| 6 | 1.05 | NOTES FOR ITEM NO 1.00 TO 1.04 :- \n1.The comprensive maintenanace shall be done through OEM or authorized agency of OEM (Kone) \n2. The contractor shall enter into a MOU (Memorandum of understanding ) with the OEM for maintenanace of lift.\n3. The parts shall be genuine and from original equipment manufacture (OEM) and approved by GE\n4.The contractor is responsible to carried out minimum one routine check up through OEM (once in a month) or as per as per direction of Engineer in charge to ensure the serviceability and proper functioning of the lifts in all respect (each month will consider as 01 job) and all as mention in Particular Specification\n5.All stainless steel parts such as lift car enclosure, opening doors, jamps cills etc shall be throughly cleaned to remove corrosion, stains etc with suitable solution, the contractor shall also clean and properly maintain machine rooms, machineries and lift well as directed by EIC. The rate quoted for respective terms shall be deemed to include the same.\n6. Any breakdown/complaints shall be attend and rectify with in the same day\n7.The rate quoted for above items shall be included for replacement of any spares consumales accessories like emergency alarm and other conected iems becoming un serviceable during the period and no extra claim shall be allowed.\n8. All spares are included in rate quoted excluded following items:- \n(a) Elevator car enclosure. \n(b) Elevator car and landing door panels / gates. \n(c ) Bulbs and alaram bell / buzzer. \n(d) Cabin fans. \n(e) Incoming wiring upto main switches. \n(f) Main switches in machine control room \n(g) Batteries & LCDs and \n(h) Mirror & Hand rail.\n9. Labour for fixing of items listed serial No 2 to 6 shall be paid under item No.1\n10.
