Name of Work:- Repair and Renovation of Bal Ashram Building at Mandi Gurgalian Samba (under Capex Budget 2026-27).

1Removing white or colour wash by scrapping and sand papering and preparing the surface smooth including necessary repairs to scratches etc. complete.
2Finishing walls with Acrylic smooth exterior paint of required shade: Old work (one or more coats applied @ 0.90 liters/ 10sqm)
3Distempering with 1st quality Acrylic/oil bound washable distemper (ready-made) having VOC content less than 50 grams/litre of approved manufacturer and of required shade and colour complete as per manufacturers’ specifications, one or more coats on old work
4Renewing glass panes, with wooden fillets wherever necessary : Float glass panes of thickness 4.0 mm (weight not less than 10kg/sqm)
5Repairs to plaster of thickness 12mm to 20 mm in patches of area 2.5 sq. meters and under, including cutting the patch in proper shape raking out joints and preparing and plastering the surface of the walls complete including disposal of rubbish to the dumping ground within 50 meters lead With cement mortar 1:4 (1 cement : 4 fine sand)
6Providing and applying white cement based putty of specified thickness, of approved brand and manufacturer, over the plastered wall surface to prepare the surface even and smooth complete. 2 mm thick
7Dismantling tile work in floors and roofs laid in cement mortar including stacking material within 50 meters lead. For thickness of tiles 10 mm to 25 mm
8Providing and laying in position cement concrete of specified grade including curing but excluding the cost of centring and shuttering. All work upto plinth level with: 1:4:8 (1 cement : 4 coarse sand : 8 graded stone aggregate 40 mm nominal size)
9Providing and laying Ceramic glazed floor tiles 300x300 mm (thickness to be specified by the manufacturers) of 1st quality conforming to IS: 15622 of approved make, laid on 20 mm thick bed of cement mortar 1: 4 ( 1 cement : 4 coarse sand) including pointing the joints with white cement and matching pigment etc., complete. In colour such as White, Ivory, Grey, Fume Red Brown
10Providing and fixing Ist quality ceramic glazed wall tiles conforming to IS : 15622 (thickness to be specified by the manufacturer), of approved make, in all colours, shades except burgundy, bottle green, black of any size as approved by Engineer- in-Charge, in skirting, risers of steps and dados over 12 mm thick bed of cement mortar 1:3 ( 1 cement : 3 coarse sand) and jointing with grey cement slurry @ 3.3 kg per sqm, including pointing in white cement mixed with pigment of matching shade complete.
11Kota stone slab flooring 25 mm thick over 20mm (average) thick base laid over and jointed with grey cement slurry mixed with pigment to match the shade of the slab, including rubbing, polishing and curing complete with base of cement mortar 1:4 (1 cement : 4 coarse sand) :
12Demolishing brick work manually/by mechanical means including stacking of serviceable material and disposal of unserviceable material within 50 meters lead as per direction of Engineer-in-charge: In cement mortar
13Providing and laying cement concrete in retaining walls, return walls, walls (any thickness) including attached pilasters, columns, piers, abutments, pillars, posts,struts, buttresses, string or lacing courses, parapets, coping, bed blocks, anchors blocks, plain window sills, fillets etcupto floor V level, including curing but excluding the cost of centring, shuttering and finishing with. 1:3:6 (1 cement : 3 coarse sand : 6 graded stone aggregate 20 mm nominal size)
14Centering and shuttering including strutting, propping etc. and removal of form work for: Retaining walls, return walls, walls (any thickness) including attached pilasters buttresses, plinth and string course fillets, kerbs andsteps etc.

16Steel work welded in built up sections/framed work, including cutting, hoisting, fixing in position and applying a priming coat of approved steel primer using structural steel etc. as required. In gratings, frames, guard bar, ladder, railings, brackets, gates and similar works.
17Fencing with angle iron post placed at required distance embedded in cement concrete blocks, every 15th post, last but one end post and corner post shall be strutted on both sides and end post on one side only and provided with horizontal lines and two diagonals interwoven with horizontal wires, of barbed wire weighing 9.38 kg per 100 m (minimum), between the two posts fitted and fixed with G.I. staples, turn buckles etc. complete. 18Providing and fixing Chlorinated Polyvinyl Chloride (CPVC) pipes, having thermal stability for hot and cold water supply, including all CPVC plain and brass threaded fittings. This includes jointing of pipes and fittings with one step CPVC solvent cement and testing of joints complete as per direction of Engineer-in-charge. Internal work-exposed on wall, including fixing the pipe with clamps at 1.00 meter spacing 25mm nominal outer dia pipes.

24Providing 40x5 mm flat iron hold fast 40 cm long including fixing to frame with 10 mm diameter bolts, nuts and wooden plugs and embeddings in cement concrete block 30x10x15 cm 1:3:6 mix ( 1 cement : 3 coarse sand : 6 graded stone aggregate 20 mm nominal size).
25Providing and fixing ISI marked flush door shutters conforming to IS: 2202 (Part I) decorative type, core of block board construction with frame of 1st class hard wood and well matched teak 3 ply veneering with vertical grains or cross bands and face veneers on both faces of shutters.
