2Providing Annual maintenance for split A/c"s at Guruvayur Devaswom buildings as per the conditions mentioned below (charges without spares).The rate of spare parts will be paid by Guruvayur Devaswom-The tender should attach the price list for materials separately as per the list attached-1-All inclusive annual maintenance services shall include providing routine maintenance services.2-AMC providing all man power, tools and tackles and replacement charges of defective parts. 3-The contractor should attend any type of breakdown problems within 12hrs after registering complaint at free of cost.4-Price inclusive of all labor charges for replacements and repairing charges 5-The contractor should provide a standby arrangements when they failed to repair the machine within 48hrs.(should provide price list of essential part(s)along with hard copy of tender documents)Routine AMC service following services including in the routine maintenance(Quarterly service)1-Cleaning/replacement of filter 2-Checking operation of the control of the air conditioners such as thermostat,relays,remote control etc. 3-Checking of the all electrical parts 4-Checking operation of the drive motors and fan 5-Checking firmness of the supporting arrangement of the compressor,blower,motor,air conditioners casing and fixing of the air conditioner6-Topup gas if it required7-Replacement of defective components after above check and tests.8-Cleaning the condenser and evaporator coils with suitable chemical solution / flushing with high pressure jet of water(which is necessary)
