| 1 | Comprehensive maintenance by OEM or auth service person for 11 month and person will bevisit every month or including emergency visits required during in month contract period as and when required for the diagnosis of trouble, adjustment, minor repair of dust and cooling tower such as nuts bolts, washers and leakage of dusting parts etc or re-setting of controlas well as maintenance of central air conditioning plant chiller unit of capacity 3x150 TR and other connected installed machineries & accessories (screw type compressor 3x150TR(Make-M/s Trane) single stage 3000 rpm 415 volt AC 50 Hz, semi hermetically sealed motor of capacity 235 KW,Hot water generator 180 KW 2 Nos, 60 KW 1 No & pumping sets, condensing pumping sets 3 Nos, FRP cooling tower, mono block pump sets -3 Nos, Air handling units -28 Nos with belt driven motor, FCU 27 Nos,air blower fittings, shaft assembly cooling coilexpansion valve water softening plant control panel LT panel Remote control panel of AHU\"s etc) with and including chemicals required for de scaling of condenser and chillers, compressor and connected motors etccompletelycleaning, removing the dust particles, servicing, as per manufacturer\"s recommendation through out contract period all required for the efficient, smooth & satisfactorily functioning as per manufacturer\"s instruction complete all as specified and directed. |
| 2 | Notes:- (a) The tenderers shall have to submit the copy of MOU with OEM M/s Trane company through its authorizedservice provider as a proof to carry outannual/quarterly/prevantive maintenance etc recommended by OEM immediatly after commencement of work and strictly follow the company maintenance recommendations.The rates quoted shall be deem to include all such maintenance cost.(b) The contractor shall submit the record of periodical /preventive /annual maint service carried out M/s Trane along with recommendation of necessary repairs and maintenance proceure alongwith documentary evidence for claiming payment. The contractor shall produce the \"purchase order\" issued to M/s Trane/auth service provider for Annual Maintenance.(c) Contractors quoted rates shall be deemed to beinclusive of any replacementmiscellaneous minor parts (costing less than Rs 500/ each part) , such as greasing, oiling,wires, toggle switch, lugs, nuts, cable gland, connector, thimbles, gland packing etc when required or as ordered by Engr in Charge for smooth and uninterrupted operation of the complete system except spares such as mentioned here in after in relevant items of this schedule.(d) The item ratesdescaling etc and including cleaning/washing filters at28 AHUs and 27 FCUs every month complete all as directed by Engr in Chargefailing which a penalty@ Rs. 1000/- per month will be charged. |
| 3 | (e)In contract period once Oil sample analysis of chiller compressor oil from Trane Factory for testing of oil parameters as mentioned in Trane chiller servicemannual. Asper the oil analysis report replacment of Oil & Oil Filter for smooth and efficient working of compressor.(f)In case of any major break down the additional manpower if required will be arranged by the contractor to re-start the plant without any additional cost.(g)The rates are included extra labour for repairing and N2 pressure testing including N2 gas required for checking of leakage or repairing of compressor and overhauling.Refrigerant gas will be measured in relevant items and also check LT Panel repair minor damage in panel if any required the rates quoted shall includingas directed by Engr in Charge (h) The rates quoted shall include checking of ducting & grill for leakages and repair the same, loose fitting /tightening of ducting etc to reduce vibration & noise and gland packing of pumps etc. make up water tank /expansion tank ofhot water circuitand chilled water circuit, installed atthe roof of the plant room & various locations of hospital building. |
