| 1 | 1)Site Inspection &Survey: Carrying out the site inspection, demarcation of plot and getting site survey of the plot from city survey department etc. all complete and supplying 3 sets of layout drawing in size A1as per demarcation of City Survey. 2)Conversion of Plot to NA: Preparation of necessary documents, plans required including site measurements of the plot for getting approval of Collector office or any other local body and liasoning with them and taking all necessary steps required for taking approval of the above local bodies for converting the plot from agricultural to non-agricultural. Consultant should also update non-agricultural status on property card.3)Layout Preparation: Preparation of architectural drawings for the layout of the plot and subdividing the plot into two parts, Part-A& Part-B. Part A- having Telephone Exchange and Staff Quarters and Part B-Vacant Plot. The layout of sub-division is to be prepared in consultation with MTNL and as per existing norms4)Layout approval from MTNL:The Consultant shall get approval in principle of the layout of subdivided plot from MTNL. After approval in principle from MTNL, the consultant shall carry layout demarcation, line out on site 5)Obtaining/Resolving Remarks & NOC: The consultant shall obtain all necessary remarks and NOC from various departments of MCGM required for Plot- Subdivision and carry all required steps for resolving these remarks 6)Collection/Preparation of Documents: The consultant shall prepare and collect all relevant documents from various departments/local bodies required for submission of application for layout for Plot- sub division7)Submission of layout for Plot-Subdivision:After the in-principle approval from MTNL and NOC from various bodies, the consultant shall prepare the proposal of Plot- subdivision and submit it to the appropriate planning authority for scrutiny and approval of subdivision of Plot and shall carry all necessary works required for subdivision of plot etc. 8)Changing designation of the plot: Upon approval of subdivision of Plots into 2 two parts i.e., Part A- having Telephone Exchange and Staff Quarters and Part B-Vacant Plot, the consultant shall submit proposal and take necessary approval from DP, Town planning, UDD, MCGM, any other State Govt. department, or any other local body required for removal of designation for plot B and change of its existing designation to Residential/commercial Zone as per requirement of MTNL. DP permission if any shall also be taken by the Consultant9)Obtaining Collector office approval: The consultant shall prepare and submit all necessary documents/drawings in the collector’s office required for updating in their record for subdivided plot and shall obtain approval of appropriate land authority for entering sub-divided plot in land records and shall obtain two separate PR cards from collector’s office 10)PR Card: The consultant shall prepare and submit all necessary documents/drawings in the collector’s/Land record office, required for getting the name in property changed in the name of MTNL/President of India in both PR Cards for Sub-Divided Plot11)Layout Completion Certificate: The consultant shall take all necessary steps required for obtaining layout completion certificate from appropriate authority and submit the same to MTNL. Note: -The fees/charges payable to Local authorities/MCGM/Collector’s Office etc. shall be payable by MTNL, However, Liasoning for obtaining demand note for such payment shall be done by consultant.The rate/fee is to be quoted on lump sum basis for all activities from 1 to 11of the scope of work and shall be paid as per the following scheduleAfter completion of Item NoExtent of Payment % of Lump sum amount quoted to be released1- 10%2 -15 %3,4 & 5-15 %6,7 & 8 -40 %9,10 & 11-20 % |
