2Comprehensive maintenance of electrically/automatically operated , geared, 1000Kg good Lift, having of04 stops and 04 opening catered to serve from G+3 th floor , Make: M/s OMEGA of"NTB " Blockmultistories building at Tag location of Cabinet Sectt including machine room and electrical panel with checking, servicing, inspection ,Preventive/periodical, Routine & Correctivemaintenance, , cleaning,including repair/ replacement of defective components/parts/fittings complete all as specified below and as directed.
3Notes: For Sch A"Item No 1 to 2 1- OEM will detail Lifttechnician to check proper functioing of the lift with in a duration of one month and take action for repair/replacement/maint of all major/minor spares/ parts for repair of machine roon/Lift car cabin and LT panel etcincluding labour that too for the specific Lifts as indicated under Srl Item No. 01 to 02 above to keep the Lifts in perfect serviceable condition shall be deemed in the above quoted above quoted rate by the contractor. If lift technician of OEM will not visit the site to check proper functioning of lift in each month then a sum of Rs 500/ per day will be penalised and the same will be deducted from contractor dues.2. Cost/rate of all major/minor spares/parts for repair / replacement ofLifts with machine room and LT panel including labour that too for the specific Lifts as indicated under Srl Item No. 01 to 02 above to keep the Lifts in perfect serviceable conditionshall be deemedin the above quoted rate by the contractor. 3. The contractor shall have to submit the copy of MOU with OEM i.e. M/s KONE and OMEGA Elevator or its authorized dealer to carry out the preventive and comprehensive maintenance and repair including renewal, replacement of defective parts of passenger/goods/service lifts at Cab Sectt. 4. MOU between M/s KONE and OMEGA Elevator and the contractor will be obtained and submitted to GE before commencement of work. 5. The work for Repair/ Maint/replacement of parts will be carried out as per modern engineering practiceby the authorised company having MOU with OEM.
46- Diagnose the fault and rectify the defectsin reasonable time. The contractor penalised @ Rs 2000 /- per day if he fails to attend and rectify the minor defect with in 24 hrs and @5000/ per day if he fails to attend and rectify the major defect with in 48 hrs of lodging the complaints either personally or telephonically. In this regard ,the decision of Engr-in Charge shall be final & binding.7. Scope ofAnnual Comprehensive Maintenance are cover under this tender :- (a) Diagnose the fault and rectify the defects detected in reasonable time. (b) Repair /replace the faulty minor and major parts etc. of the equipments.(c) To ensure that alarmand intercom system are always working in case of emergency. (d) To ensure sufficient illumination in car always by replacing LED lights as and when required.(e) To ensure car cabine fan always in working condition by replacing air circulating Fan in car cabin as and when required. (f) Carry on the servicing, routine/periodical and preventive maintenance,as per schedule mention under particular specification.
5(g) All periodical and preventive maintenance shall be carried out in presence of OEM (M/S Kone & Omega ) Engineer and report(h) Attend all break down as and when required.(j) Upkeep the system, recording, required reading and maintenance of log Book of works carried out. (k) Clean the car cabin, lift pit, car top, landing and car doors and machine room etc.8-The sevicing, routine/periodical and preventive maintenance shall be carried out as per technical instructions of OEM. 9- Upkeep the system, recording, required reading and maintenance of log Book of works carried out. 10-Clean the car cabin, lift pit, car top, landing and car doors and machine room etc.11- The contractor shall be responsible to reinstate and make good at his own expense if any damage casused by his workmanship to existing building / Equipments/Machineries and connected accessories complete. 12- The contractor and OEM of lift shall be responsible to bear the cost of casulty/accident/damage ofequipment/human life due to improper functioning of lift.
6Notes: For Sch A"Item No 1 to 2 (cost of these shall be deemed to be included in the quoted rate of the contractor):- 1. One lift mechanic will be present daily in building separately from 0730 hrs to 1930 hrs including Saturday, Sunday and holiday, if mechanic is absent from duty or not reported on duty the responsibility lies on contractor and a sum of Rs 500/- per hour of absence shall be deducted from the contractor dues on account of absence. 2. Cost of all the maintenance, repairs in and including replacement of any minor/major materials/components/parts including labour that too for the specific Lifts as indicated under Srl Item No. 1 to 2 above to keep the Lifts in perfect serviceable condition and the rate quoted shall be deemed to be included in the quoted rate of the contractor. 3. The tenderer shall have to submit the copy of MOU with OEM i.e. M/s Kone/Omega or its authorized dealer to carry out the preventive and comprehensive maintenance and repair including renewal, replacement of defective parts of passenger/goods lifts at Cab Sectt. 4. MOU between M/s KONE/OMEGA Elevator and the contractor will be obtained and submitted to GE before commencement of work. 5. Maint will be done by the authorised company having MOU with OEM.

87- Equipments Covered under the contract :-(a) Renew all wire ropes and chain (where fitted) as often as required to maintain an adequate factor of safety to equalize the tension on all hoisting ropes ,repair or replace conductor cables and hoist way and machine room elevators wiring .(b) Systematically examine and adjust the following components :- Machine , Worm Gear, Thrust Bearing, Drive Sheave, Drive Sheave Bearing, Break Contact, Lining and components, etc. Motors, Motor Generator, Motor windings , Rotating elements, Commutator, Brushes , Brush Holders, Bearing Coils, Resistance for operating and motor circuits, Magnet Frames and other Mechanical parts, etc. Controller, Selector, Leveling, Devices, Cams, Relays, Solid states components eg. PCBs, Transducers ,Resistors ,Condensers, Power Amplifiers ,Transformers, Contacts ,Leads , Dash pots, Timing Devices ,Steel Selectors tapes and mechanical and electrical driving equipments, etc. Governor, Governor sheaves, shaft assembly bearings, contacts and Governor Jaws. Car and hall mechanical buttons, Car and hall position indicators, hall Lanterns, car direction indicators and all other car landing signal fixtures as installed by Kone/Omega. Deflectors or secondary sheaves, bearings car and counter weight guide rails and buffers , top and bottom limit switches , Governor tension sheave assembly, Compensating sheave assembly, Car counter weight and counter weight guide shoes including rollers or gibs. Interlock on hoist way door, hoist way door hangers, guides, automatic power operated door operator, car door hanger, car door contacts, safety shoes, load weighing equipments, car frame, car safety mechanism, platform,ARD including batteries etc.
9(c) Furnish lubricants compounded to M/s Kone/Omega stringent specification.(d) Examine periodically all safety devices and governors, and make all customary safety tests. (e) Others components / Parts, if any, not mentioned in the above items.8. Scope ofReplacement of following are cover under this tender :-(a) Replacements of COP and HALL Panelslifts except with touchesless operation COP and HALL panels with all existing parameters/operation of all Lifts mentioned under BoQ item No 1 and 2
109- The servicing ,routine/periodical and maintenance shall becarried out as per technical instructions by OEM. 10- Upkeep the system, ,requiredreading and maintenance of log Book of works carried out. 11. The contractor shall be responsible to reinstate and make good at his own expense if any damage caused by his workmanship to existing building/Equipments/Machineries and connected accessories complete. 12-The contractor and OEM of lift shall be responsible to bear the cost of casulty/ accident/ damabe of equipment/humal life to imprper functioning of lift.13- The contractorshall be responsible to handing over the lifts in serviceable condition in the time of completion of works duly inspected by Engineer of OEM and Engr-in Charge jointly and inspection report of serviceabilty state of each and every parts of lifts to be submitted with final bill.
11Comprehensive maintenance of electrically/automatically operated MRL, gearless, 12 passenger (1000 Kgs)good cum passanger Lift, having of03 stops and 03 opening catered to serve from G+2 th floor , Make: M/s KONE of "Old building multistories building at DPL complex ARCbldg including machine room and electrical palel with checking, servicing,inspection, Preventive/periodical, Routine & Corrective maintenace , cleaning,and including repair/ replacement of defective components/parts/fittings complete all as specified below and as directed.
12Comprehensive maintenance of electrically/automatically operated , geared, 1000Kggood Lift, having of04 stops and 04 opening catered to serve from G+3 th floor , Make: M/s Johnson of"ARMIS" Blockmultistories building at DPL complexARC bldgincluding machine room and electrical panel with checking, servicing, inspection ,Preventive/periodical, Routine & Correctivemaintenance, , cleaning,including repair/ replacement of defective components/parts/fittings complete all as specified below and as directed.
