| 1 | Scrapping and removing the damaged portions of the existing oil-bound distemper (admeasuring more than 0.10 Sqm. each in area) from the distemper-painted walls and ceilings. This includes the comprehensive removal of coatings such as dry or oil-bound distemper and waterproofing cement paint, old putty. Utilize scrapping techniques followed by sandpapering to render the substrate uniformly smooth, rectifying any defects or abrasions, and finish by scrapping, chipping, sandpapering, washing with water, etc.. Subsequently, apply a water-thinnable cement primer of Asian Paints, Berger makes or the equivalent of the approved brand in two or more coats with a VOC concentration not surpassing 50 grams per liter to ensure adherence to environmental standards addressing any scratches or imperfections.Address any surface anomalies/irregularities on the exposedoriginal plastered surface and prepare the surface by applying one or more coats ofwall care putty manufactured by M/s Birla Cements or M/s J.K. Cements or with an appropriate wall care putty/Plaster of Paris/ Lappam/putty base, and leveling and finishing the surface smooth to matchwith adjacent areas at all floors, heights and locations including the cost of materials, labor, scaffolding, tools & plants etc., all complete as per specifications and directions of Engineer-in-chargeNote: the quantity of wall care putty will be measured and paid for separately under relevant Item |
| 2 | Providing and applying white cement based putty of average thickness 1 mm, of approved brand and manufacturer, over the plastered wall surface to prepare the surface even and smooth completeWallCare Putty, or an equivalent approved brand, shall be used for wall surface preparation, ensuring a smooth, water-resistant finish with superior whiteness and durability. The putty must be white cement-based, with Extra HP polymers to prevent moisture penetration and flaking, and should be a certified Green Product with zero VOCs. Surface preparation involves removing loose material with sandpaper or a wire brush, followed by moistening the wall. Mix the putty with 36-38% clean water to form a paste, apply the first coat with a putty blade, allow it to dry for at least 3 hours, and then apply the second coat. After drying, remove any marks with a moist sponge or gently rub the surface with a putty blade. The putty should provide extensive coverage, a superior refractive index, and be paint-friendly, with anti-carbonation properties to resist dampness on the painted surface, at all heights, lead and lift as per Specification and as Directed by Engineer Incharge. |
| 3 | Providing and applying 1st quality acrylic Distemper (Ready mix) having VOC content less than 50 grams/ litre with One or more coats on old work on the existing painted walls and ceilings at all floors and locations using first-quality acrylic oil-bound distemper of approved shade and make(M/s. Asian Paints,M/s. Jenson & Nicholson Paints, M/s. Berger Paints, M/s.Nerolac Paints or equivalent approved make) including cleaning, removing stains, oil marks, and preparing the surface smooth by sandpapering, scraping, filling cracks and crevices upto 1mm width of crack, repairing the damaged painted portions admeasuring up to 0.10 Sqm. each in the area by removing the distemper along with base up to plaster, and alsoapplying cement primer and wall care putty manufactured byM/s Birla Cements of M/s J.K. Cements or equivalent approved make in two or more coats to level with the adjoining surface together with the cost of materials, labour, scaffolding, tools & plants, cleaning the floors, etc.,all complete as per specifications and directions of Engineer-in-charge. |
| 4 | Synthetic Enamel painting One or more coats on old painted surfaces or the existing painted surfaces of walls/windows/doors on old work using 1st quality enamel paint of M/s Asian Paints, M/s Jenson & Nicholson, M/s Nerolac or approved equivalent make and shade including sand papering, removing stains, oil marks, grease, dust, dirt etc and washing if necessary complete with cost of materials, labour, tools & plants scaffolding etc all complete as per specifications and directions of Engineer-in-charge. |
| 5 | Cleaning and washing of all rooms, passages and balconies (except toilets and bath rooms) of vacant flat comprising of the following works including the cost of materials, tools, labour etc., all complete as directed by Engineer-in-charge.a. Removal of cob webs, dusting of walls, ceiling, cupboards, lofts etc.b. Cleaning, removal of stains and washing of flooring, skirting, kitchen platform, kitchen dado, and kitchen racks, kitchen sinks etc., which are of mosaic , ceramic, marble, IPS, granite etc with suitable floor cleaners and detergents.c. Cleaning and washing of window mosquito screens, (Netlon)d. Cleaning and dusting of doors andwindows including fixtures and fittings, window grills, window pelmets etc.e. Cleaning and clearing of Nahani traps in kitchen and kitchen balcony and cleaning, removing of stains, and washing of wash basin in Hall.f. Dusting and cleaning of electrical fixtures and fittings such as switch boards, fans, tube lights etc. |

Cleaning and washing of flooring, racks and dado which are of ceramic tiles, IPS, Mosaic, Marble etc., with approved floor cleaners and detergents and removal of all stains.c. Cleaning of sanitary ware fixtures and fittings such as IWCs, EWCs, wash basins etc with cleaning agents such as Sani fresh / Harpic or equivalent approved make and removal of stains.d. Cleaning and clearing of Nahani traps.e. Cleaning of doors, pelmets including fixtures and fittings and ventilators cleaning including removal and refixing of wire mesh after cleaning and washing; cleaning of glass louvers etc.f. Dusting and cleaning of electrical fixtures and fittings such as switch boards, exhaust fans,tube lights, etc.,Note: Only floor area ofthe toilet and bathrooms shall be measured for payment and areas of dado, racks etc., shall not be measured for payment. |
| 8 | General Note- 1. Contractor shall inspect the site to acquaint with the site condition as welll as security condition at AMD.2. The rates shall include cost of tools and tackles, manpower including wages, liveries, all wastage and taxes, GST, labour cess, income tax etc, as applicable but exclusive of EPF & ESI. EPF & ESI are reimbursible as per relevant clause. |
