37Providing services of trained and authorised service engineer/ technician and labour as required for attending to any type of faults in AC plant of capacity 3 x 40 TR including chiller unit, AHUs and connected electrical installations/ equipments as and when required at site with necessary testing equipments for checking/ inspecting the operating parameters and reviewing the previous month"s log sheet records and alarm history of the AC plant, chiller units, AHUs and its connected installations/ equipments by following all recommendations and instructions given in the installation and service instructions for the product, including tags and levels affixed to the equipment, and complying with all other relevant safety regulations including ensuring compliance of points enumerated from (a) to (aa) here-in-after complete all as specified and directed. Note: 1. If during operation of AC Plant, any fault is observed or any connected installations/ equipments become unserviceable, the contractor shall provide qualified trained authorisedservice engineer and technicians to visit the site with labour and necessary testing equipments and rectify the fault within 24 hours of the fault and make equipment fully functional. 2.Refrigerant gas required for topping up and refilling, if required, shall measured and paid under relevant item of Sch A
38(a) Inspecting/ servicing/ repairing of chiller units installed in AC Plant all as directed by Eng-in-Charge. (b) Inspecting/ servicing/ repairing of chiller units for any unusal vibration, noise etc (c) Inspecting and carrying out descalling using descaling agent/material, repairing and carrying out maintenance work for the condenser unit. (d) Checking for any refrigent leakage in any units and rectifying the same by topping up gas as required at site and carrying out other required associated repair/ maintenance work forthe chiller unit. (e) Inspecting operation of expansion valve and carrying out all associated required repairs/ replacement of defective spares /maintenance work. (f) Inspecting operation of microprocessor and carrying out control test and all associated required repairs/ replacement of defective spares /maintenance work. (g) Inspecting operation of flow switch and carrying out calibration and all associated required repairs/ replacement of defective spares /maintenance work. (h) Inspecting operation of antifreeze and carrying out setting and all associated required repairs/ replacement of defective spares /maintenance work. (j) Inspecting operation of antifreeze and carrying out all associated required repairs/ replacement of defective spares /maintenance work. (k) Checking the system operating pressures and temperatures for proper functioning and carrying out all associated required repairs/ replacement of defective spares /maintenance work.
39(l) Checking chiller and condenser water flow rate by carrying out water pressure drop test and all other associated required repairs/ replacement of defective spares /maintenance work. (m) Inspecting operation of control panel of the chiller and carrying out all associated required repairs/ replacement of defective spares /maintenance work. (n) Inspecting electronic boards comprising of basic board, slave board, user interface, connections between boards, slave boards, address, power supply to the boards & light emitting diodes on board of the chiller and carrying out all associated required repairs/ replacement of defective spares /maintenance work. (o) Inspecting operation of Pro-Dialog Plus Control comprising of start/ stop control, heating/cooling selection, evaporator water pump control, condenser water control, control interlock contact, evaporator heater control, control point, demand limit, capacity control; determining the lead circuit, circuit loading sequence, compressor startup sequence in one circuit, EXV control, motor cooling valve control, headpressure control on air cooled unit, head pressure control on water cooled unit, headpressure set point selection, high pressure load sheading function, high current load shedding function, start-up procedure prelubrication, master / slave assembley, controlling Pro-Dialog plus units with system manager and optional heat reclaim module chiller etc and carrying out setting and adjustment by operating machine 08 hours and all associated required repairs/ replacement of defective spares /maintenance work.
40(p) Inspecting operation of internal oil filters of the chiller and carrying out all associated required repairs/ replacement of defective spares /maintenance work. (q) Inspecting operation of referigerent driers of the chiller and carrying out all associated required repairs/ replacement of defective spares /maintenance work. (r) Inspecting operation of compressor motor of the chiller and carrying out all associated required repairs/ replacement of defective spares /maintenance work. (s) Inspecting operation of compressor unit of the chiller and carrying out all associated required repairs/ replacement of defective spares /maintenance work including replacement/ toping up of compressor oil of the grade recommended by manufacturer. (t) Checking the system operating humidity and temperatures for proper functioning and carrying out all associated required repairs/ replacement of defective spares /maintenance work. (u) Inspecting/ servicing/ repairing the Air Handling Unts for any unusual vibration, noise etc. (v) Inspecting operation of solenoid coil and carrying out all associated required repairs/ replacement of defective spares /maintenance work. 42S & F informatory name board of size 1200 mm x 900 mm made of 2 mm thick aluminium sheet of following specifications, top level of board fixed at height of 3.00 m above GL, embedded in ground using PCC 1:2:4 type B-1 of min size 300mm x 300mm x 600 mm including necessary formwork, excavation and earth work complete all as specified and directed: (i) Aluminium sheet fixed on stainless steel rectangular frame using25 x 15 mm rectangular pipe with 35 mm dia stainless pipe as outer border all around (ii) Retro-reflective high intensity 400 micron thick blue colour sheet pasted with heating process on both sides of the board indicating "3 x 40 TR AC Plant INS Mandovi" as directed in 75 mm to 100 mm sized white coloured letters, cut to shape with special plotter (iii) 02 Nos 75 mm dia stainless steel pipes of 304 grade, glossy finish, with 3 mm thick MS plate welded at bottom of pipes.
