| 1 | Preventive and Periodical maintenance of passenger lift of Johnson make 2 Nos (Ser No L-S5094 and L-S5095) (G+1) 06 passengers lifts in reliable, safe and efficient operating condition by regularly examine, lubricating and adjust the equipment and carry out planned maintenance in a systematic and controlled manner using techniques and expertise for components such as machine, worm gear, thrust bearing, drive sleeve bearing, break contact, linings and components, motor winding, rotating elements, bearing, coils resistance for operating motor circuits, magnet frames and other mechanical parts, controller, leveling devices, relays, Solid state components eg. PCBs, transducers, resisters/contacts, leads mechanical and electrical driving equipment, governor, governor sleeve, shaft assembly, bearing/contacts and governor jaws, car and hall mechanical buttons, car and hall position indicators, hall lanterns, car direction indicators and all other car and landing signal fixtures deflector, car and counterweight guide rails and buffers, top and bottom limit switches, governor tension sleeve assembly, car counterweight and counterweight guide shoes including rollers or gib interlocks on hoistway door hanger, guides, automatic power operated door operator, car door hanger, car door contact, safety shoe, load weighing equipment, car frame, car safety mechanism and platform, battery operated emergency light and alarm system wiring of all equipment & accessories, vibration material, reverse phase relay, indicator and digital group indicator panel with microprocessor complete for under mentioned, lifts excluding cost of materials but including labour replacement and re-fixing of items mentioned in the Sch ‘A’ section- II as under follow :- (a) 1st Year Comprehensive maintenance |
| 4 | (d) 4th Year Comprehensive maintenance Note: (i) The contactor will have to submit MOU on prescribed Performa and copy of Annual Maintenance Contact (with machine Nos of each lift) from OMEX/ OTIS/Johnson on stamp paper (minimum Rs. 100/-) within seven days of acceptance of tender, failing which the contact will be liable to be cancelled and work shall be got executed at risk & cost of the contact. (ii) The payment to the contactor shall be released only after the confirmation from OEM that the work has been executed by them along with work done details and supporting challan/gate passes of spare duly authenticated by OEM. (iii) Contractor/OEM shall be reponsible for any damages/ accident of lifts during maintenance period and shall be repaired by their own cost. (vi) No of Services : 12 (twelve) Nos preventlive maintenance service visit per year during contract period & in case of any breakdown of lifts, on receiving a call from your concern, Johnson lifts is to be provide service to make the lift is operational wth in couple of the days. (v) Standard Term & Condition : In this contract we cover all parts with Fan, Lights, Batteries and general exclusion as per enclosed OEM Platinum contract. (vi) Exclusion of Contract : Assume no responsibility for refinishing, repairing the following non-proprietary Item of the lift equipment's and we have not included for the same in this contract Car enclosures, Car Flooring, hoist way enclosure, hoist way and car door, landing doors, door breading, door glasses, door frames, sills, push box covers in landings and car electric incoming mains, main switch, EPABX Telephone inrwexom, all kinds of TFT/LED/LCD display, access control system, mirror.
