| 1 | Annual Maintenance Contract (AMC) services for the Fujitsu General Air stage AJH144LNTCH (approximately 12.8 TR / EDIA 16 HP), part of the V-III Tropical Series by Fujitsu General (O-General), include comprehensive inspection and servicing of the complete VRF system once in a year to ensure smooth, safe and efficient operation. The annual maintenance covers thorough checking of the outdoor unit and all connected indoor units, cleaning of condenser coils, evaporator coils, air filters and outdoor condenser fins to maintain proper heat exchange, especially during high ambient temperatures. It includes inspection of refrigerant piping and insulation, checking refrigerant gas pressure (R410A) and topping up if required (extra if applicable), and verification of operating parameters such as electrical current (A) and voltage as per the nameplate rating (for example, around 20.7A cooling current). The service also includes tightening of all electrical terminals, checking contactors, relays, capacitors, compressors, fan motors and safety devices, cleaning of drain lines, and verification of sensors, control boards and communication wiring and repairing/replacement of defected items. Advanced system diagnostics are carried out using specialized tools to monitor VRF error codes related to temperature sensors, pressure sensors or communication faults between indoor and outdoor units. Any abnormal noise, vibration, refrigerant leakage or malfunction observed during inspection is rectified, and ensures reliable cooling performance shall be executed complete in all respects and to the entire satisfaction of the Engineer-in-Charge |

| 3 | Providing and fixing of Compressor for Inverter / Non-Inverter Split Air Conditioners of 1 Ton, 1.5 Ton, 2 Ton and 2.5 Ton capacity, including dismantling of the defective compressor, supply and installation of new compressor, brazing of suction and discharge lines, vacuuming, refrigerant gas charging, checking of electrical connections, testing and commissioning of the unit, complete in all respects and to the entire satisfaction of the Engineer-in-Charge. |

| 5 | Annual Maintenance Contract (AMC) for Inverter / Non-Inverter Split Air Conditioners 1 Ton, 1.5 ton, 2-ton, 2.5 ton etc. Split Air Conditioners - Checking of gas pressure and topping up of refrigerant (R-32 / R-22or any other as per requirement), Checking of electrical components such as capacitor, contactor, relay, wiring, and tightening of connections Inspection of compressor, fan motor, thermostat, PCB, and all other components. Attending complaints/ breakdowns as and when required without extra servicecharges. Replacement of defective parts (excluding PCB, compressor) shall be executed complete in all respects and to the entire satisfaction of the Engineer-in-Charge.
