| 11 | Notes for Srl Item No 01 to 10 - (i) The comprehensive maintenance shall be done through respective OEM of existing lifts i.e. Gold Agreement for M/s OTIS Elevator Co India Ltd and Platinum Agreement for M/s Johnson Lifts Pvt Ltd and M/s TK Elevator India Pvt Ltd.(ii) The contractor shall submit MOU on stamp paper of Rs 100/- duly notarized, as per specified Performa given on page No 135 to 137 from respective OEM of existing lifts within 15 days from date of acceptance of tender.If there is a delay from OEM side in providing the MoU, the contractor shall submit evidence to the Accepting Officer and permission to be obtained from Accepting Officer for delay in submission of MoU. |
| 12 | (iii) Contractor will conclude AMC with OEM and copy of the Agreement will be submitted to GE before commencement of AMC. No payment will be made to contractor without submission of valid AMC agreement.(iv) The above maintenance includes complete maintenance of existing lift by regularly and systematically examining adjusting fabricating as and when required for smooth and efficient functioning of the equipment/lift. (v) The contract includes provision for repair, replacement of machines, motors, door ropes, inverter/ ARD system, controller parts, PCBs, belts, rollers, gears, bearings, solenoids, coils, break shoes, liners, contactors, relays, push buttons, coils, door operator drive, VVVF main drive, car door, safety device limit switches, governor, hoist rope, hoistway door locks and cabin fans indicators and minor mechanical spare parts. The cost of above materials and labour are deemed to be included in the rates quoted by the contractor. |
| 13 | (vi) The materials like replacement of car cabin, ceiling frames, panels, fixtures, hoistway door panels, door frames, sills, car floorings, floor covering, light fittings, cabin fans, ARDBattery, main line power switches, breakers, feeders to controller, hoistway wiring, hydralic jack outer casing, buried piping, alignment of elevator guide rails, smoke & fire sensors, communication devices, security systems, landing doors, sheave rim are not included in the quoted rate.(vii) Contractor to note that monthly service will not be paid for the building undergoing special repairs/ unoccupied buildings and no penalty shall be imposed upon contractor or all as per direction of Engr-in-Charge.(viii) Contractor will prominently display his contact/ mobile number and OEM contact number inside and outside the lift on each lift for call in emergency.(ix)Retrieved items will be the property of OEM.(x) Contractor has to submit the Safety Security Certificate of lifts every month from OEM by 1st week of the next month as per performa mentioned in PS here-in-after. |
| 14 | (xi) The OEM will also detail one technician staff to inspect the lift every week regarding functioning of lifts or any other issues arising in the lift. The problem noticed if any to be informed immediately to JE E/M / Engr-in-Charge. In case no technician detailed Rs. 500/- per week per lift will be deducted from contractors dues. Technician should always carry service tools during site visit in every week.(xii) Contractor has to submit the monthly maintenance check of lifts will be carried out by OEM to the department as per monthly maintenance check list mentioned in Particular Specification here-in-after by 1st week of next month.(xiii) Contractor has to submit details of spares consumed during the month in each lift carried out by OEM to the department in 1st week of next month.(xiv) Contractor ensure the manpower employed by OEM for lift maintenance has an experience of at least three years in the field of lift maintenance and also submit the requisite experience certificate for the same before commencement of work. |
| 15 | Comprehensive maintenance of server based IP PBX / SIP Wi-Fi / EPBAX intercom system/ CCTV camera system installed for 44 Nos of lifts at Arjan Vihar including complete repair/ replacement of defective parts of phones, UPS, batteries etc with servicing of intercom and CCTV system as per site and make them functional complete all as specified and directed. |

| 25 | Notes for section 12 to 21 :-(i) The comprehensive maintenance shall be done through the OEM i.e. M/s Creative Telecom (P) Ltd.The contractor is liable to submit MoU on stamp paper of Rs 100/- duly notarized, as per specified Performa (On srl page No. 140 to 142) and copy of Maintenance Contract will be submitted from the OEM within 15 days from date of Acceptance of tender. If the delay from OEM side to submit the MoU, the contractor to be submit evidence to the Accepting Officer and permission to be obtained from Accepting Officer for delay in submission of MoU.(ii)Contractor will conclude AMC with OEM and copy of the agreement along with Invoice will be submitted to Engr-in-Charge and GE.(iii) The above maintenance include complete maintenance of existing intercom and CCTVsystem by regularly and systematically examining for smooth and efficient functioning of the equipment. |
| 26 | (iv) Contractor shall send telephone mechanic/technician to attend/ rectify the complaints for all the locations during 0800 Hrs to 1800 Hrs as and when complaint is lodged for breakdown on call basis for any Nos of times during the month as per direction of Engr-in-Charge.(v)Contractor should rectify the minor defect within 8 hrs and major defect within 24 hrs after receiving the complaint from user/ MES Rep on site including Sundays and Holidays, failing which a penalty of Rs 200/ per complaint per day shall be levied upon contractor. |
| 27 | (vi) The contractor deemed to have visited the sites and seen the scope of work before quoting the rates.(vii) Conatractor will provide the ID and password of all intercom systems to the department after completion of the tender. |
| 28 | (viii) All minor/major spares of intercom systems i.e. existing phone set, car set type hands free intercom set, steel casing enclosure for telephone set, MDF crown, CLI card, ALC card, Wifi radio transmitter PTMP mode, SIP IP phones, network switches of any type,Wi-Fi Radio receiver PTP mode, Cat 6 cables required at site, pipes including fixing arrangements forreceiver/transmitter, FXS gateway, server, softwares, batteries of any capacity required at site and any other parts including CCTV camera, adaptors, NVRs, VGA cables. adaptors, necessary connections for visual display systems etc required at site for CCTV system etc for functioning of intercom and CCTV system are deemed to be included with quoted rates. Retrieved items will be the property of OEM.(ix)Monthly service report duly signed by OEM and contractor to be submitted to the department as per monthly maintenance check list mentioned in PS by 1st week of next month, failing which a penalty of Rs 1000/- per individual IP PBX Wi-Fi / EPABX system including CCTV systems shall be levied & deducted from running payments of contractor. (x) Details of intercom systems installed in lifts at various locations attached as per Appx C of Particular Specification. |
| 29 | (xi) All existing earthing of the lifts shall be maintained and made fully functional by the contractor to the entire satisfaction of the Engr-in-Charge. |
