1 Transaction advisory services for preparation of Financial Bid document of RFP for “Selection of an Operator for Operation and Maintanance of the Hotel Property co-located at Digha Convention Centre, New Digha, Medinipur on PPP " as per following scope of works :-\n\na) Valuation of the Hotel properties including common service area.\nb) Fixation of Period of Agreement for Operation, Maintain & Transfer (OMT) format considering the breakeven point.( Concession period)\nc) Preparation of Financial eligibility criteria for bidders. \nd) Preparation of Commercial Consideration for bidders.\ni) Upfront fee to be paid by the operator to the Authority for one time non-refundable amount at the time of execution of agreement.\nii) Semi-annual reserve premium of payment to the Authority consisting of the following:-\n• Minimum percentage of revenue share of gross revenue from the project \n• Minimum guarantee payment for each of the first semi-annual period and second semi-annual period (subject to increase of 10% every 3 years).\nd) Bid security in the form of Bank Guarantee.\ne) Performance security in the form of Bank Guarantee.\nf) Fixation of rent for Auditorium and Exhibition Hall.\n(Rate should be quoted including all taxes and duties including GST) BI01010001010000000000000515BI0100001113 1 Nos
