| 1 | The total scope of works are divided into three stages as follows: Stage 1: Site Assessment and Data Collections: At this stage the followings works will be carried out: Collection of the physical data relevant to the project and locations such as existing infrastructure utilities, amenities, facilities, etc. and mapping of them. Collection of physical site details such as Layout, size, shape, topography, contour, existing structures, etc. Carry out detailed topographic surveys. Study of present land use and development control regulations of the region including zonal plans, master plans, building bylaws, permitted land usage and allowable Floor Space Index. Carry out reconnaissance survey and assess any existing infrastructural facilities such as availability of basic amenities like water supply, sanitation, electricity supply, sewerage treatment plants, fire fighting system, parking requirement and any other data felt necessary along with Information, Communication & Technology (ICT) infrastructure in the location and theirusability. Develop profile of site including physical area, location, approach, connectivity and demographic & socio-economic profile of surrounding areas. Assess the requirement for commercial development based on the available land area and air space. To assess the requirement of administrative space for the bus depot operations. To asses the requirements of Fish/ Vegetable market and collect the necessary data for redevelopment of the same To propose at least two alternative proposals for selection, considering merits and demerits of each of them. |
| 2 | Stage 2: Preparation of Draft Project Report At this stage the followings works will be carried out: Based on the above analysis and case study of similar developments, arrive at a conclusion for the requirements and details for the same. Develop a Master Plan depicting the infrastructure proposals like main building, common infrastructure, external roads, water supply arrangements including water management, sewerage, drainage, power, solid waste management, communication and data transmission etc. Also arrange the necessary vehicle parking facilities. Develop connectivity to other transport facilities such as linking with nearby Highways, Rail and Airport facilities as required. Define the type, quality and extend of facilities to be provided as per the requirements mentioned for the new developments of infrastructure under smart city developments. Prepare the Architectural Designs with area statement of floor plates for bus depot/bus terminus and its amenities, commercial area including common area allocation in the built up area, Area development for the adjacent Fish / Vegetable market, road area, approach roads, common amenities & facilities, landscaped areas, electrical lines layout, transformer location, water supply system location (water reservoir, pump-house, service reservoir), sewer lines, water lines, storm water drainage system, communication system, fire hydrants, watering the lawns & gardens, STP, Waste Management etc. To prepare two alternative proposals for the Elevation design of the project as per the draft project report. To provide technical specifications, functional requirements and the cost estimates for the entire project in line with the applicable standard data and schedule of rates for all the physical components along with all calculations and details required for third party peer review / audit and clarify any queries raised by the peer reviewer. Stage 3: Preparation of Detailed Project Report At this stage the followings works will be carried out: Prepare and submit the final Detailed Project Report as per the final selected project proposal and Elevation design. Prepare and submit the final detailed Bill of Quantities and Estimation as per the available schedule of rates for all components along with calculations and details to facilitate the peer review and get approved from authorities. Prepare and submit all the technical Specifications and functional requirements for all items to facilitate the tendering of the project. Technical clarifications during the tendering process to facilitate the bidders to quote successfully for the project. |
