| 3 | Note for Serial Item No. 1: The quoted rate shall be deemed to include the following provisions:[a]MINIMUM MANPOWER TO BE EMPLOYED: The contractor shall be required to employ the One Electrician [2 Years Certificate holders from recognised ITI / NCT / VT in the relevant trade with 3 Years of relevant experience] and One Refrigeration Mechanic [2 Years Certificate holders from recognised ITI / NCT / VT in the relevant trade with 3 Years of relevant experience] per Shift of 08 Hours from 0900 Hours to 1700 Hours and these Tradesmen shall report to Office of AGE [E/M] for day to day maintenance and efficient functioning of AC Plants. [b] Preventive / Periodical Maintenance and Annual Comprehensive Maintenance to all AC Plants comprising of Chiller Unit i.e. Descaling of Condenser, Chiller etc. complete AHUs with Electric Motor including Pan type Humidifiers’ of different KW ratings, complete Ducting, Fan Coil Units, Cooling Tower Complete, Hot Water Generator and its Piping Network, Chilled Water Piping, Condensate Piping, Pump and Motor of Chilling Water and Condenser of Cooling Towers, Water Supply Piping, Instrument Starter, Connected Control Cabling / Wiring including Electric Panel and Switchgear all as specified. The job also includes servicing and cleaning of filters of cassette type indoor units, split units with water jet pump and removing scale/ dirt from indoor/outdoor units etc as and when required and as directed by Engineer-in-Charge. The contractor shall submit the record of Periodical / Preventive / Annual Maintenance Services carried out along with documentary evidence before claiming payment. |
| 4 | [c]Supply and fixing ofMinor Spares viz. Mechanical / Electrical / Electronics etc.(except Spares catered vide in Schedule \"A\" BoQ ) as and when required for trouble free and smooth operation of AC Plantsincluding overhauling as and when required to all mechanical parts of AC Plants,repair / maintenance of Cooling Towers, AHU, Condensing Units etc. complete all as directed by the Engineer-in-Charge. All the safety measures shall be ensured for serviceable condition round the clock and cost of their spares and consumables etc. shall deemed to be included in the rate quoted. Nothing extra shall be paid extra on these accounts. [d]Spares required for maintenance of AC Plants other than those catered vide Serial Item No. 2 to 110 of this Schedule / BoQ, Consumables such as Grease, Lubricants, Cotton Waste and other connected consumables etc. required for daily operation and routine maintenance.[e] Spare Parts catered vide Serial Item No. 2 to 81 of this Schedule/ BoQ as supply only shall be supplied in advance and kept under the custody of the Engineer-in-Charge and shall be issued to the contractor whenever the requirement arises. No AC Plant shall be kept non operational due to non availability of spares. [f] Any defective components and / or any other materials which is not specified / given in Schedule \"A\", but essential for trouble free and smooth operation of AC Plants. Nothing extra shall be paid extra on this account. |
| 5 | [g] Contractor shall rectify the defects within 24 hours as per directed by the Engineer-in-Charge.[h]Contractor shall maintain the Temperature of AC Plant as per the direction of GE / AGE / User or their Representative as per the Design Conditions at all times.[i] Necessary Tools and Plants like Centrifugal Pump 0.5 HP, Vacuum Pump 1 HP and connecting Rubber Tube, Pressure Gauges, Flaring Nuts etc. and Safety Equipment / Tools for tradesman shall be readily available at site during contract period. [j]Periodical cleaning of Cooling Tower, AHU Filters & Chemical servicing of Cooling Tower shall be the Contractor\"s responsibility.[k]The contractor shall arrange Dry/Wet Bulb Thermometer for recording hourly room temperature. Room Temperature and Humidity Display Unit / Instrument shall be provided at Plant Room for continuous monitoring.[l]On completion of comprehensive maintenance the contractor shall carryout the complete system and controls functional tests before handing over of the plant to department or his successor in presence of user and Engineer-in-Charge. If any components / spares are found defective or unserviceable, the contractor shall replace the same at his own cost in presence of user and Engineer-in-Charge and a certificate to this effect and tests carried out duly signed by the contractor, user and Engineer-in-Charge shall be submitted before claiming the final Bill. |
| 6 | [m]Collective / Selective control by carrying out periodical checks, repairs and testing as specified and as recommended by the manufacturers and as directed by the Engineer-in-Charge to ensure smooth, safe and efficient operation including all spares / accessories etc. of compatible make as specified by the OEM complete and all as specified and as directed.[n]Preventive and breakdown maintenance of all the equipment by regular Oiling, Greasing etc. as per OEM recommendations. [o]To take care of housekeeping, environmental cleanliness of area up to 5m all around installation shall be kept absolutely neat and clean.[p]To maintain all installations provided under this contract as per IE Rules / Standard Engineering Practice and maintenance of installation Log Book and Maintenance Register.[q]The cost of the Complaint Slips, Registers, Log Books, Cost of T & P for Maintenance.[r]Emergency Light and necessary tools shall be available in a tool box with the Electricians and Refrigeration Mechanics in the shift for smooth functioning of AC Plants. [s]Conveyance and communication system like mobile phone etc. shall be provided by the contractor to all Electricians and Refrigeration Mechanics.[t]The contractor shall abide by the latest Labour Rules and Minimum Wages Act. Wages paid by the contractor to the persons employed shall not be less than the minimum wages fixed by State / Central Government from time to time whichever is higher. The contractor shall also insure the workmen employed on the job. |
| 7 | [u]The contractor is responsible for Insurance, EPF, ESI, Gratuity, Bonus, Labour Welfare Cess etc., as applicable and shall be paid to the Workmen as per existing Labour Rules / Acts / Regulations and rate quoted shall be deemed to be included for the same. [v]DRESS CODE: The contractor shall provide the workmen with Dark Blue Colour uniform with labels showing the Name of Firm and the Designation and \"GE [U – II] [V]\" printed on them along with protective clothing. The contractor shall also provide shoes to the workers and the persons shall not be allowed to enter the work site without wearing shoes.[w]INSURANCE: The contractor shall be responsible for all Accidents / Injuries happening to the workmen. Any accident causing Minor / Fatal Injury, Partial Disability due to any untoward incident or non-adherence to Safety and IE Regulations or fault in maintaining of AC Plants / Safety Mechanism or on account of any mishandling / wrong operation / lack of knowledge of safety precautions or on account of any circumstances beyond his/their control, the contractor shall be solely responsible for settling all claims of compensation to the deceased, failing which department will have a right to recover any sum indicated / claimed by Labour Commissioner / Court authorities. No claim whatsoever will be entertained in this regard. No compensation is payable by the department on this account. Contractor shall provide first aid boxes to meet any emergency situations.[x]The rate quoted by the contractor shall be deemed to be including Basic Rate [Minimum Wages as notified by Government of India / State Government / Local Body, whichever is higher], employer\"s contribution towards Employees Provident Fund [EPF] liability, contribution towards Employees State Insurance Corporation [ESIC], contribution towards Bonus, Overhead and Profit and Labour Welfare Cess [LWC] as applicable depending upon the manpower requirement. This will create onus on the contractor to ascertain the relevant rates and quote accordingly. The rates quoted shall be inclusive of all Taxes, Cess, Levies as applicable including GST. |
