Triennial Maintenance Contract For Regular Maintenance Of Various Monuments And Statues In The Fort Heritage Precinct Mumbai- 1 Premises – Sweeping by manual or mechanical means : Kothari Pyaav 2 Premises - scrubbing, washing with disinfectant including flooring, Kerbs, bund wall, gratings, chambers covers etc 3 The complete structure including drinking water trough and animal troughs to be cleaned with mist cleaning and Ph balanced surfactant as directed by Engineer-in-charge (Specification No. A-2) 4 Overhead Water tank and underground water tank including water faucet to be cleaned with disinfecting material as per the cleaning norms for water tanks (Appendix : I -A-1) 5 Cleaning of Cast Iron railing, Lamp Posts with light fittings,stone pedestal, Art Installation,Stainless steel plaques to remove dirt,dust,droppings with cleaning agent 6 Cleaning of Water pump, filter of all dirt & dust taking all due care 7 All chambers and drainage line to be cleaned of all accumulated silt, dirt & maintain in functioning state all time 8 Faucet - working and plumbing -replacement and repair works if required in like to like materials (3yrs DLP for work)in case of damage /vandalism 9 Light fittings and electrification-replacement and repair works if required. Checking of cables, wires and MCBs for overheating and loose connections including pumps and accessories checked or proper functioning and rectification to be undertaken. Damaged light fixtures to be replaced. Test such as earth resistance, over load shall be carried out at regular intervals (1yr DLP for work) 10 Regular servicing of the Water filter to maintain in functioning condition 11 Regular servicing of the Pump filter to maintain in functioning condition 12 Testing of water for drinking quality at the Municipal Lab 13 Rodent/Pest control of the premises to ensure that the premises is free from all Rodents/pests 14 Scrapping the corrosion area, Cleaning the surface, removing the dirt,grime and existing coating using appropriate cleaning agent and techniques,restoring an existing Stainless steel (SS-306 grade) information plaque signage rewrite missing lettering words with high quality durable lettering material that match the original Font and style and applying a Protective polyurethane (PU) coat with complete work as per instructions of Engineer-in-charge 15 Re-fixing the existing dislodged stone by chipping out the loose mortar and cleaning the Joints, re-fixing by mixing the cement mortar in the proportion of 1:6 (1 parts cement 6 parts Coarse Sand, filling the joint with preparation of cement Slurry and proper Compaction , leveling the mortar surface and match the top surface with existingstone flooring, curingminimum 7 days as per instructions given byEngineer-in-charge 16 Sweeping of premises by manual or mechanical means : Bandstand 17 Cleaning Stone flooring of the bandstand inside- washing and scrubbing 18 Cleaning stone plinth, stone steps, granite cladding on surrounding sitting, Cobbled stone paving - washing and scrubbing 19 Cleaning Wooden posts/beams/rafters/boarding - cleaning with moist cloth 20 Cleaning Lamp post with light fitting, Stainless steel plaque of all dirt,dust,dropping etc 21 Cleaning the Grating covering the gutter including gutter 22 Cleaning of Metal sheet roof & cast iron finial 23 Light fittings and electrification- replacement and repair works if required. Finial with Synthetic enamel paint as directed as per specifications after DLP ends of the earlier painting work (3yrs DLP for work) 26 Scrapping the corrosion area, Cleaning the surface, removing the dirt,grime and existing coating using appropriate cleaning agent and techniques,restoring an existing Stainless steel (SS-306 grade) information plaque signage rewrite missing lettering words with high quality durable lettering material that match the original Font and style and applying a Protective polyurethane (PU) coat with complete work as per instructions of Engineer-in-charge 27 Sweeping of premises i.e. Basalt paving, the green landscape, tramp tracks : Flora Fountain 28 Cleaning the grill, lamp posts, light fixtures, benches to remove the dust, dirt, droppings with moist cloth and cleaning agent 29 Draining the water from the trough, cleaning the monument with mist cleaning, Ph balanced surfactants and approved algaecide, clearing openings of all spouts, cleaning the trough and its walls and re-filling the trough etc be undertaken under strict guidance of the conservator (Refer: C-1 for guidance) 30 Operation of the fountain pump, lights as per the schedule provided by Engineer-in-charge 31 Maintenance of lawn,tree i.e. watering, trimming, replacing the damaged lawn etc 32 Light fittings and electrification-replacement and repair works if required. Checking of cables, wires and MCBs for overheating and loose connections including pumps and accessories checked or proper functioning and rectification to be undertaken. Test such as earth resistance, over load shall be carried out at regular intervals(1yr DLP for work) 33 Conservation measure for the monument, which would include steam cleaning the monument, re-pointing, lime grouting, crack filling(Dentistry repairs), arresting the leakages including application of epoxy primer and paint on the cast iron spouts etc, with application of anti-moss coating and consolidant at the end, including erection scaffolding cup-lock/double bamboo as feasible for cleaning, platforms, covering with hessian cloth with proper signages etc, to be execute under supervision of Conservator or by conservator himself as required - Specifications C-2, C-3 (1yr DLP for work) 34 Repainting the grill by scrapping the old paint,applying the epoxy primer and application of 2 coats epoxy paintdirected by Engineer-In-Charge (3yrs DLP for work) 35 Servicing of the Pump and electric panel 36 Cleaning the brass metal on the grill with brass cleaning agent and PU coating of Du pont or equivalent make (1yr DLP for work) 37 Re-fixing the existing dislodged stone by chipping out the loose mortar and cleaning the Joints, re-fixing in 50mm mortar by mixing the cement mortar in the proportion of 1:6 (1 parts cement 6 parts Coarse Sand, filling the joint with preparation of cement Slurry and proper Compaction , levelling the mortar surface and match the top surface with existingstone flooring, curingminimum 7 days as per instructions given byEngineer-in-charge 38 Scrapping the corrosion area, Cleaning the surface, removing the dirt,grime and existing coating using appropriate cleaning agent and techniques,restoring an existing Stainless steel (SS-306 grade) information plaque signage rewrite missing lettering words with high quality durable lettering material that match the original Font and style and applying a Protective polyurethane (PU) coat with complete work as per instructions of Engineer-in-charge 39 Polishing Italian Carra marble 40 security personnel from authorized security agency to manage security of the premises, raising alarm in case of breakdown of system/infrastructure 41 Light, Foldable, free standing sun shed for security personnel 42 Sweeping of premises : Fitzgerald 43 Cobble stone flooring, steps - washing and scrubbing 44 Cleaning the complete monument from top to bottom with air pressure jet pump , bird dropping and hard stains to be clean localized without wetting with water. Clean water basin, tazas, and nozzles with water and a wire brush, ensuring no chemicals are applied Remove water salts and residues to be execute under supervision of Conservator/sculptor artis 45 Operation of the fountain pump, lights, filling the UG tank as per the schedule provided by Engineer-in-charge 46 Light fittings and electrification-replacement and repair works if required. Checking of cables, wires and MCBs for overheating and loose connections including pumps and accessories to be checked or proper functioning and rectification to be undertaken. Test such as earth resistance, over load shall be carried out at regular intervals(1yr DLP for work) 63 Conservation measure for the monument, which would include steam cleaning the monument, re-pointing the monument, fullers earth poulticing, cleaning the marble statuary etc, with application of anti-moss coating, including erection scaffolding cup-lock/double bamboo as feasible for cleaning, platforms, covering with hessian clothetc, to be execute under supervision of Conservator or by conservator himself as required - Specifications C-2, C-3 (1yr DLP for work) 64 Servicing of the Pump and electric panel, necessary service report to be submitted 65 Repainting the CI decorative elements by scrapping the old paint using a paint remover and wire cup wheels,applying the zinc chromate primer air compressor and gun ,apply PS grey to fill all minor voids followed by application black matt PU colour (Nippon or equivalent brand ) using an air compressor and airbrush, apply a final clear PU matt coat over the CImotifs for protectiondirected by Engineer-In-Charge (3yrs DLP for work) 66 Cleaning the complete monument from top to bottom with air pressure jet pump , bird dropping and hard stains to be clean localized without wetting the statue with water to be execute under supervision of Conservator/sculptor artist: Bronze 67 Cleaning of the pedestal of all dirt, dust, droppings, algae with low pressure jetfirst rinsing it, then application of mild Ph balanced surfactants and finally jet cleaning to be execute under supervision of Conservator/sculptor artist 68 Sweeping the statue enclosure surrounding the pedestal 69 Remove the existing oxidation layer using a wire brush or grinding wheel, heat the statue evenly with a gas heater torch, Oxidize the heated surface using appropriate salts or liquid solutions, leave for 24 hours to set, highlight areas using wire brushes, buffing wheels, or grinding wheels as required, apply PU coat (Nippon brand) using a compressor and airbrush. 70 Re-pointing the pedestal with lime surkhi mortar with natural stainer as directed as per specifications 71 Cleaning the statues of all dirt, dust, droppings with low pressure jetfirst reinsing it, then application of mild Ph balanced surfactantsand finally jet cleaning to be execute under supervision of Conservator/sculptor artist : Marble 72 Sweeping the statue enclosure surrounding the pedestal 73 Conserving the marble statue with help of Fullers earth poulticing,polishing buffing etc supervision of Conservator or by conservator/sculptor artist himself as required (1yr DLP for work) 74 Re-pointing the pedestal with lime surkhi mortar with natural stainer as directed
