Engineer-in-Charge.
33Demolition of reinforced cement concrete (RCC) of roof slabs (other than ground floor), beams, staircases, landings, chajjas and similar suspended RCC works, including cutting of reinforcement bars as required to facilitate demolition, breaking RCC into manageable pieces, stacking and removing debris outside site premises, complete disposal, and cleaning of site area, all as specified and directed by Engineer-in-Charge.
34Material and labour for reinforced cement concrete (RCC) 1:2:4, Type B-0 (using 12.5 mm graded stone aggregate) as in slabs supported on walls, beams and columns in floors, roofs, landings, balconies, deck slabs, shelves and similar works, including formwork, mixing, placing, vibrating, compacting, finishing the top surface, curing and all necessary operations complete all as specified and directed by Engineer-in-Charge. Note :- Reinforcement steel shall be measured and paid separately.
35Material and labour for reinforced cement concrete (RCC) 1:2:4, Type B-0 (using 12.5 mm graded stone aggregate) as in fins, fascias, louvers, parapets, railings exceeding 60 cm in height, balustrades and similar architectural elements, including formwork, centering, mixing, placing, vibrating, compacting, finishing, curing and all necessary operations complete all as specified and directed by Engineer-in-Charge.Note :- Reinforcement steel shall be measured and paid separately.
36Use and waste of formwork to sides and soffits of floor or roof beams, roof slabs, cantilevers, shelves and similar RCC works, providing rough finished surface, including all necessary staging, shuttering, supports, removal after completion, cleaning and making good as required, complete all as specified and directed by Engineer-in-Charge.
37Use and waste of formwork to sides and soffits of fins, louvers, fascia and similar RCC architectural elements, providing rough finished surface, including all staging, shuttering, supports, proper alignment and line, removal after completion of RCC work, cleaning and making good as required, complete all as specified and directed by Engineer-in-Charge.
38Material and labour for providing and fixing Mild Steel TMT bars Fe-550D, 10 mm dia and above, cut to required lengths, bent to shape, including cranking, bending, spirally bending for hooping of columns, forming hooks at ends and binding with mild steel wire (annealed) not less than 0.9 mm dia, including making of rungs, handles, etc., complete all as specified and directed by the Engineer-in-Charge. (Note: Weight of binding wire shall not be considered for measurement and payment purpose.)
39Material and labour for providing and fixing Mild Steel TMT bars Fe-550D, 6 to 8 mm dia, cut to required lengths, bent to shape, including cranking, bending, spirally bending for hooping of columns, forming hooks at ends and binding with mild steel wire (annealed) not less than 0.9 mm dia, including making of rungs, handles, etc., complete all as specified and directed by the Engineer-in-Charge. (Note: Weight of binding wire shall not be considered for measurement and payment purpose.)
40Taking down chowkhats or frames with shutters (without taking off shutters from the frames) area not exceeding 1.50 sqm each and removing from site including cutting holes for removal of old rusted hold fast and prepare the surface for new hold fast as required complete all as specified and as directed.

42Supply and fixing Factory made single extruded WPC (Wood Polymer Composite) solid door & other Frames/Chowkhat (Single Rebated) of size 45 x 70 mm comprising of virgin PVC polymer of K value 58-60 (Suspension Grade), calcium carbonate and natural fibers (wood powder/ rice husk/wheat husk) and non toxic additives (maximum toxicity index of 12 for 100 gms) fabricated with miter joints after applying PVC solvent cement and screwed with full body threaded star headed SS screws having minimum frame density of 850 kg/cum, screw withdrawal strength of 2200 N (Face) & 1100 N (Edge), minimum compressive strength of 58 N/mm2, modules of elasticity 900 N/mm2 and resistance to spread of flame of Class A category with property of being termite/borer proof, water/ moisture proof and fire retardant and fixed in position with MS hold fast/lugs/SS dash fasteners of required dia and length complete all as specified and as directed. Note: (i) For WPC solid door/window frames, minus 5mm tolerance in dimension i.e. depth and width of profile shall be acceptable. Variation in profile dimensions on plus side shall be acceptable but no extra payment on this account shall be made(ii) Cost for M.S. hold fast/ lugs or SS dash fasteners shall deemed to be included in the quoted unit rate nothing extra shall be paid on this account.
43Supply and Fixing Factory made single extruded WPC (Wood Polymer Composite) solid door & other Frames/ Chowkhat (double Rebated) of size 65 x 125 mm comprising of virgin PVC polymer of K value 58-60 (Suspension Grade), calcium carbonate and natural fibers (wood powder/ rice husk/ wheat husk) and non toxic additives (maximum toxicity index of 12 for 100 gms) fabricated with miter joints after applying PVC solvent cement and screwed with full body threaded star headed SS screws having minimum frame density of 850 kg/ cum, screw withdrawal strength of 2200 N (Face) & 1100 N (Edge), minimum compressive strength of 58 N/mm2, modules of elasticity 900 N/mm2 and resistance to spread of flame of Class A category with property of being termite/borer proof, water/ moisture proof and fire retardant and fixed in position with MS hold fast/ lugs/SS dash fasteners of required dia and length complete all as specified and as directed.Note: (i) WPC solid door/window frames, minus 5mm tolerance in dimension i.e. depth and width of profile shall be acceptable. 44Supply and fixing factory made single extruded WPC (Wood Polymer Composite) solid flush door shutter of size 30mm thick comprising of virgin polymer of K value 58-60 (Suspension Grade), calcium carbonate and natural fibers (wood powder/ rice husk/ wheat husk) and non-toxic additives (maximum toxicity index of 12 for 100 gms) having minimum density of 650 kg/cum and screw withdrawal strength of 1800 N (Face) & 900 N (Edge), minimum compressive strength 50 N/mm2, modulus of elasticity 850 N/mm2 and resistance to spread of flame of Class A category with property of being termite/borer proof, water/moisture proof and fire retardant. WPC to be laminated with PVC foil of minimum 14 microns thick of approved design pasted with hot melt adhesive on both faces of shutter and fixing with stainless steel butt hinges of required size with necessary full body threaded star headed counter sunk S.S screws, complete all as specified and as directed including supply and fixing following items : (a) Stainless Steel (304 Grade) Finished Butt Hinges of size 100mm - 4 nos. per leaf (Table 6 of BIS 12817-2020) BIS marked. (b) Stainless Steel (304 Grade) Finished Square Tower Bolt 200mm long - 2 nos per leaf as per table 1, dia of bolt 12mm as per BIS 15833. (c) Stainless Steel (304 Grade) Finished Handles 200 mm - 2 nos. per leaf (d) Stainless Steel (304 Grade) Finished Sliding door Bolt 300 mm - 1 no. per leaf, 16mm dia as per BIS marked clause 3(iii) of BIS 15834-2020.
45Providing and fixing factory made single extruded WPC (Wood Polymer Composite) glazed/gauge skelton door shutter of size 30 mm thick comprising of virgin polymer of K value 58-60 (Suspension Grade), calcium carbonate and natural fibers (wood powder/ rice husk/ wheat husk) and non toxic additives (maximum toxicity index of 12 for 100 gms) having minimum density of 650 kg/cum and screw withdrawal strength of 1800 N (Face) & 900 N (Edge), minimum compressive strength 50 N/mm2, modulus of elasticity 850 N/mm2 and resistance to spread of flame of Class A category with property of being termite/borer proof, water/moisture proof and fire retardant. 57Waterproofing treatment to sunken floor using acrylic based multipurpose polymer. The treatment shall be carried out as per manufactures specification. The treatment shall be include (i) Surface preparation of substrate by removing all traces of contaminates, loose and friable particles, cement laitance oils and grease, water repellent coatings etc(ii) Injection grouting using cementitious grout if required. The payment for injection grouting shall be made separately etc(iii) Repair to the substrate, filling of blow holes/voids and surface leveling using appropriate products specified by the manufacture.(iv) All intersections of horizontal and vertical surface should be profiled with a mortar fillet of minimum 25mm x 25mm.(v) The moisture content of the substrate shall be checked before application of first coat at water proof coating at the rate of 200 g/m2 followed brush topping at 450g/m2 per mm. The second coat shall be reinforced with glass fabric between the first and second coat.(vi) The treatment shall be protected by application of polymer modified cement mortar of thickness 10mm applied at the rate of 50g per mm.(vii) Tech specification :- Tensile adhesion strength :- 0.5N/mm2(as bonding slurry)Make : Sikka, Raintite or equivalent
58Material and labour for providing Plain Cement Concrete (PCC) 1:5:10, Type E-2, using 40 mm graded aggregate with AAC sludge/bats as filler material, for filling in sunken floors, including preparation of surface, placing and compacting concrete in layers as required, leveling and finishing to required levels and slopes, curing, and making good, complete in all respects, as specified and as directed by the Engineer-in-Charge.
