1Part- I Repair/maintenacne of lifts including carrying out daily check and periodical services of fully automatic electrical lift with power operated door, simplex collective control system with repair/maintenance of unserviceable damaged parts such as bearings, bushes, all type of guide shoes, headers, hangers, door ropes,door cards,car door sills, landing door sills, door locks, control cards, and its contacts, hall push buttons and its spares, connector/links, welding of crack/broken and MS parts, Landing operating Panel of any size and capacity, repairs /maint of u/sdamageddoor safety edge and sensor mechanical safety lock, magnetic lock or contact, car position indicator,and all connected accessories, necessary wiring of hall push button assembly, repair/maintenance of broken COP/LOP buttons and display, including cover, Fire alarm, Firemen button glass, Intercom, alarm/hooters, Maintenance of damagedhand rail, Shaft, light/switches, complete with illuminated push button and direction indicator with LED display with LPT/LPC cardof stainless steel inclusive of harness wiring for laminating of push button of each floors and cutting wall making good disturbed surface with masonry work to make with existing surface & cable as per requirement for safe operation of lifts , fixing of loose rail bracket with necessary masonry work ,cabin, minor repair of cabin light and minor repair of cabin fan , ensure safe and smooth functioning of liftand complete maint of car top, binding of loose wire at control panel and rust painting at car top and door and allied parts with testing, two coats of Painting ofGear motor, all MS channels and Control panels using spray gun complete, dewatering of lift wells in case of any emergency arise allas directed by Engineer-in-Charge. for the following lifts
2Note : -(i) Two mechanic shall be available round the clock at lift complaintcell for safe & smooth functioning of the lift and to carry-out rescue operation. (ii)Rewinding of motor if required will be done by the contractor and no extra cost will be given by the department. (iii) The detailed duty mechanics of the firm shall report to the JE Concerned at the Lift complaint cell i.e. R-12 building . New Navy Nagar for receiving the complaints at round the clock daily including sunday and holiday.(iv) The detailed lift mechanics shall sign ( Their shift wise) in the attendence register kept with lift cell.

6Note : - (i) The Contractor has to carry out the AMC of the Lifts through OEM only (ii) The AMC should cover any/all parts of Lifts if its function found defective the same should be repaired or replaced by the OEM as per the timeline covered under norms. (iii) One mechanic shall be available round the clock at lift complaintcell for safe & smooth functioning of the lift. (iv)Rewinding of motor if required will be done by the contractor and no extra cost will be given by the department. (v) The detailed lift mechanics of the firm shall report to the JE Concerned at the Lift complaint cellfor receiving the complaints at round the clock daily including sunday and holiday. (vi) The detailed lift mechanics shall sign ( Their shift wise) in the attendence register kept with lift cell. (vii) Cost of minor spare parts / routine material required for above mentioned maintenance is deemed to be included in the quoted rate except items mentioned here-in-after. No additional cost of spares is admissible for the above maintenance. Decision of the Accepting Officer shall be final & binding regarding minor spares/ routine material (viii) Monthly schedule for proper maintenance of lift and necessary documentation including all spare parts required to be replaced during the period shall be as directed by Engineer-in-Charge. (ix)All minor spare parts and partsrequired for repair / replacement for maintenance of lifts to be replaced during AMC at no extra payment. (x) Bidders are to submit license from Govt. of maharashtra for maintenace & erection of lifts issued by chief electrical inspector.
7Part-II:- Taking down old unserviceable main steel wire rope after disconnecting from counter weight, pulley and car cabin and supply and fix main steel wire rope 13mm dia, ungalvanised, 8/19 construction in and including necessery connection with counter weight, pulley and car cabin with clamps, nuts, bolts and washers etc complete all as directed by engineer-in-charge.
8Disconnecting and taking out unserviceable COP assembly for G+5/G+14 storey building, supply and fix new car operating panel assembly completed with illuminated push button for floor position alarm, non stop door open , door close, cabin fan, cabin light stop, attend out key etc with direction indicator,with LED displey with CPI card of stainless steel face plate in and including necessary wiring for laminating push button of each floors and cutting wall, making good disturbed surface with machinary work to completeall as specified and directed by Engineer-in-charge.
9Taking down old unserviceable cabin fan from car cabin and supply and fixing new cabin fan non oscilating type axial flow, single speed 300mm sweep, 240 volts ISI mark with grill complete all as directed by Engineer-in-charge. Make :- EMCO /VBM /CINI
10Replacement of automatic door drive unit without motor on car top with VVVF of 1 HP capaicity all as specified anddirected by Engineer-in-Charge. Make : Yasakara / Sneider as approved by Engineer- in - Charge.
11Dismantling and taking out unserviceable safety edge of anytype supply and fixing full beam infrared sensor upto full length of car doors (2.00 mtr) for (6 Ps),& (8 Ps) complete all as specified and directed by the Engineer-in-Charge. Make : WECO)
12Dismantling and taking out unserviceable old landing push button box alongwith illuminated call button with control wiring supply and fix landing push button box alongwith illuminated call button with control wiring for G+14 storey building complete all as directed by Engineer-in-charge
13Disconnecting and taking out old/unserviceable Governer rope of size 8 mm dia(8/19 Construction) ungalvanised including necessery connection with pully in machine room and shaft pit complete with clamps, nuts bolts, and washers etc, for high rise building for 8/13/Goods lifts complete all as specified and directed by Engr-in-Charge. 14Supply and fix in repair Emergency alarm with complete accessoriesalongwith box including connecting cables for G+14 storey building all as specified and directed by Engr-in-Charge.
15Part - III Manual operation of electrically operated lifts (6Ps,8 Ps & 13Ps) per Bldg, of any make and capacity daily 8 hrs in one shifts from 0600hrs to 1400hrs, including cleaing, taking care of entire lift installation from any pilferage, theft or damage etc complete all as directed by Engineer-in-Charge for R-20, R-23, R-28, R-29 R-36,R-37, R-38, R-39, 200 sailors, AQ, AR, F1 and G building ( Total 13 Buildings) for lift attendent (11 Months) (1x13x11= 143 )
16Note for item No 10 (i) One Lift operator to be employed in each buildings/Lift per shift. (ii) Passes will be processed after verification oflift certificate, Pass shall not be granted without submission ofqualification proof& experience certificate for lift operator. In case of OEM, the qualification mentioned in note is not applicable which shall be verified by Engineer-in-Charge before issue of passes (iii) Contractor shall submit ID proof, Residential proof, Bank A/C details to department and obtain approval of Engineer-in-Charge before employing a person as Operators. (iv) Payment to employees shall be done by crossed cheque through Aadhaar linked bank account only and it shall not be less than minimum fair wages as per act in vogue.The contractor shall submit proof to Engineer-in-Charge before claiming any payment. (v) Lift operators(semi skilled) report at lift cell as per the shift timings specified in the tender and he will report to JE E/M in-Charge or Lift Cell in-Charge.In case of emergency he will function according to their direction.If he is found absent or move without intimating to in-Charge of Lift Cell or JE E/M he will be treated as absent for the said shift and recovery to this effect for Rs 1500/- per shift shall be affected. (vi) Payment as per quoted rate shall also be deducted in addition to the penalty as specified above. (vii)In case of malfunctioning if any noticed, lift operator shall intimate to the lift cell. (viii) In case of any necessity for rescue operation or in emergency situations, lift operator shall be capable of rescue the passenger and reacting to the situation (in emergency situations)Rescue operator engaged for rescue operation shall immediate attend the complaint within 30 minutes failing which penalty at Rs 500/- per hour or part thereof shall be levied.
17(ix) Contractor shall submit the labour licenece as applicable as per latest laws/acts & Copy of GST Regn registered number issued by concerned authority. (x) Insurance coverage, compensation if any applicable or necessitated due to mis operation of lift shall be the responsibility of contractor.The quantum of compensation shall be assessed based on the BOO composing of Lift Inspector of Maharashtra State, representatives of both agencies carrying out M&O works and routine maintenance work of lift and members from department. (xi) Contractor has to submit proof of payment of EPF subscription made by him as applicable as per latest laws/acts alongwith RAR failing which RAR will not be progressed for payment. (xii)The rates quoted by the contractor shall be deemed to be included provision of all latest labour laws / regulations including all relevant taxes as applicable. (xiii) The bidders are advised not to quote rate less thanminimum fair wages as circulated by competent authority.If the quoted amount is less than the estimated cost Item No 10i.e Rs. 39,29,640.00, the lowest bidder will have to deposit FDR/BGB as elaborated herein after in favour of Accepting Officer within 07 days of opening of financial bid (Cover No 2) .
18(xiv).The deposited amount shall be the difference between estimated costi.e Rs. 39,29,640.00 and amount quoted by lowest bidder for respective item. FDR/BGB shall be released only after satisfactory completion of work.If the contractor fails to pay minimum wages to employees, the department shall have right to withhold the said amount which will be verified by GE.The decision of Accepting Officer regarding amount to be withhold shall be final and binding.The withhold amount will be utilised byGE for payment to employees if contractor fails to pay minimum wages and balance amount if any shall only be released. If the lowest bidder fails to deposit the amount as stated above within 07 days, the contractor shall be banned for 06 months & his bid shall be rejected.The contractor shall sumbit 03 Nos of BGBs/FDRs of equal amount as mentioned above.The BGBs/FDRs validity shall be 04months, 08 month & 12 monthsrespectively for the purpose of encashment/ release as the case may be. (xv)The rates quoted shall be inclusive of suitable reliver wherever sundays & holidays are mentioned for working
