| 2 | Providing Annual Comprehensive Routine, Preventive and Breakdown Maintenance of existing Inverter Technology based VRV/VRF Type Air Conditioning System installed in the premises, comprising of all Indoor Units (IDUs), Outdoor Units (ODUS), AHUS and associated components complete in all respects, including inverter drives, PCBs/control cards, communication modules, electronic expansion valves, thermostats, sensors, evaporator and condenser coils, condenser and evaporator fan motors, ODU fan motors (including rewinding/replacement), blower motors, blower bearings, AHU motor belts, dampers, refrigerant piping with insulation, high and low side refrigerant circuits with R-410A gas charging/top-up as required, driers, capillaries, strainers, oil level checking, control panels, electrical and communication wiring, control accessories, compressor relays, OLP, timers, heaters, air dampers, temperature sensors, blowers, fan blades, control boxes, magnetron (where applicable), electrical switches, drivers, internal transformers, diodes, capacitors, wire harness, remote PCB, electrical valves, buzzer, suspension key members, drain motor pumps and all other electro-mechanical parts required for proper functioning of the system; the scope shall include mandatory monthly preventive maintenance visits for VRV/VRF systems and minimum four quarterly services, complete routine servicing, cleaning of filters and coils, drain line cleaning, checking and tightening of electrical connections, testing of controls and safety devices, monitoring of operating parameters, minor overhauling as required, and attending all emergency breakdown complaints within one hour of reporting; the contract shall be comprehensive in nature including supply of all labour, tools & tackles, petty materials and consumables such as refrigerant, lubricants, belts, filters, wiring, insulation tape, connectors, fasteners etc., and replacement/repair of all defective components with compatible approved parts, with removed parts remaining the property of the contractor. The scope shall also include, maintenance of oil recovery systemdetection and rectification of refrigerant leakage, cleaning and maintenance of condensate drain piping system including leak rectification, maintenance of sub-AC panels including switchgear and cabling up to outdoor units and replacement of MCBs at ODUS including all incoming and outgoing terminations, and any other associated activity required for proper and specified functioning of the complete air conditioning system. The agency shall ensure best upkeep, uninterrupted operation and optimal performance of the entire Air Conditioning System and shall remove ali technical snags to the complete satisfaction of the Engineer-in-Charge during the entire contract period.
