1Schedule "A" Part - I Comprehensive Maintenance of Lifts including carrying out daily check and periodical services of fully automatic electrical Lift, Renewing all wire ropes and chains (where fitted) as often as required to maintain an adequate factor of safety, to equalize the tension on all hoisting ropes, repair or replace conductor cables and hoist way and machine room elevator wing, Systematically examining and adjusting the mechanism worm gear, thrust bearing, drive sheave, drive sheave bearing, brake contact, lining and components, motor, motor generator, motor winding, rotating elements, commutator, brushes, brush holders, bearings, coils, Resistance for operating and motor circuits, magnet frames and other mechanical parts. Systematically examining the controller, selector, levelling devices, cams, relays, solid state components e.g PCBs, transducers, resistors, condensors, power amplifiers, transformers, contacts, leads, dashpots, timing devices, steel selector tapes and mechanical and electrical driving equipment, governor, governor sheave, shaft assembly, bearings, contacts and governor jaws, Repair to car and hall mechanical buttons, car and hall position indicators, hall lanterns, car direction indicators and all other car and landing signal fixtures as installed by OTIS. Repair/Servicing of deflector or secondary sheave, bearings, car and counterweight guide rail and buffers, top and bottom limit switches, governor tension sheave assembly, compensating sheave assembly, car, counterweight, and counterweight guide shoes including roller or grib. Examining and repair to interlocks on hoist door, hoist way door hangers, guides, automatic power operated door, car door hanger, car door contact, safety shoes, load weighing equipment, car frame, car safety mechanism and platform complete all as specified and directed by Engineer-in-Charge. Note: (i) The Contractor has to carry out the AMC of the Lifts through OEM (OTIS) only for which he will enter an agreement with OEM (ii) The AMC should cover any/all parts of Lifts if its fucntions are found defective the same should be repaired or replaced by the OEM as per the timeline covered under norms. (iii) Two mechanic shall be available round the clock at lift complaintcell for ensuring safe & smooth functioning of the lift

6Repair/maintenance of lifts including carrying out daily check and periodical services of fully automatic electrical lift with power operated door, simplex collective control system with repair/maintenance of unserviceable damaged parts such as bearings, bushes, all type of guide shoes, headers, hangers, door ropes,door cards,car door sills, landing door sills, door locks, control cards, and its contacts, hall push buttons and its spares, connector/links, welding of cracked / broken and MS parts, Landing operating Panel of any size and capacity, repairs /maintenance of unserviceable damageddoor safety edge and sensor mechanical safety lock, magnetic lock or contact, car position indicator,and all connected accessories, necessary wiring of hall push button assembly, repair/maintenance of broken COP/LOP buttons and display, including cover, Fire alarm, Firemen button glass, Intercom, alarm/hooters, Maintenance of damagedhand rail, Shaft, light/switches, complete with illuminated push button and direction indicator with LED display with LPT/LPC cardof stainless steel inclusive of harness wiring for laminating of push button of each floors and cutting wall making good disturbed surface with masonry work to make similar with existing surface & cable as per requirement for safe operation of lifts , fixing of loose rail bracket with necessary masonry work ,cabin, minor repair of cabin light and minor repair of cabin fan , ensuring safe and smooth functioning of liftand complete maint of car top, binding of loose wire at control panel and rust painting at car top and door and allied parts with testing, two coats of Painting ofGear motor, all MS channels and Control panels using spray gun complete, dewatering of lift wells in case of any emergency situation complete all as specified and directed by Engineer-in-Charge for the following lifts:- Note : -(i) Two mechanic shall be available round the clock at lift complaintcell for safe & smooth functioning of the lift. (ii)Rewinding of motor if required will be done by the contractor and no extra cost will be given by the department. (iii) The detailed duty mechanics of the firm shall report to the JE Concerned at the Lift complaint cell i.e. R-12 building . New Navy Nagar for receiving the complaints at round the clock daily including Sundays and Holidays. (iv) The detailed lift mechanics shall sign ( Their shift wise) in the attendance register kept with lift cell complete all as specified and directed by Engineer-in-Charge.

10Schedule "A" Part- II Taking down old unserviceable main steel wire rope after disconnecting old wire rope from counter weight, pulley and car cabin and supply and fixing new main steel wire rope 13 mm dia, ungalvanised, 8/19 construction in and including necessary connection with counter weight, pulley and car cabin with clamps,nut, bolts and washers etccomplete all as specified and directed by Engineer-in-Charge in 8/13 /GoodsLift, G+14 Storey buildings.
11Disconnecting and taking out old/unserviceable Governer rope of size 8 mm dia(8/19 Construction) ungalvanised including necessary connection with pully in machine room and shaft pit complete with clamps, nuts bolts, and washers etc, for high rise building for 8/13/Goods lifts complete all as specified and directed by Engineer-in-Charge.
12Replacement of unserviceable cabin fan from car cabin, supply and fixing, new cabin fan, non-oscillating type, axial flow, single speed 300mm sweep, 240 volts ISI marked with grill complete all as specified and directed by Engineer-in-Charge.
13Dismantling and taking out unserviceable safety edge of anytype & supply and fixing new full beam infrared sensor upto full length of car doors (2.00 mtr) complete all as specified and directed by Engineer-in-Charge.
14Replacement of automatic door drive unitwith VVVF of 1 HP capaicity complete all as specified and directed by Engineer-in-Charge.
15Taking down and supply and fixing hooter with emergency call announciator working on 12 Volts with audibility 90DB @ 100M distancewith complete accessoriesand alongwith box including connecting cables complete all as specified and directed by Engineer-in-Charge.
16Disconnecting and taking out unserviceable UPS Sua3000l3000Va and supply and fixing new UPS Sua3000l3000Va alongwith necessesary wiring with machine and controller for smooth functioning of ARD system of 08/13 ps lift complete all as specified and directed by Engineer-in-Charge. 20Taking down old unserviceable Chequered plate and supply and fixing Aluminimum Chequered plate of 5mm thick duly fixed with nuts, bolts, washers,screws and covers with aluminimum angles section of size ( 40x40x4 mm thick) on corner of cabin in and including platform base of 10mm thick plywood of 08/13 Ps lifts complete all as specified and directed by Engineer-in-Charge
21Dismantling and taking out unserviceable old control panel and control wiring and supply and fixing new CAN BAS Integrated Drive based collective control panel in hinged MS powder coated cabinet with control wiring comprising with multiple microcontrolled programmed chip based controlled by pulse modulation, complete with all safeties such as thermal overload protection, over current protection, auto phase reverse link to each other in net work and compitable to 18 KW/24HP capacity VVVF drive including proper connection with proper lugs, terminal connectors screws and motor connection with galvanised sheet trunking 24 SWG including wiring of main motor with suitable size of stranded copper cable etc complete all as specified and directed by Engineer-in-Charge.
22Disconnecting and taking out old/unserviceable shaft wiring, supply and fixing of shaft wiring in hoist way upto lower limit with PVC insulated copper conductor cable single core, 1100 Volts grade 0.75 Sqmm 24 Nos single core & 1.0 Sqmm for earth wire duly bunched with wire binding locking strip, drawing through in and including galvanised sheet metal trunking of 24 SWG up to ground floor in hoist for control to all function including in built connection for control panel, PCB, Hall push button, fire switch and lower limit switch complete all as specified and directed by Engineer-in-Charge.. for G+14 Storey building.
23Disconnecting and taking out defective unserviceable main drive (any type) from existing control panel and supply and fixing CAN BAS Integrtaed drive suitable for 13 Ps lift G+14 storey building complete with all electric connection complete all as specified and directed by Engineer-in-Charge.
24Disconnecting and taking out defective dynamic breaking resistor (DBR) from controller and supply and fixing new aluminium covered wire wound dynamic breaking resistor to absorb the reverse energy dissipation of motor during regeneration in control operation suitable for 11.0KW/15HP motor complete all as specified and directed by Engineer-in-Charge.
25Disconnecting and taking out unserviceable COP assembly for G+5/G+14 storey building, supply and fix new car operating panel assembly completed with illuminated push button for floor position alarm, non stop door open , door close, cabin fan, cabin light stop, attend out key etc with direction indicator,with LED display with CPI card of stainless steel face plate in and including necessary wiring for laminating push button of each floors and cutting wall, making good disturbed surface with masonary work completeall as specified and directed by Engineer-in-charge.
26Taking down old unserviceable Announcement system and supply and installing, testing and commissioning of MP3 voice announcement system in the controller and high quality speaker on car top, with necessery provision of shaft wires and travelling cable . The audio indicator shall anounce floor position, ARD made operation, overload announcement etc and continious mild music in hindi and can be programmable for more music. The announcement system shall be in hindi and english complete all as specified and directed by Engineer-in-Charge.
27Schedule "A" Part - III Manning and operation of electrically operated lifts (6Ps,8 Ps & 13Ps) per Bldg, of any make and capacity daily 08 hrs in one shifts from 0600hrs to 1400hrs, including cleaning, taking care of entire lift installation from any pilferage, theft or damage etc complete all as directed by Engineer-in-Charge for R-3, G block, H block,Asha-3, F-3 and F-4 building ( Total 06 Nos Building) for lift attendent (11 Months) (1x6x11= 66 )
28Note:- (i) Passes will be processed after verification ofcertificate, Passes shall not be granted without submission ofqualification proof& experience certificate for lift operator. In case of OEM, the qualification shall be verified by the Engineer-in-Charge before the issue of passes. (ii) Contractor shall submit ID proof, Residential proof, Bank A/C details to department and obtain approval of Engineer-in-Charge before employing a person as Operators. (iii) Payment to employees shall be done by crossed cheque through Aadhaar linked bank account only and it shall not be less than minimum fair wages as per act in vogue.The contractor shall submit proof to Engineer-in-Charge before claiming any payment. (iv) Lift operatorsreport at lift cell as per the shift timings specified in the tender and he will report to JE E/M in-Charge or Lift Cell in-Charge.In case of emergency he will function according to their directions.If he is found absent or moved without intimating to in-Charge of Lift Cell or JE E/M he will be treated as absent for the said shift and recovery to this effect for Rs 1500/- per shift shall be affected. (v) Payment as per quoted rate shall also be deducted in addition to the penalty as specified above. (vi)In case of malfunctioning if any noticed, lift operator shall intimate to the lift cell. (vii) In case of any necessity for rescue operation or in emergency situations, lift operator shall be capable of rescuing the passengers and reacting to the situation (in emergency situations)Rescue operator engaged for rescue operation shall immediately attend the complaint within 30 minutes failing which penalty at Rs 500/- per hour or part thereof shall be levied.
29(viii) Contractor shall submit the labour licenece as applicable as per latest laws/acts & Copy of GST Regn registered number issued by concerned authority. (ix) Insurance coverage, compensation if any applicable or necessitated due to mis operation of lift shall be the responsibility of contractor.The quantum of compensation shall be assessed based on the BOO composing of Lift Inspector of Maharashtra State, representatives of both agencies carrying out M&O works and routine maintenance work of lift and members from department. (x) Contractor has to submit proof of payment of EPF subscription made by him as applicable as per latest laws/acts alongwith RAR failing which RAR will not be progressed for payment. (xi)The rates quoted by the contractor shall be deemed to be included provision of all latest labour laws / regulations including all relevant taxes as applicable. (xii) The bidders are advised not to quote rate less than minimum fair wages as circulated by competent authority . If the quoted amount is less than the estimatedcost item No 20.00i.e Rs. 22,96,800.00the lowest bidder will have to depost FDR/BGB as elaborated herein after in favour ofAccepting Officer within 07 days of opening of financial bid (cover No 2). (xiii) The deposited amount shall bethe differencebetween estimated cost i.e Rs. 22,96,800.00and amount quoted by lowest bidder for respective item. FDR/BGB shall be released only after satisfactory completion of work.If the contractor fails to pay minimum wages to employees,the department shall have right to with hold the said amount which will be verified by GE.The decision of Accepting Officer regarding amount to be withheld shall befinaland binding. The withheld amount will be utilised by GE for payment to employees if contractor fails to pay minimum wages andbalanceamount if any shall only be released.If the lowest bidder fails to deposit the amount asstated above within 07 days,the contractor shall be banned for 06 months & his bid shall be rejected.The contractor shall submit 03 Nos of BGNs/FDRs of equal amount as mentioned above. The BGBs/FDRs validity shall be for 04 months, 08 month & 12 months respectively for the purpose of encashment release as thecase may be. (xiv)The rates quoted shall be inclusive of suitable reliver whenever necessary as required and directed by the Engineer in charge.
