1Comprehensive, preventive and periodically maintenance of the HVAC VRV Unit Make- Hitachi, Model : RAS-10HNBCMQ1- Qty-2 No's and RAS 14GNBCMQ1 Qty-01 No's total 34 HP along with respectively Indoor units Qty -11 No's of different rating (4.5 HP ductable unit-02 no's, split- 02 HP-Qty-02, Cassette uni 3HP -7No's. By inspecting the all units and carry out monthly as a part of preventive maintenance, with relevant PM checklist. Checking the refrigeration system, motor arıd starters and ensuring healthy condition of the plant. Checking the system for any leaks and rectification of leaks found Taking set of readings and evaluating to ensure satisfactory performance of the plant, Checking the Refrigeration control system for operation and adjusting the settings, Checking the functioning of compressors and its accessories, Cleaning the IDU evaporator, ODU condenser coil monthly, Lubricating the bearings of motors, & fans when found necessary, monthly inspection of belts adjusting the tension and replacing the worm out belt as and when found required, Replenishment of refrigeration gas as a result of wear and tear or any other means, Overhauling the components of the equipment at site or in service station as and when required. Checking of the microprocessors PCBs and sensors of IDU/ODU units for its proper functioning and repair/ replacement of the same if found necessary to make the overall system serviceable.
2Attending to complain breakdown calls whenever required. Carrying out external cleaning (chemical or with water) of condensor coils of outdoor unit. Reporting the healthiness of the plant and make improvements if any, all as directed and specified by Engr-in-charge. Replacement of all unserviceable items are included in this item and replacement of unserviceable item with OEM items only. Cost of items/materials are included in this item and no other extra payment to be done. Refrigerant 410 as and when required is also included in this item.
3Comprehensive, preventive and periodically maintenance of the Chiller Plant Make- Blue box/ Swegon, Model : ZP182KCE-1FD-477-Qty-3 No's and total Capacity 22X3-66 TR along Primary pumps-5HP/2.5KW, Qty -3 No's including 4 No's AHU, including chiller LT panel & RO Plant , By inspecting the all units and carry out monthly as a part of preventive maintenance, with relevant FM checklist. Checking the refrigeration system, motor and starters and ensuring healthy condition of the plant. Checking the system for any leaks and rectification of leak found. Taking set of readings and evaluating to ensure satisfactory performance of the plant. Checking the Refrigeration control system for operation and adjusting the settings. Checking the functioning of compressors and its accessories, Cleaning the IDU evaporator ODU condenser coils monthly. Lubricating the bearings of motors & fans when found necessary, monthly inspection of belts adjusting the tension and replacing the worn out belt as and when found required. 5Comprehensive, preventive and periodically maintenance of the Precision air condition (PAC) Unit: Make Blue box/ Swegon, Model :DATATEC VEDA10-1CH-Qty-3 No's and total Capacity 5X3-15 TR including PAC LT Panel by Inspecting the plan system and carry out preventive maintenance as par the standard practice monthly in contract period with relevant PVM checklist. Checking the refrigeration system, motor and starters and ensuring healthy condition of the plant. Checking the system for any leaks and rectification of leak. Ensure drain is not clogged. Taking set of readings and evaluating to ensure satisfactory performance of the plant, Checking the Refrigeration control system for operation and adjusting the settings, Checking the functioning of compressors and its accessories, Cleaning up of units & all air filters, check the proper functioning of controllers, Lubricating the bearings of motors, & fans when found necessary. Replenishment of refrigeration gas as a result of wear and tear. Attend all breakdown within 2-4 hours. Replaced worn out parts within 24 hours subject to normal working days, Overhauling the components of the equipment at site or in service station as and when required to make the overall system serviceable. Checking of the microprocessors PCBs and sensors of IDU/ODJ units for its proper functioning and repair replacement of the same if found necessary.
6Attending to complain breakdown calls whenever required, Reporting the healthiness of the plant and make improvements if any, all as directed and specified by Engr-in-charge. All unserviceable items are included in this item and replacement of unserviceable item with OEM items only and cost of items/materials are included in this item and no other extra payment to be done. Any Refrigerant as and when required is also included in this item.
7Comprehensive and preventive maintenance The work under above item Ser No 1.00 to 6.00 shall be carried out through authorised dealer/repairer of OEM only all as described in BOQ special conditions. Comprehensive and preventive maintenance shall be carried out by contractor through trained Engineer of OEM only. The MoU will be signed by both the parties i.e. contractor and OEM on a non judicial stamped paper of Rs. 100/- duly notarised. All the bidders shall upload a letter of 'Intent of MoU' through OEM in Cover-1 regarding willingness of MoU to be done between Bidder & OEM post accepance of the Tender. The letter of declaration will be as per format at Ser Page No _____ of Tender documents. Failing to which Bidders shall be rejected for bid opening of Cover II. The successful L1 Bidder shall submit MoU as per format attached at Ser Page No v_____ of tender documents within 07 days from date of issue of Work Order No 01, failing which late charges @0.5% of CA amount per week from date of acceptance shall be imposed on contractor. The contract shall be liable to be cancelled without any notice under condition 54 of IAFW 2249. If MoU not submitted by L1 bidder within 05 week of acceptance. On occasion to this Performance Security @5% shall be forfeited by Department and work may be get executed under other means. Any Condonation of delay will be adjudicated by the Accepting Officer only. No extension of time will be granted on the part of OEM causing delay in signing the MoU with L1 bidder.

Motor rating- 5KW/ 7.5 HP Qty-01 No's.Attending to complain breakdown calls whenever required, Reporting the healthiness of the plant and make improvements if any, all as directed and specified by Engr-in-charge. All unserviceable items are included in this item and replacement of unserviceable item with OEM items only. Cost of items/materials are included in this item and no other extra payment to be done. Any Rewinding if required is also included in this item and there will be no other extra payment made to the contractor.
15Comprehensive, preventive and periodically maintenance of the HVAC Panel: Main I/C -2 Nos. 100 A FP MCCB 16 kA, Buscoupler-1 No 100 A TPN MCCB, outgoing 5 Nos. 40 A FP MCCB, and other, EM, relay and PLC for auto control.All unserviceable items are included in this item and replacement of unserviceable item with OEM items only. Cost of all items/materials are included in this item and no other extra payment to be done.
16Comprehensive, preventive and periodically maintenance of the Fire Fighting panel: Main I/C-1 No 63 A Manual changeover, 1 Nos. 63 A FP MCCB, Busbar connection on the other side, and Outgoing -2 Nos. 32 A TP MCCB with DOL Starter. All unserviceable items are included in this item and replacement of unserviceable item with OEM items only. Cost of all items/materials are included in this item and no other extra payment to be done.
17Comprehensive Annual Maintenance Contract of central Air conditioning Plant of Capacity 3 x 55 TR including Sundays & Holidays for respective equipments as listed below:-(a) Periodical, preventive and comprehensive maintenance complete package chiller units each consisting of 3 x 55TR chiller units along with motor and its condenser,microprocessor based control panel complete system including submission of preventive periodical service reports. Total no of package chiller units -03 Nos.(b) Preventive, Comprehensive and routine maintenance of following equipments:-(i) Primary Chiller pump sets along with motors -03 Nos. (ii) Secondary Chiller pump sets along with motors -03 Nos. (iii) Chiller water pipe lines and its control valves – lot. (iv) Electrical operated hot water generator complete with automatic and safety controls such as safety valve, purge valve, high limit cut out, automatic and manual reset, low level cut out stop controller, thermostat, heaters including its control panel-03 No. (v) Hot water pump set along with motor and control valves controls provided at each pump set-02 Nos.(vi) Hot water piping, insulation, fittings control valves connected between hot water unit to pump set and pump set to various AHUs-Lot.
18(vii) AHUs complete with accessories such as casing, chilled water coil, hot water coil, any type of air filters, drive motors control panel etc complete 3 Nos AHUs. 19(xii) Chiller /condenser control units/ display unit, Contactors, MCCB/MCB, filters, stainers, drier filters, valve, thermometers, NRV, wiring or other any defect related to units. (xiii) Repair to AHU's induction motors, belts, fan, relays, actuators, motorised valve or any other type defects including abnomal sounds from AHU's. (xiv) Cleaning/washing of chiller/condenser unit, AHU Pre filters with pressuriezed water and detergent etc. periodically to remove dust and scale formation due to natual calamities.(xv) Repair to pin hole in scroll compressor and topping up with compressor oil and refigerant gas is deemed to be included rate. Rates are deemed to be inclusive of Gas charging as per OEM specification, compressor oil, cutting of copper tube or any other items like thermometer, heating belt, any fittings, rubber cushions, pressure gauge, Manpower and T&P required at site.
20Comprehensive and Running maintenance of central Air conditioning Plant of Capacity 3 x 25 TR including Sundays & Holidays for respective equipments as listed below:-(a) Periodical, preventive and comprehensive maintenance complete package chiller units each consisting of 3 x 25TR water cooled screw chiller units along with,Cooling Tower , motor and its condenser,microprocessor based control panel complete system including submission of preventive periodical service reports. Total no of package chiller units -03 Nos.(b) Preventive, Comprehensive and routine maintenance of following equipments:-(i) Cooling Tower, Chiller pump sets along with motors -03 Nos. (ii) Condenser water pump sets along with motors -03 Nos.(iii) FRP cooling towers complete with motor, fan, gear box (iv) Condenser water pipe lines and its control vales complete-Lot.(v) Chiller water pipe lines and its control valves – lot.
