| 1 | M&L for Comprehensive maintenance of lifts for day to day routine/periodical maintenance including supply of all consumable lubricants and repair or replacement of all components (spare parts) which may occur due to wear and tear except major parts as specified in notes here in after and paid separately under relevant items and all as specified in para 16 of section 5 of part 8 of NBC 2016 for electrically operated automatic passenger /goods/ stretcher liftfor01 No electric operated OTIS Elevator Company India Ltd make luggage cum passengerlift of capacity 13 passengers suitable for serving G+4 floors (total 05 landings) with electric power operated doors, auto electric levelling device complete installed at ATC at AF Stn Kumbhirgram to be maintained as described in particular specification in reliable, safe and efficient operating condition by regulary examination of lubricating and adjust the mechanical and electrical driving equipment, governer, sleeve shaft assembly, bearing/ contacts & governor jaws, car & hall mechanical buttons, car & hall position indicators, car direction indicators and all other card and landing signal fixtures, deflectors, car and counter weight guide rails and buffers, equipment and carry out planned maintenance in a systematic and controlled manner using techniques and expertise consultancy including replacement of parts covered under OTIS Elevator Company Ltdlike wire, plug, lubricant, landing wheel, nut and bolts, minor welding, rubber, bushes etc. all as directed as and when required all as directed and specified to the entire satisfaction of Engineer-In-Charge. |
| 2 | Notes applicable for sl item no 1(i)Regular examination and Maintenance:- Regular cleaning, lubrication, adjustment and adequate servicing and dewatering from lift well in monsoon or any other season for minimum one day per week per lift or as such interval as the type of equipment and service demand throughlift mechanicengaged by the contractor . In case of any malfunction of lift, emergency breakdown, repair or replacement of defective parts is required contractor shallimmediately lodge complaint to OEM of lift with intimation to AGE(I)/AGE(E/M)/JE(E/M)for repair of defective lift through OEM designated maintenance team and make it functional on emergency basis within the time frame mentioned in PS on receipt of complaint by them otherwise necessary penalty shall be recovered from the contractor as mentioned in PS. In case replacement of any defective part is essential to make the lift serviceable it shall be done after obtaining written approval from GE based on recommendation of OEM . Fixing of new parts shall be carried out in presence and supervision ofoneOEM Lift Engineer and in presence of AGE/JE(E&M).Decision of GE regarding repair or replacement ofdefective parts to make it serviceable is final and binding. In case raising of dispute between repair or replacement of any defective parts to make it serviceable, the decision of the Accepting officer is final and binding.(ii) FortnightMaintenance:- Each lift shall be visited by OEM appointed one senior lift mechanic (Skilled) once in fortnight to carry out specified maintenance activities as mentioned in PS to ensure upkeep of lift in working condition.(iii) Monthly Maintenance:- Each lift shall be visited by OEM designated maintenance team of one Lift Engineer, one senior lift mechanic(Skilled) once in a month to carry out specified maintenance activities as mentioned in PS to ensure upkeep of lift in working condition . Monthly maintenance record in respective each lift shall be maintained as mentioned in PS. Monthly ARD functioning report shall be maintained and submitted to the AGE(E/M). (iv)Quarterly maintenance:- Each lift shall be visited by OEM designated maintenance team of one Lift Engineer, one senior lift mechanic (Skilled) in every quarter to carry out specified quarterly maintenance activities as mentioned in PS to ensure upkeep of lift in working condition. Quarterly maintenance record in respective each lift shall be maintained as mentioned in PS. |
| 3 | Cont......(v) Annual maintenance Schedule:-Certain specified maintenance is required to be performed on each lift to ensure longevity and useful life working of lift details of maintenance required to be done and person responsible is providedin PS. An Annual safety Audit got to be carried out by Original Equipment Manufacturer (OEM). (vi) Prior to completion of the work all the lift shall be inspected and tested by the IEM available at the office of Zonal CE. (vii) The contractor shall submit the Memorandum of Understanding (MoU )on stamp paper duly notarized with Original Equipments Manufacturer (OEM) or their accredited/authorised service partner as applicable lift wise to the effect that maintenance shall be carried out under their overall supervision, maintenance and direction/ instructions within ten day after acceptance of tender prepatory to issue work order. failing which the contract will be liable to be cancelled in terms of General condition of contract (I.A.F.W-2249). In case the lifts of old makes for which OEM/ authorised agency do not exist, theses lift shall be repair through other OEMs/ accredited agencies, registered MES contractors or other contractors listed in appropriate category of CPWD/ Railways/ Other Government Agencies as approved by GE(viii)The OEM or their accredited/ authorised agencies shall arrange one time training to all lift operators after start of work.(ix) The OEM or their accredited/ authorised agenciesshall conduct one safety audit during the currency of the contract for each lift and submit reports to the Engineer in Charge. (x) For any break of terms and condition of the MOU by the contractor the OEM shall inform to the Engineer in Charge.(xi)The replacement cost ofmajor components suchas specified here-in-after will be measured and paid separately under appropriate item of BOQ as \"Supply only\" and shall not be considered inclusive in unit quoted rate for item No1.Repairs/replacement ofall others spare parts require to maintain serviceability and safety of lift shall be deemed inclusive in above quoted rate for item No1.(xii) Force majeure:-Any breakdown in lift caused due to natural calamities, i.e flood, earthquake, fire in building other than fire in lifts etc.shall be outside scope of routine/periodical maintenance.(xiii) The decision of Accepting Officer on exclusion/inclusion in scope of routine/periodical maintenance shall be final and binding.Cont.... |
| 4 | Cont......(xiv)List of building along with nos of passenger, name of OEM and nos of floor as mentioned in PS, the bidder/tenderer is advised to visit all existing lift at site and assess the quantum of the work to be carried out in the contract and quote there rate accordingly (xv) Before dismantle / taking down of existing BER lift through other agency ifmaintenance is required, to keep the lifts in running condition the same shall be carried out through this contract after obtaining written approval from GE.(xvi) Make and model of part to be replaced shall be same as existing at site or as per OEM recommendation (xvii) Wherever recommendation of OEM is required ,OEM shall submit the same in letter head and same shall be kept in record. The decision of Accepting officer on exclusion / inclusion in scope of routine / periodical maint shall be final and binding.(xviii) Contractor shall be responsible to provide suitable T&P, - 01 No first Aid box,each installation under contract schedule, contractor shall produce log sheet / duty roster for each installation / bldgs per month and cost thereof deemed to be included in above quoted rate(xviii) The visit & maintenance work shall be got executed through manufacturer\"s authorised technicians of the lift. (xix) Contractor has to provide lift fitment certificate from lift inspector, visit to site and all the expenses fees testing charges involved to get the licence deemed to included in contractors qotated rate for item no 1 .(xx) The contractor shall comply and provide all the safety provisions as per The Assam Lifts and Escalator Act, 2006 and quoted rate deemed to included same. |
