Regular examination ,lubrication and adjustment of the equipment and planned maintenance in a systematic manner and replacement of parts as detailed below:-

(i)Check all wires ropes and chains to maintain an adequate factor of safety,to equalize tension on all housing ropes,repair or replace conductor cable and hoistway and machine room elevator wiring and replace the same if required under intimation to Er-in-Charge.

(ii)Systematic examining and adjustment of motor,machine,panel,car door operator,touch/push buttons,car door hanger,car frame car safety mechanism and platforms,emergency light emergency alarm,lift fan and batteries etc and replacement of all equipments and cards required to make the lift functional.

(iii)Examine periodically all safety devices and governor and all custmary safety tests

(iv)The firm will provide emergency minor adjustment call back services 24 hours as all working days as well as holidays/sundays.The firm will maintain the lift in reliable and efficient operating conditions.The max breakdown period for lift shall not be more than 48 hours in any case,otherwise penality will be imposed on the firm per day basis.

Regular systematic examination, adjustment lubrication of machine ,controller parts i/e replacement of wornout parts, gears ,thrust bearings, brake shoe, rotating element contact coil resistances for operating motor circuits, magnetic franes and other mechanical parts as well as elevators , equipment in proper and safe operating conditions i/e emergency, minor adjustment, call back service to the best satisfaction of Er in Charge for the year 2025-26 (w.e.f 1-08-2025 to 31-07-2026 ) Passenger elevator of OTIS machine no.
