| 2 | OD363406/2025-2026:All inclusive Comprehensive maintenance contract for the 7.5/8.5 TR air conditioner unit. The contract includes all routine and preventive maintenance, breakdown attendance, petty repairs, and rectification of defects, including replacement of defective accessories, refrigerant controls, pressure testing of the system, vacuumizing, compressor oil charging, and gas charging as required.1. MAINTENANCE FREQUENCY - Monthly basis (12 services per year)2. CLEANING AND SERVICING SCHEDULE - a) Water Servicing - 1 time per year (Includes chemical cleaning of indoor and outdoor units using water pump, chemicals, etc.). b) Air Servicing - 3 times per year (Includes cleaning using cleaning materials and pressure air pump). 3. MONTHLY MAINTENANCE ACTIVITIES - The following activities shall be carried out every month for each unit:a) Air Filter Cleaning - Clean air filters of indoor units using appropriate cleaning materials.b) Indoor Unit (IDU) Inspection-Check blower, coil condition, drain line, and insulation. Ensure proper airflow and no unusual noise or vibration.c) Outdoor Unit (ODU) Inspection-Check condenser coil, fan motor, compressor, and electrical panel. Clean debris and ensure adequate ventilation.d) Refrigerant Status Check-Verify refrigerant levels. Check for leaks and top up if required.e) Cooling Temperature Check -Measure suction and discharge temperatures. Verify cooling performance against design parameters.f) Electrical Components Check- Inspect contactors, relays, capacitors, wiring, and terminals. Tighten loose connections and check for overheating signs.g) Operating Status Monitoring -Monitor overall unit performance. Report any abnormalities to the department staff in charge.4. BREAKDOWN MAINTENANCE - a) Attend to all breakdowns within 24 hours of intimation.b) Rectify defects including replacement of defective accessories, refrigerant controls, pressure testing, vacuumizing, oil charging, and gas charging as required.c) Keep the units in proper working condition throughout the contract period.5. EXCLUSIONS (Not Included in Contract) - a) Replacement of defective compressorb) Replacement of main electrical switchesc) Civil works |

MAINTENANCE FREQUENCY - Yearly contract with scheduled services as below2. CLEANING AND SERVICING SCHEDULE - a) Water Servicing- 1 time per year (Chemical cleaning of indoor and outdoor units using water pump, chemicals, etc.) b) Air Servicing - 3 times per year (Includes cleaning using cleaning materials and pressure air pump). 3. SCOPE OF WORK - A. Preventive MaintenanceThe following activities shall be carried out during each service visit:a) Indoor Unit (IDU) - Clean air filters, Clean evaporator coil (during water servicing), Check blower motor and fan, Check drain line and clear blockage, Check insulation and tighten connectionsb) Outdoor Unit (ODU) - Clean condenser coil (during water servicing), Check compressor operation, Check fan motor and blades, Check refrigerant lines and insulationc) Refrigerant System - Check refrigerant level, Check for leaks, Top up gas if requiredd) Electrical System - Check contactors, relays, capacitors, Check wiring and terminals, Check voltage and current readingse) Cooling Performance - Measure suction and discharge temperatures, Verify cooling temperaturef) Breakdown Maintenance - Attend to breakdowns within 24 hours of intimation g) Contractor should ensure units are kept in proper working condition throughout the contract period4.
