| 2 | Applying 20 mm thick traditional lime plaster in three coats over prepared masonry/structural surfaces, using matured fat lime putty, sand, surkhi, and marble dust, incorporating traditional organic admixtures, complete in all respects as per conservation specifications. First Coat (Scratch/Base Coat): Applying 10 mm thick base coat in lime mortar of proportion 1:1.5:1.5 (lime : sand : surkhi) using coarse sand, well compacted and finished rough with suitable scratching to provide a mechanical key for the subsequent coat. Second Coat (Brown/Intermediate Coat): Applying 8 mm thick intermediate coat in lime mortar of proportion 1:2:1 (lime : sand : surkhi), properly levelled and finished to receive the final coat.Third Coat (Finish Coat): Applying 2–5 mm thick finishing coat in lime mortar of proportion 1:1 (lime : marble dust) using fine materials, finished to a smooth and even surface as specified The lime mortar shall be prepared using traditional organic admixtures, including: Jaggery (gur) Bael fruit pulp Fenugreek (methi) Natural fibres (jute/coconut) Pulses (where specified). These shall be incorporated in appropriate proportions to enhance workability, cohesion, crack resistance, and durability, as per traditional conservation practices. All materials, labour (including skilled heritage masons), mixing, application, curing, complete scaffolding, tools and plants (T&P), and all incidental works necessary to complete the plastering work, and as directed by the Engineer in-Charge(Lime shall be properly slaked and matured (lime putty) prior to use Each coat shall be applied with adequate curing and surface preparation before application of the next coat Surfaces shall be cleaned, wetted, and properly keyed, final surface shall be true to line, level, and plumb as per direction & as specified by site incharge. including all labors, materials T& P etc. complete. |
| 3 | Fabrication, supply and installation of a freestanding MS Double Leaf Gate with self supporting portal frame, of overall size approximately 1 m to 1.5 m width and upto 2 m height, at identified locations within the monument area for safety and controlled access of visitors, comprising vertical posts of 75x75x4 mm MS square hollow sections, top connecting beam of 75x50x4 mm MS rectangular hollow section, firmly connected to form a rigid frame, and double- leaf gate shutters( each approx. 0.5-0.7m width and 1.8-2 m height ) fabricated out of 40x40x3 mm MS square tube outer frame with 16mm dia and solid MS vertical bars spaces at 100-120mm C/C , including provision of heavy-duty MS hinges (100-125mm), centrally locking arrangement, tower bolts and necessary fixtures. The entire assembly shall be erected over MS base plates of size 250x 250x 10 mm fixed to the floor using 12-16mm dia anchor bolts embedded 100-150 mm deep in joints only, ensuring that no drilling or fixing is carried out in the existing heritage walls and maintaining full reversibility without damage to the historic fabric including proper alignment, smooth operation, provision of stoppers and ensuring structural stability including surface preparation application of zinc rich anti - corrosive primer nad 2 coats of approved finish paint in connection with visitor safety and site management requirement complete as directed by Engineer- in - charge ( larger Gate = 3.1mx1.5m, Smaller gate= 1.5m x 1.2m) as per direction & as specified by site incharge including all labors, materials T& P etc. complete. |
| 4 | Carefully removing loose, cracked bulged or structurally unsound masonry from the wall portions and stacking the usable material for reconstruction at all heights and levels, including raking out joints, removing deteriorated material without disturbing sound portions of the original fabric and cleaning the exposed surface thoroughly of dust, loose mortar, vegetation, salts and other foreign materials by brushing and preparing the surface in connection for subsequent repair rebuilding in matching masonry, disposing debris 100m from the site and conservation as directed by Engineer-in-Charge as per direction & as specified by site incharge including all labors, T& P etc. complete.. |
| 5 | Reconstruction of wall masonry in approved as per original, in place of deteriorated masonry at all heights and levels, including dressing of stones to required shapes and sizes, laying in proper courses with through stones and bonding stones, maintaining alignment, levels and plumb and ensuring proper interlocking of masonry, including preparation of lime mortar in specified proportion(1:1:1, Lime: surkhi:sand)(using matured lime putty, sand and approved traditional additives where required filling joints, where necessary, curing and finishing to match the existing historic fabric, in connection with conservation and reconstruction works associated with the proposed works, complete as per direction of Engineer in charge as per direction & as specified by site incharge. (this is conservation work on a protected monument and the vendor have to follow all the conservation principles and methodology for material preparation and quality as approved by the site incharge and the directions of site in charge until completion) including all labors, materials T& P etc. complete. |
| 6 | Cleaning of existing boundary wall surface including removal of loose mortar, dust, dirt, old flaking paint, fungal deposits and other foreign materials by manual means using soft brushes, scrapers, complete as per direction. Repair of damaged portions of boundary wall including dismantling of loose and deteriorated plaster, filling of cracks and cavities with suitable cement mortar matching existing surface, replacement of damaged masonry wherever required and curing complete to restore the wall to original. Providing and applying 2 or more coats of approved exterior grade weather- resistant paint over prepared surface including primer coat, surface preparation, labors, tools and plants, transportation, and all incidentals complete as per specifications and directions of Engineer in charge as per direction & as specified by site incharge including all labors, materials T& P etc. complete. |
| 7 | Supplying, installing, testing, and commissioning (SITC) of a Commercial Reverse Osmosis (RO) based water purification system of 500 LPH (litres per hour) rated capacity, with chiller/water cooler of suitable capacity(with 03 to 04 drinking water taps) designed for continuous operation for public/ tourist utility, complete in all respect as per approved specification and direction of the Engineer-in-Charge including all labors, materials T& P etc. complete.. |
| 8 | Fabricating, supplying, transporting and erecting a Mild Steel (MS) ramp of size 25.50 m × 1.50 m for visitor access to the tower of silence entrance including cutting, hoisting, fixing in position and applying priming coat of approved primer complete in all respects and as directed by the Engineer-in-Charge.(MS Box Pipe 120x120x5 for vertical column, ISMC100 for longitudinal horizontal support, MS angle 50x50x5 for transverse horizontal support at every 1m and longitudinal support at centre of ramp) as per direction & as specified by site incharge including all labors, materials T& P etc. complete. |
| 9 | Fixing WPC (Wood Plastic Composite) decking sheets/boards of approved quality and thickness (approx. 20–25 mm) on chequered Plates over the above mentioned MS structural frame, fixed with suitable SS fasteners/hidden clips system, complete in all respects. The decking shall be laid with proper gaps to allow thermal expansion and drainage. as per direction & as specified by site incharge including all labors, materials T& P etc. complete. |

| 14 | Applying ruled/flush pointing on white sandstone masonry surfaces using lime, surkhi, and marble dust mortar in the specified proportion, complete as per approved specifications and direction of the Engineer-in-Charge. The mortar shall be prepared in the ratio of: 1 : 1.5 : 0.5 (1 lime : 1.5 surkhi comprising 15% dark red and 85% light yellow surkhi : 0.5 marble dust) The work shall include raking out joints, cleaning the surface, preparing and applying mortar, finishing the joints in ruled/flush pattern, curing, and all incidental operations necessary to complete the work, as per direction of site in charge including all labors, materials T& P etc. complete. |
| 15 | Repairing of glazed wooden shutter using superior class teak wood, including replacement/repair of damaged members, re-fixing of glass panels, and making the shutter fully functional as per existing design and specifications. The work shall include providing and fixing nickel-plated, bright finished mild steel piano hinges of approved quality with all necessary screws, fittings, and fixtures, complete as per direction of site in charge. |
| 16 | Carefully dismantling and removing loose, cracked, delaminated or structurally unsound reinforced cement concrete from the ceiling slab of the small room at Saint George Bastion at all heights and levels, including cutting and exposing corroded reinforcement where necessary removing all loose concrete without disturbing sound portions and cleaning the exposed surface thoroughly of dust, debris, rust, laitance, and other foreign materials by brushing and washing and preparing the surface in connection with the proposed construction of a new RCC Slab for subsequent repair, disposing debris 100m from the site and conservation as directed by Engineer-in-Charge including all labors, T& P etc. complete. |
| 17 | Construction of RCC slab at small room at Saint George Bastion, at all heights and levels, in place of dismantled and deteriorated roof slab, including preparation of base, centering and shuttering, placing and fixing of reinforcement steel as per approved structural design and laying of concrete of M25 grade using graded aggregates, properly mixed, placed, compacted and finished to required level and slope (15deg.) . The work shall include cutting, binding and placing of reinforcement steel, providing necessary cover blocks, ensuring proper anchorage and spacing, maintaining adequate cover, it is to be ensured that minimum intervention to be done to the existing heritage structure, also necessary waterproofing treatment as per original and integration with existing walls shall be made as per direction of Engineer-in-charge including all labors, materials T& P etc. complete.
