| 3 | Notes for Ser Item No. 1.00 & 2.00: (a) The above maintenance includes complete maintenance of existing M/S Thysann Krupp lifts by regularly and systematically examining, adjusting, fabricating as require for smooth and effcient functioning of the equipment/lift other than regular wear & tear of spares, which shall be considered in quoted rates.Any item that is not included in OEM AMC schedule but required at site for smooth operation of lift (b) The maintenance of lift shall be done through authorised OEMthe tenderer has to submit MOU from authorised OEM alongwith Cover-I of tender and hard copy shall be submitted with application of tender, failing which Cover-II (Financial Bid) of tender shall not be opened. Contractor shall conclude AMC with OEM and copy of the agreement shall be submitted to GE within 07 days of commencement of AMC work, no payment shall be made to contractor without submission of valid AMC agreement and failing of which contract shall be liable to be cancelled. |
| 4 | (c) The contractor/OEM shall provide mechanic and this mechanic shall be available round the clock i.e. 24 hrs for emergency break down attendance and rescue of trapped persons all as directed by Enginr-in-Charge. (e) The contractor shall obtain signature of Authorized sentative of GE and in token of satisfactory completion of defects. (f) Minor/Major defects will be rectified within in the time limit as specified in PS. (g)In case of delay in rectification of any minor/major complaint, a panel recovery @ 2000 per day.shall be imposed as specified in particular specificiation. |
| 5 | Following repairs are deemed to be included in the rates quoted by the contractor under comprehensive maintenance(a) CAR CABIN(i) Repairs/replacement of acrylic roof cover.(ii) Contractor is responsible for maintaining the car cabin neat and clean. Necessary cleaning to car cabin shall be done by the contractor on daily basis(b) CONTROLLER(i) Checking fuses of controller and mains, replace if any found defective.(ii) Checking the conditon of brake coiland replacement if required.(iii) Checking flexible leads to relays to make them serviceable.(c) AC Motor(i) Lubricate bearings with suitable lubricants.(ii) Clean ventilation passages on weekly basis. |
| 6 | (iii) Carryout the insulation test and continuity test of motor on quarterly basis and make them in satisfactory condition.(iv) Checking the alignment of motor shaft and realigment of shaft(d) Governor(i) Lubricate bearing on weekly basis with suitable lubricants.(ii) Checking that the levers work smoothly(iii)Checking that electrical contactopens before rope get locked(e) Ropes(i) Checking the condition of hoist and governor ropes(ii) Lubricate rope in case of non self lubricating ropes on weekly basis.(iii) Checking the dia of rope and record in maintenance book on quarterly basis for its proper functioning.(f) Hoist Way |

| 9 | (i) Checking operation of car and lock from the top at each landing checking that retiring car solenoid is not getting a over heated and that movement of car is smooth.(ii) Checking that all locks are functioning properly, mechanically and electrically after opening the covers, checking all set screwsand springs and replace if necessary. The lever should lock the brake properly.(iii) Checking that the retiring car does not touch the lock roller at the landing which is being passed .(iv) Checking the door closer safety, clean and adjust if necessary .(v) Checking the car gear switch operates properly .(vi) Lubricate top track and door motor and linkage. |

| 11 | (iv) Checking that sheaves are tight on the shaft also checking with hammer sounding for cracks, check sheave bearing clean and re-lubricate. | 12 | (ix) Contractor is responsible for maintenance of lift well/pit /shaft/machine room in dry and clean condition at all times. Any entry of water needs to be pumped immediately and rates quoted is inclusive of necessary pumping arrangement.A pump should be kept in store at all time to meet the emergency. No extra payment will be done in this account. Failing Rs 10000/- recovered as penality per failure due to above reason(x) Remove brake shoes clean and refit or replace brake linings inspect pins springs clean and reassemble. Checking that brake drum is not scored or worn unevenly. |

| 15 | M & L for removal of dust, stains, marks, scratches on the stainless steel surface of car cabin including ceiling, landing doors, car doors and carry out the scrubbing, polishing & buffing of stainless steel surface with the help of stainless steel polish liquid and buffing tool to give the glossy and clean finish to lift cabinssurfaces of 08 passenger lift complete all as specified and as directed. |

Pit water proofing includes following steps :-(i) Cleaning of lift Pit with wire brush/washing.(ii) Fixing of 10mm dia Aqua TP grouting nipple upto 75mm depth by drilling with 12mm bore hole & fixing in cement mortar @2/Sqm.(iii) Grouting Dr Miracle SS(or equivalent) @ 25 Kg/Sqm average grout prepared by mixing Dr Miracle SS/WAC powder with water and 2% Dr Miracle Retromer (Part\"B\") (or equivalent) by grouting Pump @ 10 to 12 Kg/cm2 pressure(iv) Removal of nipple and making Fair & fine by using two coats of Aqua bond and Dr Miracle Part 2powder (or equivalent) @ 4Kg/Sqm (1.5 Kg Aqua bond: 2.5 kg Dr Miracle Part 2) with MRP glass cloth 40 GSM(v) Kota stone 20mm thick should be fixed after water proofing on floor of pit and side walls upto height 1.20 meter. |
