| 5 | Note for Item 01 to 04 herein above:-(i) The tenderer shall have to replace the u/s materials with OEM materials only.Contractor is responsible for renewal of Insurance of operator/Mechanic/Helperfor which rate is included In the unit rate. In any accident occur of any indl like Operator/ Mechanisc/ Helper/ Users during operation time of lift, contractor is liable to pay compensation to the indl as decided by the competent authority. Principle employer will not be responsible for the same.(ii) The comprehensive maintenance include weekly, fortnightly, monthly, quarterly, half yearly, inspection/ testing/ preventive maintenance replacement of un serviceable parts/ material including labour, transportation. (iii) The complaint shall be attended forthwith as the complaint/failure from the time of receipt of same. (iv)Contactor shall rectify the defects received telephonically or in written by JE/AGE/GE with in 24 hours after receipt of complaints, otherwise the complaint will be rectified by the other agency and the expenditure incurred will be recovered from the contractors dues. The penalty for not attending the complaints shall be recovered at Rs. 2000/-per day till proper functioning of lift. |
| 6 | (v) Old material will be OEMs property and cerdit less against quoted rate submitted by OEM.(vi) A complaint register will be maintained by contractor and the contractor will obtain the complaint from JE/AGE (E/M) office on every working day at 0930 hrs or inform by telephonicallyby Dept any time.After attending the complaint contractor will obtain the signature from rep of User/ AGE/ GE every day as a token of complaint attended. (vii) The Schedule \"A\" consists of comprehensive maintenance of M/S Thysann Krupp lifts at locations as mentioned herein before. The work underAuthorised Dealer comprehensive maintenance of lifts all as specified in Sch \"A\" Special condition particular specification, MES SSR and as directed by GE/ Engineer-in-Charge. |
| 7 | (viii) The cost of labourrequired for replacement of spares/ accessories deemed to be included in the quoted rates.(ix)Lift mechanic shall be equipedwith well experienced in lift / elevators repair and maintenance.(x) Contractor shall submit police verification certificates of engaged staff before commencement of works.(xi) Contractors shall carryout daily, weekly, fortnightly, monthly quarterly, half yearly inspection and submit the same to Engineer-in-charge without fail.(xii) Non wearing of uniform by contractor staff a penalty of Rs 500/- shall be in forced per person per shift.(xiii) All spares shall be deemed to be included in Sch \"A\" and cost is included in quoted rate.(xiv) The contractor shall ensure proper functioning of safety devices.(xv) Contractor Shall provide the two mobile Number and two eamil IDs for regular communication.(xvi) Contractor is responsible for renewal of Insurance of operator/Mechanic/Helperfor which rate is included In the unit rate. In any accident occur of any indl like Operator/ Mechanisc/ Helper/ Users during operation time of lift, contractor is liable to pay compensation to the indl as decided by the competent authority. |
| 8 | Following repairs are deemed to be included in the rates quoted by the contractor under comprehensive maintenance(a) CAR CABIN(i) Repairs/replacement of acrylic roof cover.(ii) Contractor is responsible for maintaining the car cabin neat and clean. Necessary cleaning to car cabin shall be done by the contractor on daily basis.(b) CONTROLLER(i) Checking fuses of controller and mains, replace if any found defective.(ii) Checking the conditon of brake coiland replacement if required.(iii) Checking flexible leads to relays to make them serviceable.(c) AC Motor(I) Lubricate bearings with suitable lubricants.(ii) Clean ventilation passages on weekly basis.(iii) Carryout the insulation test and continuity test of motor on quarterly basis and make them in satisfactory condition.(iv) Checking the alignment of motor shaft and realigment of shaft. |
| 9 | (d) Governor(I) Lubricate bearing on weekly basis with suitable lubricants.(ii) Checking that the levers work smoothly.(iii)Checking that electrical contactopens before rope get locked.(e) Ropes(I) Checking the condition of hoist and governor ropes(ii) Lubricate rope in case of non self lubricating ropes on weekly basis.(iii) Checking the dia of rope and record in maintenance book on quarterly basis for its proper functioning.(f) Hoist Way(I) Lubricate guides and guide shoes on weekly basis with suitbale lubricants.(ii) Checking that the bufffers are in proper, position measurement and record counter weight buffer cleans with car at the top.(iii) Checking the rope fastening at the car and counter weight.(iv)Checking guide clamps and adjusted.(v) Checking to upper and lower limit switches for proper connection after physical inspection get the lift to over travel by holding from the controller and see that the switches operate properly.(vi) Checking condition of travelling cables and termination at junction boxes |
| 10 | (g) Machine Room(I) Checking and adjusting of overload relay and phase failure relay (ii) Checking power wiring termination in switch motor controller and power switching relays.(iii) Checking/ lubrication of all equipment on weekly basis(iv) Cleaning the machine room on daily basis(v) Cleaning the relay contacts, replacement of contact(h) Gear Box(I) Inspect for stray noises .(ii) Checking axial play of work shaft .(iii) Lubricate bearing and top up oil in gear box when its required.(j) Brakes(I) Cleaning of oil surface and trace source of oil leakage and rectify the leakage problems.(ii) Adjust clearance between shoes and drum on monthly basis. |
| 11 | (k) Retiring Car and Locks(I) Checking operation of car and lock from the top at each landing checking that retiring car solenoid is not getting a over heated and that movement of car is smooth.(ii) Checking that all locks are functioning properly, mechanically and electrically after opening the covers, checking all set screwsand springs and replace if necessary. The lever should lock the brake properly.(iii) Checking that the retiring car does not touch the lock roller at the landing which is being passed.(iv) Checking the door closer safety, clean and adjust if necessary .(v) Checking the car gear switch operates properly .(vi) Lubricate top track and door motor and linkage.(vii) Checking the landing door and can be operated by emergency keys.(viii) Repair/replacement of retiring car solenoid locks doors closer safety switch. |
| 12 | (l) General(I) Checking the car frame for bends or cracks and correct if required.(ii) Checking and carrying out insulation resistance test half yearly basis for the follwing :- (a) All power circuit cables and incoming cables.(b) Switch and feed controller (c) Between different power relays.(d) Power card in the traveling cables (e) Motor(iii) Checking operation of the car over speed safety gear by moving the levers manually landing so that the safety locks up properly.(iv) Checking that sheaves are tight on the shaft also checking with hammer sounding for cracks, check sheave bearing clean and re-lubricate. Adjust for proper axial play.(v) Unload car (s)checking the worn gear lash and adjust by removal of sheaves as required.(vi) Checking of motor bearing, clean and lubricant(vii) Checking that the gear coupling belts are tight(viii) Checking oil seals of gear box and fill fresh oil(ix) Contractor is responsible for maintenance of lift well/pit /shaft/machine room in dry and clean condition at all times. Any entry of water needs to be pumped immediately and rates quoted is inclusive of necessary pumping arrangement.A pump should be kept in store at all time to meet the emergency. No extra payment will be done in this account. Failing Rs 10000/- recovered as penality per failure due to above reason(x) Remove brake shoes clean and refit or replace brake linings inspect pins springs clean and reassemble. Checking that brake drum is not scored or worn unevenly. |
| 13 | (xi)Report of annual security check of all Lifts to be submitted by the contractor before completion of the contract(xii)Safety audit of all Lifts conducted by Govt agency and audit report submited by contractor within a month from handing over of Lifts to the contractor.(xiii)Fitness certificate of all Lifts to be submitted by the contractor monthly duly signed by OEM and contractor.(xiv)In case of any accident occured during operation of Lifts with user/operator/Lift Mechnic department will not be responsible for the same and penalty will b ebar by Contractor as decided by Accepting Officer.(xv) Renewal of Lifts license / insurance of Lifts by State Govt and all insurance documents shall be submitted by contractor within a month after acceptance of contract and rate included in the quoted rates and no extra will be paid by the Department on this account. |
| 14 | (m)The following cmponent Replacement are deemed to be included in the rates quoted by the contractor under comprehensive maintenance against item Srl No 1 to 4 :(i) Contractor is responsible for repair/replacement of following coponents :- Motors, generators, ropes, invertor systems, controller parts to be incusive of printed circuit boards, Sub componens inclusive of belts, gears, bearings, solenoids, coils, chocks brake shoes, liners, contacts, contactors, relays, push bottons, firemen switches, door operator WVF drive, car door safety device limit switches, governors, hoistway door locks,controller, handrails, handrail drive, steps and step chains,sub components belts, steps rollers, handrail bearing, safety switches, magnetic switches, combs, ARD battery 12V 17AH, LED light fitting 14 watt including Lamp, cabin fan 300 mm Sweep, Landing operating panel (LOP), false ceiling in Stainless steel hairline finish fabricated from 1.2mm thick SS sheet, LED light 06 watts, aluminium chequar plate 3mm thick, Door Motor, Door Sensor and Door Welding shall also be included for repair or replacement complete all as specified and directed. |
| 15 | (ii) All the Bidders shall upload a letter of \"Intent of MOU\" through OEM ie M/s ThyssenKrupp Elevator (INDIA) in Cover-1 reagrding the willingness of MoU to be done between Bidder & OEM post acceptance of the Tender. The letter of declaration will be as per format at Appx \"E\" Ser Page No 125 of Tender Documents. Failing to which Bidders shall be rejected for bid opening of Cover-II.The successful L1 Bidder shall submit MOU as per format within 07 days from date of issue of Work Order No 1, failing which late charges @0.5% OF CA amount per week from date of acceptance shall be imposed on contractor. The contractshall be liable to be cancelled without any notice under condition 54 of IAFW 2249, if MoU not submitted by L1 bidder within 5 week of acceptance. On occassion to this Performance Security @ 5% shall be forfeited by Department and work may be get executed under other means. Any Condonation of delay will be adjudicated by the Accepting Officer only. No extension will be granted on the part of OEM causing delay in signing the MoU with L1 bidder. |
