1Cleaning and sweeping of common area including lift, lift lobby, staircase, corridor etc. of EWS & LIG category and collecting garbage, sludge, malba and refusal of all types dead animals and birds etc. at site,removal of spider net and removal of malba/refuse to nearest dustbin as per direction of Engineer-in-charge. Any challan from MCD/NGT or any other department on account of not cleaning the complete area satisfactory will be borne by the agency. (Item i/c Environmental Assistant with narial brooms, kassie, khappachi & bamboos,uniform,rickshaw etc.).Area should be cleaned daily in a year.
2Providing and fixing polycarbonate ventilation louvers of fibre reinforced polymer material with frame of 1st class polynorm material with all necessary screws, fittings, hinges & sliding bolts or tower bolts complete as per direction of engineer-in-charge.
3Cleaning of terrace/loft water storage tank (inside surface area) all capacity at all heights with coconut brushes, duster etc., removal of silt, rubbish from the tank and cleaning the tank with fresh water disinfecting with bleaching powder @ 0.5gm per litre capacity of tank including marking the date of cleaning on the side of tank body with the help of stencil and paint and disposing of malba all complete as per direction of Engineer-in-Charge. (The old date already written on tank should be removed with paint remover or black paint and if date is not written with the stencil or old date is not removed deduction will be made @ ` 0.10 per litre) (if during cleaning any GI fittings or ball cock is damaged that is to be repaired by contractor at his own cost and nothing extra will be paid on this account).
4Cleaning of terrace by using acid/chemical, including T & P like brush, scrubber, mops etc. and removal of malba/refuse to nearest dustbin as approved by Engineer-in-charge.
5Cleaning of under ground sump, Over Head R.C.C. Tank (independent staging) including disposal of slit and rubbish, all as per direction of Engineer-in-Charge. The cleaning shall consist following operations:- (i)Tank shall be emptied of water by pumping & bottom shall be cleaned of silt and other deposits.(ii) Entire surface area of the sump shall then scrubbed thoroughly with wire brush etc. and pressure washed with water.(iii) Chlorination of RCC internal surface by liquid chlorine.(iv) The treated surface shall be dried using air jetting and all loose particles shall be removal from the surface.(v) Finally the surface shall be treated with ultraviolet radiation etc. as per direction of Engineer-in-Charge.
6Dismantling stone slab flooring laid in cement mortar including stacking of serviceable material and disposal of unserviceable material within 50 metres lead
7Removing dry or oil bound distemper, water proofing cement paint and the like by scrapping, sand papering and preparing the surface smooth including necessary repairs to scratches etc. complete
8Dismantling old plaster or skirting raking out joints and cleaning the surface for plaster including disposal of rubbish to the dumping ground within 50 metres lead.
9Dismantling doors, windows and clerestory windows (steel or wood) shutter including chowkhats, architrave, holdfasts etc. complete and stacking within 50 metres lead :a) Of area 3 sq. metres and below
10Repairs to plaster of thickness 12 mm to 20 mm in patches of area 2.5 sq.meters and under, including cutting the patch in proper shape, raking out joints and preparing and plastering the surface of the walls complete, including disposal of rubbish to the dumping ground, all complete as per direction of Engineer-in-Charge. With cement mortar 1:4 (1cement: 4 coarse sand).
11Providing and applying white cement based putty of average thickness 1 mm, of approved brand and manufacturer, over the plastered wall surface to prepare the surface even and smooth complete.
12Distempering with 1st quality acrylic distemper (ready mixed) having VOC content less than 50 gram/litre, of approved manufacturer and of required shade and colour all complete to achieve even shade and colour : New work (two or more coats) over and including water thinnable priming coat with cement primer having VOC content less than 50 gram/litre Old work (one or more coats)
13Painting with synthetic enamel paint of approved brand and manufacture of required colour to give an even shade : a) One or more coats on old work
14Kota stone slab flooring over 20 mm (average) thick base laid over and jointed with grey cement slurry mixed with pigment to match the shade of the slab, including rubbing and polishing complete with base of cementmortar 1: 4 (1 cement : 4 coarse sand) : 25 mm thick
15Marble work gang saw cut (polished and machine cut) of thickness 18 mm for wall lining (veneer work), backing filled with a grout of average 12 mm thick in cement mortar 1:3 (1 cement : 3 coarse sand), including pointing with white cement mortar 1:2 (1 white cement : 2 marble dust) with an admixture of pigment to match the marble shade (To be secured to the backing by means of cramps, which shall be paid for separately). 16Kota stone slabs 20 mm thick in risers of steps, skirting etc. laid on 12 mm (average) thick cement mortar 1:3.
17Mirror polishing on marble work/Granite work/stone work where ever required to give high gloss finish complete.
18Chequered terrazo tiles 22 mm thick with graded marble chips of size up to 6 mm in floors, jointed with neat cement slurry mixed with pigment to match the shade of the tiles, including rubbing and polishing complete, on 20 mm thick bed of cement mortar 1:4 (1 cement :4 coarse sand) : Ordinary cement without any pigment
19Providing and fixing mossaic tiles on finished plain floor of size 600 mm x 1200 mm in all colour, design , fixing in customize design as per direction of Engineer-in- Charge. The mosaic tiles to be fixed on the floor with the help of approved adhesive applied at the rate of 2.5 kg per sqm and grouting of the same. The rate is inclusive of all operation, material and required pattern approved by Engineer-in-Charge:
20Structural steel work riveted, bolted or welded in built up sections, trusses and framed work, including cutting, hoisting, fixing in position and applying a priming coat of approved steel primer all complete.
21Painting with synthetic enamel paint of approved brand and manufacture of required colour to give an even shade : Two or more coats on new work over an under coat of suitable shade with ordinary paint of approved brand and manufacture
22Welding by gas or electric plant including transportation of plant at site etc. complete.
23Disposal of building rubbish / malba / similar unserviceable, dismantled or waste materials by mechanical means, including loading, transporting,unloading to approved municipal dumping ground or as approved by Engineer-in-charge, beyond 50 m initial lead, for all leads including all lifts involved.
24Hiring and operating of Wire suspended platform i.e. Cradle including erection charges, shifting from one building to other building (vehicle to be self arranged by agency), shifting from same building on top to top & cost of operator completeand its deployment as per direction of Engineer-in-charge for maintenance work of water supply lines & waste water pipe lines.

27Special Condition:-1. Setup of Maintenance Office – The office shall be equipped with furniture, computers, registers, stationery, a printer, and all necessary T&P (tools and plants).2. Deployment of Staff – Adequate staff shall be deployed, including DEO, mates, plumbers, carpenters, etc., for attending complaints in the maintenance office.3. Complaint Redressal – Any complaint regarding leakage of pipes or similar plumbing work shall be attended to within same day. In case of delay, valid reasons shall be submitted. If reasons found unjustified penality will imposed Rs.5000/ per complaint per day.4. Uniform and ID Cards – All deployed staff shall wear proper complete uniforms and carry valid ID cards issued by EE/DDA. If non comply, penality will imposed Rs.1000/ per person.5. Misconduct of Staff – If any staff member is found engaged in private work or any complaint is received against them, the contractor shall be liable for a penalty of Rs.5000/- per complaint.6. Monthly Feedback – A feedback form duly signed by residents/RWA, with more than 75% positive feedback, shall be submitted by the agency every month. It shall cover all aspects such as cleaning, civil maintenance, plumbing, etc. The format of the feedback form shall be provided by EE/DDA. 7. Access to Flats – If access inside a flat is required for maintenance purposes, prior permission shall be obtained from the RWA/allottee. 8. Scope of Work – All allied works required for carrying out maintenance shall be the responsibility of the agency. Any extra item beyond the scope shall be paid as per contract provisions.8. Record Maintenance – The agency shall maintain proper records of all complaints and their disposal, along with photographic evidence before and after completion of the work.9. 10.Penalty for Unsatisfactory Work – A penalty of Rs. 1,000 shall be imposed for each instance of unsatisfactory work executed at site.10. Recovery of 1% Electrical/water charges- will be made from bill.11. Daily swept garbage, rubbish etc. shall be collected at the designated collection point .12. The work will be terminated without any notice if the services will be handed over to RWA or any other civic Body. Nothing extra will be paid in this regard.13. A sum of Rs. 1000/- per day as token penalty will be imposed in case of specified area not swept/cleaned satisfactorily.14. A penalty of Rs. 2500/- per person/per day shall imposed if any of the Environment Assistant found absent and the work is got done by the department on his behalf.15. Any challan from MCD/NGT or any other department on account of not cleaning the complete area satisfactory will be borne by the agency.16. Contractor has to set up a complaint centre which consist 1 Data Entry Operator & 2 no. of Supervisor for which nothing shall be paid extra.17. Complaints related to leakages in water supply line (riser, downtake etc) shall be attended immediately within 4 hour, penalty of Rs.5000 per complaint shall be levied, if resolution is not done within mentioned time limit, it will be done at risk and cost of contractor.18. If resolution of complaint (other than from S.No.1) is not done within 3 days of filing of the complaint, penalty of Rs.1000 per day per complaint shall be levied.19.
