| 1 | LUMPSUM AMOUNT for planning, designing, engineering, procurement and construction of IT Park at Kannur on EPC mode with all required services and utilities including handing over with all necessary statutory approvals etc. complete as per Volume IV: Employer\"s Requirement. (The rates for each item described below shall be quoted strictly in accordance with the specifications, standards, and requirements set out in Volume IV – Employer’s Requirements.) |
| 2 | Civil works of IT Building, including substructure, superstructure, podium levels, architectural finishes, and associated civil works. |
| 3 | Civil works of Service Buildings including substation building, WTP, STP, HVAC plant rooms, pump rooms, and all associated civil works. |
| 4 | Fire Fighting and Fire Detection Systems including all equipment, piping, cabling, testing, commissioning, and statutory approvals. |
| 5 | HVAC Works including chillers/VRF systems, air distribution systems, controls, testing, commissioning, and trial run. |
| 6 | Lifts including supply, installation, testing, commissioning, and statutory approvals. |
| 7 | STP and WTP – Electro-Mechanical Works including process equipment, piping, electrical works, testing, commissioning, and trial run. |
| 8 | All Electrical Works required for all buildings and the entire campus development, including HT/LT systems, substations, transformers, DG sets, panels, cabling, lighting, earthing, lightning protection, solar PV system (if applicable), testing, commissioning, and approvals. |
| 9 | All ELV Works including CCTV, access control system, PA system, structured cabling, data & voice systems, BMS/IBMS, and other low-voltage systems. |
| 10 | Interior Works including furniture and equipment in lower and upper podium levels (including but not limited to gym, swimming pool, restaurant, kitchen, café, day care, spa, salon, clinic, rest rooms, etc.), interior works including furniture from ground floor to second floor, and ceiling and flooring of common areas and toilets from third floor to sixth floor. |
| 11 | Site Development Works including boundary wall construction, internal roads, storm water drainage, bulk service ducts, paving, and internal and external signage. |
