maintenance of electrical installation And Fans, electrical and mechanical Equipment Installed At Niepid Kharghar, Navi Mumbai.-No PART A - Internal EI 1 Providing routine operation and maintenance services for complete internal electrical installations including wiring systems, distribution boards, lighting fixtures, fans, sub-station equipment, DG set, fire fighting system and fire alarm system, including attending power breakdowns, fault rectification, minor repairs, replacements, preventive maintenance and day-to-day upkeep, in two shifts on all days of the week, by deployment of skilled manpower comprising 02 Nos. Wireman and 01 No. Khallasi during general shift, complete in all respects as per attached terms, conditions and directions of Engineer-in-Charge PART B - Automatic Fire Alarm System 2 Annual Comprehensive Maintenance Contract of complete Automatic Fire Alarm System including routine inspection, testing, servicing, fault diagnosis and rectification, replacement of defective detectors, repair/servicing of Fire Alarm Control Panel, Loop Panel, hooters, response indicators, wiring and all associated accessories, ensuring reliable and continuous operation of the system, complete in all respects as per attached inventory list, terms & conditions, and directions of Engineer-in-Charge. PART C - Fire Fighting System 3 Annual Routine Maintenance of complete Fire Fighting System including fortnightly inspection and checking of all pumps, valves, hydrants, hose reels, sprinklers, pipelines, control panels and associated components, attending and rectifying faults, conducting periodic testing and performance verification of the entire system, maintaining proper operation, upkeep and statutory records/logbooks, complete in all respects as per specifications and directions of Engineer-in-Charge PART D - CCTV LAN & EPBAX System 4 Annual Comprehensive Maintenance of complete IP based CCTV Surveillance System comprising 30 Nos. Indoor IR Dome Cameras, 9 Nos. Outdoor IR Bullet Cameras, 48 Channel Network Video Recorder (NVR) with monitor, storage, power supplies, network switches, structured cabling and all associated accessories, along with Hybrid EPABX System of NEC Corporation make having capacity up to 6 CO lines and 32 extensions, including routine inspection, preventive maintenance, cleaning, testing, attending faults, repairs/ replacement of defective cameras/ components/cards /modules/ handsets, rectification of wiring and network issues, software configuration/programming, and ensuring continuous, reliable and satisfactory operation of the entire system, complete in all respects as required. PART E - Split Air Conditioning5 Annual Comprehensive Maintenance of Split Inverter Type Hi-Wall and Cassette Air Conditioning System including all outdoor and indoor units of capacities 1 TR Hi-Wall – 3 Nos., 1.5 TR Hi-Wall – 11 Nos., 1.8 TR Hi-Wall – 4 Nos., and 2.5 TR Cassette – 3 Nos., covering routine inspection, preventive servicing, cleaning, testing, attending breakdowns, and replacement/repair of all defective components and consumables such as fan motors, blower motors, compressors, control wiring, control panels, PCB/controls, drainage lines, solenoid valves, temperature sensors, expansion valves, refrigerant gas charging/topping-up, electrical and mechanical parts, and all associated accessories to ensure continuous, efficient and satisfactory operation, complete in all respects as per terms and conditions. PART F - Water cooler 6 Annual Comprehensive Maintenance of 6 Nos. 80 Litre Storage Capacity Water Coolers with inbuilt/external purifier including attending complaints and breakdowns, quarterly preventive servicing, inspection, testing and commissioning, refrigerant gas charging/topping-up, repair/replacement of defective components such as carbon filters, filter candles, photo resistors, control cards (PCB), electrical and mechanical parts, and all associated accessories, including removal and credit of old/unserviceable materials, complete in all respects as per terms and conditions PART G - B Check of DG Set 7 Providing B–Check servicing of existing 160 kVA Diesel Generator Set including complete preventive maintenance works comprising draining and replacement of engine oil (35 litres), replacement of coolant (5 litres), replacement of oil filter and oil bypass filter, replacement of air filter, radiator chemical cleaning and flushing, inspection of fuel, lubrication, cooling and electrical systems, tightening of connections, operational testing and performance checks, and completion of all allied materials, labour and consumables, complete in all respects as required.
